    PROSPECTIVE TENANT INFORMATION

    1. We require references to be taken up through an independent Credit Reference Company. Our administration fee for a single applicant is £195.00 plus an extra £60 per additional tenant over the age of 18 when the application form is completed. If a guarantor is needed a fee of £60 is required to reference. Should the tenant decline to take the property after references have been sought, then the administration fee is non refundable. If however the Landlord pulls out, the prospective tenant will be refunded, taking into account the circumstances.

    2. The Security Deposit is equivalent to 1.5 months rental and is held by us as stakeholders. If there is a dispute we will forward the disputed amount toThe Dispute Service.

    3. The rent is payable in advance and should be clear funds by the time the rent is due. Once the initial payment has been made, future payments should be paid by Standing Order in reference to our Terms and Conditions of our Tenancy Agreement.

    4. No smoking is a requirement of all our properties as per our Landlords request. Should smoke damage occur then damages can besought by the Landlord.

    5. Utilities Bills such as Council Tax, Water Rates, Gas, Electricity, Telephone and TV licence are the responsibility of the Tenant, unless otherwise stated. We will notify the provider at the check in and check-out of the Tenancy.

    6. The Landlord is responsible for the insurance of the building. Items belonging to the tenant should be insured independently. A charge will be made for the renewal of the tenancy. We will also require a copy of the contents insurance. The Tenancy once signed by both parties is legally binding, which commits both the Landlord and the Tenant.
