COMPANY PROFILE
  • paragraph

    THE EARLY YEARS
David Conway began to gain his wealth of experience in 1976 with one of the largest independent estate agents in Middlesex. In 1979 he became  the manager of their South Harrow office which soon became the top performing branch amongst a group of 12 offices. During this time he became a  professionally qualified Valuer and Surveyor and is now a fellow of the Royal Institute of Chartered Surveyors (RICS).

In the late 1980's as with many others, that company was sold to a major corporate. David found it frustrating running an office controlled by a head  office located hundreds of miles away with no real local knowledge and understanding of the local market, as is still the case today with corporate  agencies. From here his sights were firmly set on opening an office of his own with a yearning to once again be able to provide a professional, flexible,  personal and friendly service that only a good independent agent can offer.
  • paragraph

    NEW BEGINNINGS
From this desire, in 1992 David Conway & Company opened and quickly established itself as the leading agent in the area. Our dedication and hard  work was rewarded in 1994 when we were selected as the "Best Local Agent" by PHH Relocation which became 'Cendant' (now Cartus) the largest  relocation company in the world. As a result of this we are still proud members of the 'Relocation Agent Network' comprising of the top 700 selected  'Best of the Best' independent agents in the UK. We have previously been nominated for the network's top award achievable for a network member  placing us as one of the top six independent agents in the UK. An accolade of which we are justly proud.

Buy a Property
  • paragraph

    How To Get A Deposit

There is no way around it. If you want to buy, you will need a substantial deposit in order to borrow the remainder of the property's value.

The mortgage deals that allowed you to borrow more than the value of your property have gone. And although there are still some lenders offering high loan to value mortgages, they are likely to be much more expensive. The bigger the deposit, the better the interest rate.

  • paragraph

    Gazumping

Outbidding rivals at the last minute is something which is out of our control. Under the Estate Agency Act, estate agents are obliged to pass on all offers they receive.

There's little you can do to repel a determined bidder, but there are ways to lessen the chance of it happening, or at least reduce the impact if it does:

    • Offer the full asking price and request that the property is removed from the market as soon as your offer is accepted.
    • Be flexible with the vendor and don't quibble over minor points.
    • Make it clear you're willing to complete on their timescale, not yours.
    • Be nice to the vendor - if you've established some kind of relationship with them, it should be harder for them to let you down.
    • Take out insurance - you must do this before you instruct your solicitor, but then if you're gazumped, you can be refunded the cost of your various fees.
  • paragraph

    Viewing Properties

Here are some useful tips to keep in mind when looking for the house of your dreams:

    • View the properties as soon as possible. Leave it too long and you could lose out.
    • Make good use of your lunch hours or make appointments on the way to and from work.
    • If two of you are buying together, decide who will be the chief viewer, and weed out all but the strongest candidates.
    • Don't be afraid to make an additional visit with tradesmen to find out what you're letting yourself in for.
    • New carpets, bathrooms and kitchens can be signs of a superficial renovation that is hiding more serious work to be done.

It's human nature to try to strike a deal, but if you find your ideal home and it seems to be priced correctly, consider offering the full asking price. This means you'll be taken seriously, there won't be any time-wasting and it will lessen the possibility of another party stepping - or gazumping you.

One in three property chains fall apart. This can happen for numerous reasons, from one party not having their finances in order, to an unpleasant surprise in the survey.

Under present British house-buying and selling practice, little can be done to alter the process.

The best way to ensure a chain progresses smoothly is through good communication. Stay in regular contact with your conveyancer and estate agent to make sure everything possible is being done to speed things along.

It can also help to stay flexible. Be prepared to move in with your family or rent as a short-term measure if it means you can keep the chain going.

  • paragraph

Consider The Costs Involved in Buying

Mortgage arrangement fee. You may haveto pay your lender an arrangement fee. They vary but £1,000 is typical. In some cases this is non-refundable, even if the house purchase falls through.

Valuation fee. This is the fee lenders charge for a valuation to check the property exists and that it also offers sufficient security for the loan. The cost varies according to lender and purchase price, but budget for approximately £300.

Legal fees. Many lenders will contribute to legal fees, although in that case you would have to use a solicitor approved by them. If you pay for your own conveyancing, you're looking at about £500-£800, depending on purchase price.

Stamp duty. Buy a property for more than £125,000 and you're likely to have to pay a percentage of its price to the taxman. Visit www.gov.uk/stamp-duty-land-tax-rates to work out how much you require to set-aside for the stamp duty costs.

Removal costs. Unless you can pile your belongings into the back of a car, factor in a removal van. These start at £100 for small local moves, but can easily run to £1,000 for shifting a family's worldly goods long distances.

House repairs. From flaky paintwork to leaky sinks, put aside some cash for unexpected property maintenance.

Furniture and extras. Currently renting a furnished place? Remember you'll need to buy everything from beds and sofas to lawnmowers and carpets.

Then there are the boring but essential extras: light bulbs, lamp shades, toilet brush, washing up bowl, door mats, hooks and extension leads.

  • paragraph

Clubbing Together To Buy A House
It's very popular now for first time buyers to boost their buying power by looking for property as a couple. In fact, joint ownership mortgages are available for up to four people (although lenders tend to lend on multiples of the two highest incomes). Lenders have become much more relaxed about who you can take out a joint mortgage with - family, friends, even a stranger looking for property to invest in.

But anyone considering a joint mortgage should ideally rent together first to make sure they really do get on and get a legally drawn up co-habitation or joint ownership agreement when they buy. You need to be clear what happens if someone loses their job, moves a boyfriend in, how you deal with the deposit, what belongs to whom, and so on. Be aware, too, that if one person stops paying their share, the remaining owners are responsible for meeting the whole of the mortgage payment each month.

