Executive Lettings of Nottingham can help you find your next home. We have a wide selection of different properties available, and we'll take the time to make sure that you find a property that suits you as a person. Finding a good Nottingham letting agent can be a tough task, especially with the number of letting agents out there and the range of services they offer. As an Independant Letting Agent In Nottingham we believe you should have what YOU want, not what we want to try to sign you up for.
Our aim is make your hunt for that perfect home as stress-free as possible. Every step of the process is covered and we have properties listed on a variety of different websites which gives you access to a wealth of information about potential properties in the area.
Your satisfaction is our top priority and we see our tenants as individuals, so you can always expect the very best service.
We are also proud members of the Tenancy Deposit Scheme, so your deposit is always protected under this Government Scheme.
Accompanying you on viewings
We will show you around any property you are interested in, and answer any questions you may have honestly and fully. We recommend that viewings take place in daylight hours, so you get a really good look at the property and the neighbourhood.
Checking properties for health & safety compliance
All of the properties on our books have the required certification for health and safety - such as GAS SAFE safety certification for gas appliances.
Arranging contracts
We will draw up the Assured Shorthold Tenancy agreements with your landlord, and provide you with copies of all documentation.
Managing deposits
We will also ask you to pay a deposit to be held as security against any damage or breakages. The deposit money will be returned to you when the tenancy is ended, assuming there are no damages or breakages to pay out of it. The deposit money can not be used as your last month's rent. In line with current legislation security deposits will always be registered under one of the tenancy deposit schemes ensuring your money is safe at all times.
Taking an inventory
When you move into a property, if it is fully managed, we will take a full inventory of the items in the property and a note of their condition. You will be given a copy of this for your records. Keep it safe, because it will be referred to when you leave the property at the end of the tenancy, to see if anything is missing, damaged or broken.
Recommending insurance
We strongly recommend you take out insurance against loss or damage to your possessions while you are renting.

Do you take DSS tenants?
We do have a few properties that will accept DSS.
What is the minimum term of a tenancy?
Tenancies are granted for a minimum of 6 months, and renewed every 6 or 12 months, although an assured shorthold tenancy can be anything up to three years in length before renewal is necessary if both parties agree. If you wish to leave the property, you will need to give one calendar months notice in writing one month prior to the end of the fixed term.
How do I reserve a property?
To reserve a property, you will need to pay an Agency Fee of £180 (incl. VAT) this allows us to take the property off the market and apply for your references.
If the landlord declines to grant the tenancy for any reason, the money would be returned to you. However, if you decide not to go ahead with the tenancy, the Agency Fee will not be refunded
What references will you need from me?
As a minimum we will require satisfactory references from your employer, current or previous landlord and your bank. We may also ask for a personal reference, and in some cases, a guarantor. We will also run a credit check on you, so that we can reassure the landlord that you can afford the rent.
In some cases, we will use an independent referencing company to source and evaluate the references.
What will happen to my deposit?
From 6th April 2007, security deposits need to be either held by a third-party custodian company or insured for the duration of the tenancy. In the case of properties managed by Executive Lettings we will be insuring deposits, however in the case of 'Letting Only' properties it will be for the individual landlords to decide whether your deposit will be insured or handed to a custodian company.
The government has initiated the custodian scheme to help resolve disputes over how much of the deposit a landlord can hold back to pay for any repairs or damages. The custodian will ensure that any amount that is withheld is justified, and that both parties are treated fairly, as is also the case for insured deposits.
How will my rent be collected?
Rents are normally quoted for a calendar month, and paid a month in advance. We will ask that you complete a standing order form on the signing of your tenancy agreement and it is your responsibility to set it up directly with your bank.
What other bills will I need to pay as a tenant?
You will have to pay the water rates for the property, and the gas, electricity and telephone bills. You will also be responsible for the council tax on the property unless you are a student, in which case you will need to prove to the Council that you are in full-time education.
