We offer three levels of service at very competitive rates.
Let Only
Property Appraisal and advice on possible enhancements to optimise rental income.
Extensive advertising of your property, including ‘To Let’ board if required.
Accompanied viewings.
Credit and reference checking of prospective tenants.
Prepare a detailed inventory with colour photographs.
We take meter readings & notify utility companies of transfer.
Arrange for Gas & electricity safety checks & certificates.
Prepare contracts and collection of tenants security deposit.
Let and Rent Collection
All the services as in option 1 plus:
Holding of the tenants security deposit in a client account for the duration of the tenancy.
Arranging for rental payments into our client account.
Providing a monthly statement to landlords with all due payments.
Handling of rent disputes and arrears.
Full Management Service
All the services as in option 2 plus:
Regular inspection of your property and filing of reports.
Provision of an out-of-hours helpline to your tenant to assist them in emergencies or even basic property maintenance issues.
Arranging maintenance and minor repairs up to an agreed spending limit to avoid troubling the landlord with minor problems.
Larger maintenance and repair issues would only be undertaken with the prior consent of the landlord, and we can arrange the necessary work by professional contractors, or leave the arrangements to the landlord as required.
At the end of the tenancy we will inspect the property, checking against the original inventory. We will arrange for the repayment of the tenants security deposit after deduction of any charges for loss or damage as agreed between all parties.
