    Tenant FAQs:

    Are bills included or separate?

    It is common practice for the tenant to pay utility bills and council tax, unless otherwise stated. If you are student you are exempt from paying council tax (upon proof of status in full time education).

    How do I pay my rent?

    Rent is paid by standing order per calendar month. This is set-up upon signing your tenancy agreement.

    Who holds my deposit?

    Your deposit is registered and safeguarded by the DPS (deposit protection service) they will hold the deposit for the duration of the tenancy and return the deposit at the end of the tenancy subject to a satisfactory check out.

    What happens if something goes wrong in the property?

    If we fully manage the property on behalf of your landlord then you will need to contact us directly to report the problem. If your landlord manages the property then you will need to call them; however contact numbers will be given on the day that you move in so you can contact your landlord/landlady directly. In case of an emergency and out of office hours then call the office and listen to the answer phone message where you will be given an out of office hours only contractors number. Please only use this in case of an absolute emergency. Otherwise wait until the next working day.Other things you need to know.Cleaning: The property must be left professionally cleaned. We can help you with this, just let us know and we can arrange for cleaners to contact you.Decorating: If you want to decorate then please always ask permission from your landlord or agent first. Most landlord's will accommodate, however please always ask first.Maintenance: It is your responsibility to report any maintenance issues - if you fail to do this you will be liable.Blocked Drains: Please ensure you do not put anything down the toilet or sinks which could cause damage or blockages to the drainage system. If the drains are unblocked and it's proven to be caused by something you have put down the toilet or sink then you will be liable for the cost incurred.Condensation: Condensation is proven to be a problem in rented accommodation due to lack of ventilation. Therefore please ventilate by opening windows and using extractor fans where possible. You will be liable if you do not ventilate properly.

    I am the Office Manager at Days Lettings Limited. I have been in the lettings and referencing industry for over 7 years now. I previously worked in tenant referencing and came over to Days Lettings Limited as a Saturday Office Junior doing administration and tenant viewings. In this time I have increased my knowledge and experience, successfully becoming the Office Manager here. My focus is customer service, its vital that everyone receives a high level of service. It is key that all tenants and landlords alike feel welcome and can approach us with any questions or queries and my aim is to ensure this happens.     I am the director of days lettings ltd. I have been in the letting industry for over 12 years & I decided to follow my dream & opened the doors to my new adventure. Since the 1st September 2010, Its grown from strength to strength & I continue to do what I love & ensure I only deliver the best possible customer service to both landlords and tenants. 

    Being the director of your own company has many responsibilities but the main one is to ensure that I deliver what I promise & to ensure my clients are in the safest of hands. Having a real passion for what I do has been recognized by many of my landlords and tenants and they have come back to me time & time again.

    For a landlord it is important for them to feel they can put there trust into an agent and feel confident both them selves and there property are being looked after.

    We deal with both professional tenants & students and we always try to build a good rapport with them to ensure they also feel confident that they are dealing with a truly dedicated & professional agency.

    Evie Parrett-Lettings Consultant
    My role at Days Lettings Ltd is a Lettings consultant. I previously worked in Customer Service for a Health Food Shop. I came over to Days Lettings to learn new skills and begin a  career in the industry. I work closely alongside Hayley and Jodie and I am constantly learning new things about lettings and property. My key tasks at Days Lettings Ltd include meeting and greeting tenants, landlords and contractors on a daily basis. I accompany tenants on viewings and help them find the right property that suits them. I also help our current tenants with any queries that they have whilst in the property whether it is a maintenance issue or renewing their tenancies with us. Customer service is really important to me, our customers will always receive a service with a smile and nothing is ever too much trouble. I really enjoy being able to help customers find their new home, making the process as simple and as easy as possible. Its always a great feeling to wish our tenants the very best in their new home when they collect their keys from us!
