    Dear Property Owner,

    Let me thank you for enquiring with us but if you have a question please pick up the phone to give me a call anytime.

    Downer & Co have been in Newbury since 1988. We have been helping Landlords, Tenants, Vendors, and Purchasers aspire to, and achieve their dreams. I believe being local is key to both Landlords and Tenants.

    Landlords especially are looking to create relationships with local property people and I feel nothing beats a local property manager who can provide a full end-to-end and personal service, understands the Landlord's property and the Tenants, can keep their finger on the pulse in terms of new investment opportunities and can provide advice, and project management, of future improvements in line with market trends.

    I also believe that the Landlords of West Berkshire rental properties are making positive contributions to Newbury and the people of West Berkshire. (I have two rental properties myself and even though there have been monumental changes to the industry I do intend to purchase more). 

    One of the things I like is the tactile nature of property; the fact that you can touch the bricks and mortar. I am uncomfortable about intangible investments such as Cryptocurrencies and whilst the FTSE has performed well over the past 20 years there is still always that uncertainty of waking up one morning to find Nick Leeson has literally wiped away your life savings!

    It is widely recognised that the residential sales market will decrease over the coming years with the overall shift in supply and demand of housing stock being taken up by the private residential letting sector. The perceived stigma of renting is no longer the case, as it seems that the British are now beginning to accept a lifetime of renting. This is a very important consideration for both Newbury homeowners and NewburyLandlords as it will transform the way the Newbury property ladder looks in the future.

    The National Housing Federation has described housing supply as 'in crisis'... 'More people are locked out of buying property, there's a lack of money in social housing and it's now much harder to get a mortgage'. Interestingly, 7 out of 8 renters polled by the Halifax (86% to be exact) refuse to sacrifice the quality of accommodation they currently live in to reduce the amount of rent they pay to save for a deposit. 

    This is the crux and the real reason why people aren't buying but renting... and why demand for renting will continue to grow in the future. This situation represents a fundamental shift towards a rental population. For many, renting property is now the only option. Without any social pressure and better-quality rental properties compared to a decade ago, we will become a nation of renters within the next generation, as the UK is becoming more like Europe, where renting is 'the norm'. Who is going to supply all these properties to rent? Landlords!

    At Downer & Co we understand this shift and are actively helping our current and new Landlords build profitable, long-term, secure investments and portfolios.     Do you know what you're looking for?

    Like most other things in life, the pick of the bunch is first off the tree... and it is no different with good rental properties. It pays to be prepared so that when the perfect property is listed, you can secure it quickly

    The first thing you might like to do is work out what kind of property you are looking for. Things to consider may include, but are not limited to: -

    • Budget
    • How many bedrooms do you need?
    • Do you need a garden?
    • How long do you need to rent for?
    • When do you need to move? (We recommend starting your search 6-8 weeks before)
    • Do you have a pet? If so, this may limit the properties that are available to you
    • Furnished or unfurnished?
    • Location - eg do you need access to a station/bus route/main road?
    • Amenities - schools, shops, pubs, cinema, sports centre.

     

    Decide on what are your "must haves" and what you can compromise on, and then make sure you register with Downer & Co so that we can keep you informed of all properties that become available fitting your criteria and budget.

    Are you ready?

    Now that you are armed with your priority list, you will no doubt start viewing potential properties. You will need to be prepared to act quickly and be able to make an offer when you see the right one - and be warned; it might be the first or second one you see!

    To make sure you don't lose out on the perfect property, get yourself ready: -

    • Start viewing properties in good time eg 6-8 weeks before you need to move
    • Have your reservation fee ready (we will request this as a Bank Transfer after the landlord accepts your offer)
    • Prepare your referees - We will need one from your employer and also one from your previous landlord and our referencing company will contact them to get these. It may be useful to let them know so they know to expect a call or an email.
    • Carry originals that prove your ID and address for the previous three years (eg bank statements, utility bills etc) as we will need copies of these for your file
    • Ask us for a Tenant Applicantion Form and be ready to sign it (this will enable us to check your references and do a credit check on you)

Unlike the majority of lettings agents that have one person doing everything, our Lettings Department consists of dedicated and specialised professionals.     Lee heads up the lettings team at Downer & Co, but with a department dominated by strong willed women it's often difficult to tell who's really in charge... A keen sportsman, Lee has previously played rugby against some lad called Johnny Wilkinson, who "apparently" went on to win some trophies?! Nowadays his main opposition is his son in a game of garden football. Lee's knowledge of the lettings industry and associated law is second to none and he never shies away from helping landlords and tenants out when a difficult situation arises.     Between Sarah and Sue you'd be forgiven for mistaking our office for an episode of the bake off! Along with her undeniable talent for making sweet treats, Sarah is a serious Harry Potter fan and could probably give J.K herself a run for her money with Potter trivia, shame she didn't get asked a few Potter related questions during her stint on the Weakest Link in 2003. Sarah is a busy mum of two who also gives her limited spare time to volunteering with Contact the Elderly & her daughters Brownie pack. Back then Richard had more hair and a much higher golf handicap but his skills as a brilliant negotiator were always apparent.     Before joining Downer & Co in 2006 Leo spent three years in Melbourne, Australia honing his selling skill. A lifelong fly fishing enthusiast, Leo was disappointed to find that the fish Down Under were just as reluctant to be caught as they are here in the UK but that doesn't stop him persevering! A thoughtful professional with exquisite manners and a friendly personality, Leo's ability to make vendors fell like they are the only clients in the world not only makes him popular but also very effective, particularly if an when issues arise during a sale.     Fraser Crumlish, Office Manager 
    Everyone loves Fraser. Fact. Downer & Co without Fraser would be like a British summer without rain. A Sunday roast without potatoes. Fraser decided to dedicate his life to being a thoroughly nice man when he was very young and for some reason (for which we are all grateful) decided that the best way to spread his particular brand of joy was by working in Estate Agency.  That decision was made in 2000; Fraser has celebrated his first decade with Downer & Co.  Apart from being everyone's favourite, he is the Office Manager and oversees all the support staff and the day-to-day running of the office.  Fraser mainly deals with the after-sales progression and has a real understanding of the conveyancing system and is often calls upon by Solicitors to assist in tricky situations that arise during some transactions. Anyone wishing to get into Fraser's good books should bring wine. Or Gin. Preferably both.
