    The first step is to meet with James Ryan. We will be able to make recommendations that will maximise the letting potential of your property, and advise on a realistic rental value. This service is provided free of charge and without obligation.

    When we receive your instructions and signed terms of business, we will arrange for our professional photographer to take internal and external photographs. We will also discuss your tenants requirements, so that we can match the search criteria with those we have on our database.

    In order to protect your investment and show the property to its best advantage all potential tenants will be accompanied during viewings by James or Jason who will be familiar with your property and able to deal with enquires.

    When a tenant has been found, references are taken up by Homelet who are an independent referencing agency. References are used to provide verification of the information provided by tenants. They will check that the tenant is creditworthy by checking for CCJ's and arrears and obtaining employer and landlord reference.

    Once references have been received we will contact you to confirm the result and move in date.

    1. Choose Ellis and Co

    The outside of your property is the first and last thing viewers will see so make it look as attractive as possible. Viewers who see a great looking building from the outside are likely to be more forgiving of minor problems inside. Take bins away, tidy up communal areas and if you have a garden your lawn should be freshly cut and cleared of loose leaves and grass cuttings.

    3. Set the scene

    Staging your property will help create a pleasant atmosphere and a sense that your house or flat could become somebody else's home. A fresh coat of neutral paint, new tiling (refreshed grouting on tiles), a freshly painted door, ironed bed linen in the bedroom and brightening up the sitting room with subtle lighting will all help create an attractive setting.