Can Your Parents Lend You A Deposit?

    Surveyors

    Valuation

This is a short report, purely to advise on the open market value of your proposed purchase. However major defects will be noted recommendations for specialist reports may be suggested.

    Homebuyer's Survey

This survey is much more detailed than the basic valuation, and is for your own benefit rather than the mortgage lender's. A Homebuyer's Report gives a good indication of the state of the property and its level of repair and maintenance. The surveyor reports on all visible parts of the property and any areas that will need work straight away or at a later date. Further specialist surveys would be recommended if required.

    Building Survey

This is recommended for older buildings in poor repair or constructed of unconventional materials such as timber or thatch. The surveyor will check the property thoroughly, looking at everything that is visible or easily accessible to examine the soundness of the structure, its general condition and defects. The report you receive will be thorough and long.

    Structural Investigation

If you are concerned about cracks which have appeared in your property and an Engineers report has been recommended, the property requires further investigation, diagnostic tests and schedule of works would be provided by a Structural Engineer. This may require monitoring over time.

Whichever survey you choose, don't be put off if it seems that endless defects are listed. Every house has some defects and surveyors are duty bound to indicate anything they discover. You may also be provided with a list of prices for repairs and maintenance work, which will also tend to over estimate rather than under-estimate prices. Should you purchase through us we would be delighted to use our knowledge and experience in interpreting the survey for you. Please speak to us before considering withdrawing from a purchase if you have an issue with the survey. We are here to help and generally have a very good success rate in resolving problematic surveys.

Should you require a quotation for any of the above surveys please do not hesitate to contact us.

    Energy Performance Certificate (EPC)

Energy Performance Certificates (EPC) have been introduced to help improve the energy efficiency of buildings.

If you are selling or renting a home or commercial premises, you now need a certificate by law. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'.

We use local accredited energy assessors to produce EPCs for us alongside an associated report which suggests improvements to make a building more energy efficient. These where possible are normally carried out within 48 hours of you instructing us.

Should you require an EPC we would be delighted to arrange this for you. Please contact us for a quotation.

Electrical & Portable Appliance Test (PAT)

Unlike gas regulations, there is no law that says you must have a landlord electrical safety certificate. However it is important to ensure that all electrical appliances and fittings within the property are safe and in good working order. But, should any electrical fittings or appliances within your rental property cause harm to a tenant you could be held liable.

Under the Consumer Protection Act you have a duty to ensure that the electrical installation & portable appliances at you property are safe. Please be aware of your Public Liability; part of your household insurance may not pay out if a tenant is injured or worse owing to unsafe electrics.

You are advised to make visual inspections yourself as landlord in residential properties (record on a safety checklist) and have periodic checks carried out by a qualified electrician.

To be sure that your property is safe we would recommend that you have the following in place

    • Annual visual inspections by the landlord or agent, recording this on a safety checklist.
    • Inspections on tenant change overs, recording electrical equipment, its condition and fuses fitted (see PAT Testing).
    • Periodic inspections of electrical equipment by a qualified electrician.
    • 5 yearly inspections by a qualified electrician to ensure safety and that the electrical system complies with current electrical regulations.
    • Keep all records of these inspections.

We would be happy to arrange for your electrical inspection through our recommended NICEIC approve electrician. Please contact us for a quotation.

    Portable Applicance Tests

It is now a recommendation of most insurance companies that landlords have tested by way of a PAT Test all portable appliances in the property such as refrigerators, cookers, toasters, vacuum cleaners, electrical heaters etc. To ensure they are safe to use, we are informed that in some cases insurance companies have declined claims from owners & tenants of rented properties for damages caused by faulty portable appliances. We are happy to arrange PAT tests for you which includes a free plug change should it be required.

    Gas Safety Certificates

If you are a landlord letting a property equipped with gas appliances you must understand and comply with the law relating to gas safety.

If you let a property, you must make sure that pipe work, appliances and flues provided for tenants are maintained in a safe condition. You must have a gas safety check every year. A Gas Safe registered engineer must carry out the safety check in properties in Great Britain and the Isle of Man. You must give your tenants a copy of the gas safety certificate within 28 days of it being carried out or before they move in.

You are also obliged to show your tenants how they can turn off the gas supply in the event of a gas leak.

    Annual checks
As a landlord, you are legally responsible for ensuring that a Gas Safe registered engineer checks the gas appliances in your rental properties every 12 months and gives you and the tenant copies of the gas safety certificates.

You must keep a record of each safety check for at least two years.

We would be happy to arrange your Gas Safety Certificate through our recommended Gas Safe engineer. Please contact us for a quotation for this or for a report on the condition of your plumbing & heating system

    Removals

Never underestimate the amount of physical and mental organisation it takes to move the contents of your home to a new one. It is for this very reason that we are often asked to recommend a reliable removal company for our clients.

It is a good idea to select a company that is a member of the British Association of Removers (BAR). This organisation is dedicated to promoting excellence in the removals industry for the benefit of its members and customers. All BAR members abide by the code that dictates the standard of service you will receive, the quality of the materials used, the standards of vehicles and warehouses. Most importantly the code requires BAR moving companies to deal with you in a courteous and sympathetic way at all times.

From a young age, I used to help out during school holidays and at weekends, so I have always had a close connection to the firm, which is why I went on to study Building Surveying at Leeds Metropolitan University. After which, I started working for a luxury cruise company where I built up my sales experience and client interaction. Once I had been promoted to manager, I felt it was time to join my family's run business in order to ensure that the company that my mother and father have worked so hard to build will continue to serve the local community with the same high levels of service for many years to come."

I was not under time pressure to sell so although it took 2 months for the first offer to be made and then 10 weeks till completion, I was pleased that you provided a couple who knew what they wanted and followed through to completion.
