    Property Auctions
    Property auctions are conducted throughout the year and are an important element of our work. Properties are offered either individually or as part of a multi-lot catalogue advertised both regionally and nationally as circumstances dictate.

    Our auctioneers are happy to give initial informal advice free of charge with our fee structure remaining broadly consistent with traditional private treaty sales.
    We do not charge a buyer's premium as we believe it is important that the client achieve the best price rather than purchasers having to take into account additional payments which are ultimately bound to reflect on the price any purchaser is inclined to pay.

    Offering a property by public auction is not a guaranteed method of sale and it is not appropriate to all properties under all circumstances. We pride ourselves on giving the right advice to clients rather than advocating auction so as to merely fill a catalogue.

    Our auctioneers have considerable experience in the marketing and sale of properties by auction and we are regularly instructed by both private, institutional and Charity clients who often see the sale room as the most beneficial means of achieving the best sale.

    Surveys & Valuations

    We are able to provide surveys and valuations, not only in full compliance with RICS Red Book guidelines, but also tailored to suit individual requirements on all manner of residential, commercial, agricultural and investment property. Valuations are provided to banks and lending institutions as well as pension schemes, Charities, Private and Limited companies and statutory bodies.

    Our knowledge of the local market is second to none and is based on our senior staff having involvement in all sections of the market whether advising on property sales and lettings, conducting property auctions or general property consultancy.

    Homebuyer Surveys

    For most people, home purchase is their most expensive outlay so all the more reason your dream home is just that and not a nightmare buy.

    Our Homebuyer Surveys are designed to give a succinct and easily read report on all elements of the property of your choice backed by practical comment on repair, ongoing maintenance and effect on current and ultimate value.

    The extent of our report is more detailed than for bank or building society funding, which is generally little more than a valuation, but not as technically detailed as a full building survey although we can arrange this if required. The Homebuyer Survey is designed to fill the void between these two styles of report, sufficient to give a potential buyer all the information needed to make a valued judgement on the merits of purchase and to enable them to decide whether to proceed in full knowledge of its condition, or to proceed after further specific investigation on certain elements of the property or merely to walk away and look for an alternative buy.

    All our surveyors are RICS qualified and have considerable experience in inspecting properties of all styles ranging from modern houses to more historic and characterful properties. The report includes valuation and comment on the negotiated price as well as a valuation for insurance purposes.

    Our fees are competitive and we are regularly recommended by other professionals and agents in our area who respect our even handed and practical approach.

    Commercial

    Since the formation of the Practice we have dealt extensively with commercial property and are now regarded as one of only a handful of firms throughout the region able to offer comprehensive advice on commercial property whether retail, industrial or other more specialist uses.

    Our extensive knowledge enables us to advise on sales, lettings, lease terms and renewals and site redevelopment whilst we are also able to provide valuations for pension schemes, purchase, sale, taxation and company audit in accordance with RICS Red Book criteria.

    Regularly schedule of condition and dilapidation are prepared and advice given on associated planning matters including redevelopment of redundant agricultural buildings as part of diversification projects.

    Valuations are undertaken for bank funding and we are on the panels of many of the major lending institutions.

    Energy Performance Certificates (EPC)

    As a result of adopted EU regulation, all property now marketed for sale or let requires an Energy Performance Certificate which must be made available to potential buyers and tenants. We are able to provide EPCs for residential property in-house; director Simon Croft is an accredited Domestic Energy Assessor, regulated through Elmhurst Energy.

    We can also advise and arrange EPCs for commercial and new build property, through a network of local professionals, although our clients are free to arrange EPCs through other sources, if preferred.

    Once prepared, an EPC can be used or re-used, staying valid for 10 years. Alteration or upgrading to a buildings structure or services may offer some improvements to the energy rating which may make a new EPC, on resale or let, desirable and beneficial.

    Simon Croft FNAEA MARLA, Director
    Simon joined Fidler Taylor in 1997 and has predominantly been involved in residential sales and lettings at the Matlock and Chesterfield Offices. He is experienced in all aspects of property agency including commercial, sales and letting, agricultural and land sales and development appraisals. Simon is a member of the Association of Residential Letting Agents (ARLA) and National Association of Estates Agents (NAEA) and also an Accredited Domestic Energy Assessor. Reflecting the company's professional ethic, Simon offers an honest and straight forward approach to valuation and marketing and provides realistic advice borne from experience in one of the busiest general practices in the locality.
