    Average viewings per sale: 14
    Average time from sale to exchange of contracts: 60 day


    So, if you're thinking of selling, the above example will give you an insight of what to expect. What may surprise some people is that we achieve on average 99.17% of the sale price on each property; this being down to advising a realistic valuation, and having an extensive list of waiting buyers. Creating strong early interest is key to achieving a good price, a high initial valuation will lead to reductions further down the line, and a more protracted sale.

    Buying a home can be rather daunting for many people, especially for first time buyers or if you have not moved for many years.  ELR are here to guide you every step of the way:

    First Time Buyers

    If you are a first time buyer the best place to start your home search is to firstly discuss affordability/ mortgages with our financial advisor and get a mortgage agreed in principle.  We are happy to organise an appointment to suit you.  Once you have got an idea of what your budget is we can start to search for a suitable property.  We will notify you of any suitable properties via our mailing list, instant alerts via text messages or emails, which will keep you fully advised of new listings.  You can view properties 7 days a week, just call to arrange an appointment - 01629 700699.

    Purchasing

    If you have moved before we are always happy to assist and give helpful advise, the process is easily explained and are experienced team at  Bakewell can assist when necessary.  If you require any financial advice we can arrange an advisor to discuss options with you.  We can help you search for your next property and alert you via our mailing list via text or email.  Viewing a property can be arranged around you, we are available 7 days a week, call to arrange an appointment - 01629 700699.

    Make an Offer

    Once you have decided on your property it is time to make an offer. Your offer will be financially qualified by ELR and we will request proof of funds:

    * copy of your mortgage agreed in principle (AIP)

    * copies of bank statements - proof of cash funds

    * two forms of identification - residential and photographic

    Please confirm the name of your solicitor, we can recommend local solicitors.

    Sale Agreed

    If the offer is successful a sale is agreed, the property is then Sold Subject To Contract. At this point ELR will instruct solicitors and the legal work to transfer ownership of the property can commence.  Your solicitor will be able to explain what Stamp Duty will apply to your purchase price, please budget for Stamp Duty!

    Survey

    Decide if you want a survey -

    Your mortgage lender will require a valuation by a surveyor, they will arrange this on your behalf.  The lenders valuation is not an in depth inspection.  You may decide you wish to have a more detailed report, if so we can recommend a local surveyor to you who will help you decide which survey is required.

    Alternatively if you are purchasing independently - no mortgage required, we can also assist and put you in contact with a local surveyor who will recommend what type of survey you need.

    Arrange a Deposit

    Before you exchange on your new property you will need to ensure your solicitor is ready to do so.  Your solicitor will request a deposit of 10% of the sale price of the property - this needs to be deposited with your solicitor before exchange can take place.

    Exchange of Contracts

    Exchange takes place once your solicitor confirms that  the deposit has been received and that there is nothing else outstanding relating to the sale/purchase.  You need to be satisfied with all of the information your solicitor has provided during the conveyancing process.  You need to be 100% committed at the point of exchange.  When exchange takes place with the seller of the property the purchaser is then legally committed to purchasing the property.

    If you decided to pull out without due reason after exchange - your 10% deposit can be forfeit.

    At the point of exchange, you need to have organised building insurance on your new property.  Our financial advisor can assist with all insurance enquiries.

    Completion

    Completion is the day that you pay for the property and take ownership.  On completion day, the money is transferred and the deeds of the property are transferred, between both seller and purchasers solicitor

    Take Possession of Your New Home - Collect Keys

    ELR will hold onto the keys until they receive a call from the sellers solicitor, who will give permission that the keys can be released to the new owner.

Lives locally to Bakewell and has worked within the Bakewell area for over 20 years.
