CHOOSING THE RIGHT SERVICE

    Introductory Service:

    This service is an ideal service for experienced Landlords and those who have the time and expertise to deal with their own management and rents. We will market your property, accompany viewings, negotiate with suitable Tenants, reference the Tenants, prepare the Tenancy and all Legal notices and arrange for them to move in. We will collect 1 month's rent in advance and usually the equivalent of 1 month's rent to be held as a deposit. For those less experienced we would recommend one of the services that offer you the full support of the Daniels staff and full knowledge of the latest Legislation to ensure you are always protected and in the best possible hands to deal with any issues that may arise.

    Rent Processing:

    For those Landlords who feel they have the time to deal with the day to day management of their property but don't want to get involved in the event of rental arrears then this is the service for you. Clearly we will carry out all of the previous services but additionally we will ensure that we chase the Tenants as hard as legally possible should the rent be late at any time. We tend to find that most Tenants who pay their rent through an Agent are more likely to meet their obligations as they know that otherwise they will be vociferously pursued for their outstanding payment.

    Management Service:

    If you want to Let your property and just receive your rent each month without any of the worries then this is the service to choose. Your property will be looked after by our dedicated management team as if it was one of their own. We will prepare the inventory/schedule of condition, arrange the move in, carry out regular inspections, deal with any issues related to the property whatsoever on your behalf. We only use contractors who have proved their standard of work is good, have professional indemnity insurance and have signed a contract with us guaranteeing their work. We do this so you don't have to worry that when something goes wrong, we'll take care of it for you.

    Our Rental Warranty Service:

    We have a choice of policies available which we would recommend to you. Some of the features available are:

    - Cover for the total monthly rent.

    - 100% of the monthly rent paid for up to 6 months.

    - A further 50% of the rent paid for up to 2 months after vacant possession has been obtained, whilst Daniels look for new Tenants.

    - Up to £25,000 of Legal Expenses to cover eviction costs if your Tenant fails to pay the rent.

TENANTS

    We trust we can find suitable accommodation for you. We have detailed knowledge of properties throughout Brent, please do not hesitate to contact us, frequently we have properties available to rent which may not be shown on our website or have a property coming available in the near future which may be suitable for you subject to the normal reference procedures.

    This information is for your benefit to assist you in understanding your commitment if you enter into a tenancy arrangement for one of the properties currently on offer through Daniels. The tenancy that you will usually be signing will be a Assured Shorthold Tenancy under the provisions of the Housing Act 1988. In the majority of cases, the arrangement will be a Shorthold Tenancy and this will be for the statutory minimum period of 6 months. The tenancy agreement which you will sign will set out the basis of the arrangement between you as the tenant and the landlord of the property, the agreement will fully detail the covenants and obligations to be undertaken.

    At the commencement of the tenancy, references will be required from the in going tenant. Most landlords require an employer's reference, a bank reference and also a character reference. You will be required to meet the cost of the bank reference. In cases where a tenant is unable to produce an employer's reference or information relating to income, a guarantor to the Agreement may be required " by the landlord.

    Daniels credit and reference procedures are flexible and keep both the landlords and tenants interests carefully balanced, thereby ensuring a smooth running tenancy.

    An Inventory of the Property will be prepared and the tenant will be required to sign this document. The document fully details the furnishings, fittings and equipment within the property and also the state and condition of the property at the commencement of the letting.

    At the commencement of the letting, you will be required to provide a deposit, which, in most instances will be the equivalent to one/two months rent. Landlords also require one months rent to be paid in advance. The deposit monies will only be returned to you after the property has been inspected. The deposit is held under the Deposit Protection Scheme.

    The tenant will be liable for the Council Tax, Water and Sewerage charges and also for the Electricity, Gas and Telephone charges for those services supplied to the property.

    Some landlords are unwilling to accept pets or children or persons who smoke and you will be asked for details regarding these matters before the commencement of the tenancy.

    Francis Henry
    With over 25 years of experience in all aspects of Estate Agency, Francis has worked across numerous agencies in North West London and his knowledge and experience are at the foundation of Daniels Estate Agents. Francis is based at the Wembley office where Daniels was born with indisputable understanding of the property market and was behind the expansions through Sudbury, Neasden and Kensal Rise. Further, he liaised with Sales Director of Mount Anvil and secured the sales contract of their Alperton Development in 2011/12.
    Beyond his work and family life, Francis is highly active in a number of local community projects. He is a front man in the "Save the Libraries" campaign who secured and set up the pop-up library on High Road, Wembley. He was a key organiser of the Sudbury Jubilee Party at Barham Park in June 2012.
