    Here at Maslen Estate Agents we want to make selling your home as stress-free as possible as well as getting the best price. If you are planning to sell your property we've put together our best tips to help you on your way:

    • The first thing to do is find out exactly how much your property is worth and set a realistic asking price. It is worth getting round at least two estate agents for a market appraisal to get an idea of price, but just as importantly to learn more about the estate agent, their approach and services offered.
    • Think about whether this is the best time to be selling. Particularly popular times include the New Year and early summer but property in Brighton tends not to be affected by season. A good estate agent will advise you as they will have a thorough understanding of the current market.
    • Look at your home through the eyes of a potential buyer. Your estate agent should give you honest advice on how you can increase the value of your home and make it more appealing. See our helpful guide on preparing your home for sale.
    • Get done any of those DIY jobs you've been putting off! Kitchens and bathrooms are particularly important so it is worth considering updating them if they really have seen better days. If you're thinking of doing any major work before you sell, we're always happy to come round and advise you on what's going to make a difference to the sale price for miminal cost.     • Choose an agent. It's really important to choose one that will give you the best service and get the best price for your property.     • Before you put your property on the market make sure you have pointed out any major flaws to your estate agent. Although you may feel embarrassed it won't be anything your estate agent hasn't seen before and could be the difference between a sale going ahead or falling through at the survey stage. It is also important to agree up front which fixtures and fittings are included to avoid any wrangling later.
    • It sounds obvious but the more people that see your property the quicker you'll get that sale. Make sure you work with an agent that will regularly advertise your property in local press and on the Internet and make sure that your agent has access to your property for viewings.     • When considering an offer your agent should give you as much information as possible about the potential buyer, and their ability to proceed, to help you make a decision. As well as considering the minimum price you'd accept, the position of the buyer makes a big difference to achieving a successful sale. Your agent should also be able to get the offer qualified by an Independent Financial Advisor (IFA).
    • To make sure you get the best possible deal leave all negotiations to your estate agent. They are very experienced and will do everything possible to get you the best price for your property.
    • Once a sale has been agreed you will need a conveyancing solicitor to handle the legal side. It is essential that you get someone you can trust who will work with you and your estate agent to make the process as easy and stress-free as possible, so get recommendations. When the solicitor's details for both parties have been received the sale is confirmed in writing and your agent should keep you regularly updated on the progress of your sale.

    Buying property can be an exciting but daunting process. Here are our top tips to help you find your perfect place. You can also download our guide to the buying process and mortgages at http://www.maslen.co.uk/financial-services-guide.pdf

    • Set yourself a budget
      Work out how much you can realistically afford. You need to consider what your monthly mortgage payments will be and if there will be any additional costs. It's a very good idea to talk to an independent mortgage advisor who will help you work out a true picture of your finances.       Your budget needs to include all the additional costs involved in buying a home. Mortgage fees, stamp duty, legal fees, surveyors fees and removal costs may be a one-off payment, but need to be considered in your financial planning.

      If the property you're interested in needs work doing to it, make sure you consider that in your budgeting, to decide whether you can afford it.
    • Location
      Property prices can vary greatly depending on where they are. It's worth considering how important location is to you and whether you'll consider a smaller property just because of its location. Think about what your priorities are and what an area can offer you in terms of schools, amenities, transport etc. If an area is new to you, have a drive or walk around it at different times of the day to get a feel for it and a realistic idea of what it would be like to live there. If you really love the area, have a look at properties already for sale and make a note of the estate agent's details.
    • Checklist
      It's advisable, especially if there's more than one of you buying, to agree what your priorities are and make a checklist. That way, when viewing a property you can ask your key questions, keep a clear idea of what you've decided is important and what you can be a bit flexible on. A checklist helps you focus and is a good memory aid if you're looking at lots of properties and want to compare them.
    • Details, details
      Before you go and view a property make sure you've read the particulars to make sure it fits your requirements and avoid wasting time. Also consider how long you intend to live in the property and whether it could 'grow' with you. Look at loft space and any outside space and consider how that could best be utilised. If you like the property, go and view it again and at a different time of day. Try to imagine living in it with your things around you and making it your home. Ask and check about other important details such as whether it is leasehold or freehold, boilers, heating systems etc. This is where your checklist will come into its own.
    • Use your estate agent
      Get the most out of your estate agent. It's their job to find a property for you. Help them do that by keeping in regular contact and being open and honest with them about what you want. That way they'll understand what your priorities are and will avoid time-wasting trips around properties that are just not right for you.
    • Don't be afraid to act!
      If you see something you like, snap it up! Take advice from the estate agent and make a serious offer. If your offer's accepted, ask the seller to stop showing the property and be ready with your identification, solicitor and finance details so that the seller knows you are serious and you can get things moving quickly.

