    Letting is a good way to obtain a regular income from a vacant property. People choose to let for a variety of reasons, for example they may be unable to sell the property and therefore decide to let instead; they may be working away for a period of time and intend to return to the property in the future or simply may have decided to invest in a property in the hope of receiving a better overall return on their capital.

    All our branches offer an individual letting service with experienced personnel whose aim is to ensure that everything runs as smoothly as possible.

    We offer a choice of service:

    Management : We find the tenant, complete all documentation then manage the property on a day to day basis for a monthly management fee (usually taken as a percentage of the rent collected). We deal with the day to day needs of the tenant, attend to repairs and other related matters. Your bank account will be credited monthly with any rent collected.

    Tenant Finder : We find the tenant, complete the initial paperwork and prepare the lease then you manage the property thereafter. For this service we charge a single one off fee.

    Tenant Information

    Dowen offers properties to rent on the basis that we either act as the landlord's managing agent or we find a suitable tenant for a landlord, who then self-manages the property.

    Once a tenant has chosen a property he/she would like to rent we commence our application process.

    To apply for a property proposing tenants are required to

    1. Pay a £255 set up/application fee
    2. Complete an application form and provide us with proof of identity, references, bank statements, wage slips, proof of payments to previous tenancies or mortgages and any other information we request thereafter

    If a proposing tenant's application is declined by us we will refund the set up/application fee

    If a proposing tenant's application is approved by us and the tenant decides not to rent the property the set up/application fee will be retained by us

    Before a property is occupied a tenant will be required to pay:

    1. A MINIMUM OF 1 MONTH'S RENT
    2. A SECURITY DEPOSIT/BOND (usually 1 month's rent)

    Dowen tenants have the peace of mind of knowing that we register all bonds with a licenced Tenancy Deposit Scheme and that we subscribe to the Ombudsman for Estate Agents.
