    PROSPECTIVE TENANT INFORMATION

    1. We require references to be taken up through an independent Credit Reference Company. Our administration fee of £175.00 is payable when the application form is completed. If the tenancy is on a joint basis the charge will be £225.00. In addition there will be a check in at the property, mid term inspection and a checkout fee. Should the tenant decline to take the property, then the administration fee is non refundable. If however the Landlord declines, the prospective tenant will be refunded, taking into account the circumstances.

    2. The Security Deposit is equivalent to six weeks and is held by us as stakeholders. If there is a dispute we will forward the disputed amount toThe Dispute Service.

    3. The rent is payable in advance and should be clear funds by the time the rent is due. Once the initial payment has been made, future payments should be paid by Standing Order in reference to our Terms and Conditions of our Tenancy Agreement.

    4. In the event that you may have a pet/s, we do request an 8 weeks deposit as oppose to 6 weeks as a Security Deposit. This is refundable provided no damage occurs, professional cleaning of carpets would be required as per our Terms and Conditions of our Tenancy Agreement.

    5. No smoking is a requirement of all our properties as per our Landlords request. Should smoke damage occur then damages can besought by the Landlord.

    6. Utilities Bills such as Council Tax, Water Rates, Gas, Electricity, Telephone and TV licence are the responsibility of the Tenant, unless otherwise stated. We will notify the provider at the check in and check-out of the Tenancy.

    7. The Landlord is responsible for the insurance of the building. Items belonging to the tenant should be insured independently. A charge will be made for the renewal of the tenancy. We will also require a copy of the contents insurance. The Tenancy is legally binding, which commits both the Landlord