    David is the driving force behind Maslen Estate Agents and is passionate about spearheading an independent agency that champions innovation and customer service. Having worked for one of the largest corporate agencies in the country, he established Maslen Estate Agents in 1999 with a vision of an organisation ethos of honesty and integrity, where the customer always comes first.

    With an unrivalled knowledge of the local housing market, David has successfully grown the business with four branches across the city. He is still hands on and takes an active role in his staff's development to ensure standards are upheld. David is also treasurer of a local charity in Woodingdean, The Nautical Training Corps TS Valiant.

    Ben Hawley M.N.A.E.A. - Manager
    Ben took over managing the Lewes Road office in February 2012, having originally joined the team ten years earlier as a Trainee Negotiator. He has continually proved himself and progressed to his first manager role in 2008 in Woodingdean. Under his leadership the Woodingdean office thrived, with Ben regularly winning our internal competition for best customer service. 

    Ben will be with you every step of the way from the initial valuation to completion of your sale.     After 16 years of loyal service with Maslen, working in our Hove, Woodingdean and Lewes Road offices, Nick is now responsible for developing the business and market appraisals in Lewes Road and Woodingdean.

    Nick takes great pride in getting the best results for his clients, putting their needs as paramount. Drawing from the 6 years he spent working at Lewes Road and 4 years at Woodingdean, Nick is best placed to offer accurate advice and support, with an unparalleled knowledge of the local market.

    Nick will now not only be carrying out property appraisals, supporting customers throughout the whole process, but will also offer valuable support to the managers of the Lewes Road and Woodingdean offices.

    Nick achieved his NVQ Level 3 in Estate Agency in 2002 and has been a member of the National Association of Estate Agents since 2005, having passed all four of their technical exams.

    Sam originally joined Maslen Estate Agents as an apprentice in August 2011. Consistently proving himself a valuable member of the team, he was promoted to a Trainee Negotiator in May 2013 and then again to a Junior Negotiator in August 2014 and to a Negotiator in January 2016. He is responsible for booking valuations and viewings, measuring up properties, conducting viewings, liaising with builders and surveyors and writing up property details. 

    Sam has an NVQ Level 2 in Property Services and will study for his National Association of Estate Agents Technical Award in 2015. Interested in Brighton property and architecture from an early age, Sam enjoys seeing a range of properties across the city and helping people to find their dream home.

    William Slingsby M.N.A.E.A. - Trainee Negotiator
    William joined the team in June 2014, following the completion of his Business A Level and Young Enterprise Award in just one year at Varndean College. His main duties are booking property viewings and then preparing the keys and property details for the viewings, answering the phones and providing administrative support to the team.

    He chose estate agency because he wanted a career where he can progress and work his way up the ladder, as well as his interest in property. Bright and hard-working, William enjoys being part of the team and the ethos of the company to support and nurture new talent. As part of his apprenticeship Will took an NVQ Level 2 in Property Services. 

    Having completed his apprenticeship in December 2015 he was promoted into his current role of Trainee Negotiator

    With a long-standing interest in property, Janette has been with Maslen Estate Agents since March 2004. As our most experienced Office Co-ordinator with over fifteen years industry experience, she is responsible for training all new administrative staff and enjoys providing ongoing guidance to the other Office Co-ordinators in the company. She also ensures the smooth-running of the Lewes Road office and provides essential secretarial support to David and the sales team. She achieved her National Association of Estate Agents Technical Award in October 2009.  Janette was promoted to Senior Office Co-ordinator in October 2011
