    Full management service details

    A service designed to give you "trouble free letting" taking care of every aspect during the course of Letting your property. We offer tenant vetting carried out by a professional company along with regular property inspections to ensure that the property is well looked after and repairs arranged promptly. A charge of 8% of the calendar monthly rent and collected on a monthly basis, forwarded straight to your account within 7 days using BACS banking. The managed service includes:

    • Carry out initial market appraisal, provide up to date rent assessment.
    • Advise on relevant safety regulations.
    • Advertising and promotion of your property, erect To Let board.
    • Interviewing prospective tenants.
    • Obtain satisfactory references on Tenants and any Guarantors using a professional reference agency to include credit and fraud checks.
    • Where required arrange for Gas and Electrical reports to be carried out (payable by the Landlord).
    • Arrange for the preparation of a full Inventory and Schedule of Condition to be carried out.
    • Prepare and execute the Tenancy agreement.
    • Collect the initial rent payment along with the security deposit.
    • Register the deposit with the DPS.
    • Carry our regular management inspections normally on a 12 weeks basis to ensure that the property is being well looked after. A detailed report (if necessary) will be provided to keep you up to date with your property condition and obtain your instructions for any works that may be required.
    • Advise and arrange for any minor repairs as may from time to time become necessary, supervising works and settling accounts from rents received.
    • Monitor renewals of the Tenancy ending dates to ensure that you are well prepared for any changes or extensions required to your Tenancy Agreement (fee's apply).
    • The serving of legal documents required should you not wish to renew the current tenancy at the end of the fixed period agreement.
    • At the end of the Tenancy arrange for an independent check out inspection and report. Deal with matters relating to unfair wear and tear before releasing the tenant's deposit.


    Although the aim is to take every care in managing the property, Fowlers Lettings cannot accept responsibility for non-payment of rent, damage or other defaults by tenants, or any associated legal costs incurred in their collection. We strongly recommend that an Insurance Policy is taken out for this eventuality.

    Should you wish to use our renewal service we can monitor renewals of the Tenancy ending dates to ensure that you are well prepared for any changes or extensions required to your Tenancy Agreement (additional fee applies).

    At the end of the Tenancy arrange for an independent check out inspection and report. Deal with matters relating to unfair wear and tear before releasing the tenant's deposit (additional fees apply).

    Rent collection service details

    With all the reassurance of professional Tenant vetting and regular rent collection this service is charged at 7% of the calendar monthly rent and collected on a monthly basis, forwarded to your bank account within 7 days using BACS banking. It is important to remember that management inspections are not included within this service and we strongly advise you to carry out regular checks on the property to avoid any costly maintenance problems that may arise from time to time.     If you apply for a tenancy you will have to pay us some fees in addition to the rent and deposit. The application fee covers the cost of completing all administration to process your application, including correspondence with yourselves, your landlord, any guarantors and preparing the tenancy agreement. It also covers the cost of obtaining credit references on you and any guarantors.

    Our administration fees to tenants are:

    Marcel Hoad - Managing Director
    Marcel is a recognized personality both in property and in charity fund raising. Now in his 28th year with Fowlers, Marcel is a specialist in residential property, land and arbitration. He acts for owners, developers, and local and regional governments, and provides 'expert witness'. He is a graduate of The College of Estate Management, (White Knight Campus), Reading University, and is a Fellow of the National Association of Estate Agents. Marcel bought out the interest of the Firm's Founder, Tony Fowler (his cousin), in 2000.       Caroline brings to Fowlers the invaluable experience of a career in large companies. She worked for Barclays Bank for 12 years and with estate agents, King & Chasemore, part of the Countrywide Group, for 16. She left them as a Head of Training for all the secretaries in the company.

      In 2009, Caroline moved very successfully into selling property. She knows Steyning well and has worked with both our directors in Storrington and Billingshurst in her previous career. Caroline likes Zumba dancing, watching movies, eating out and visiting National Trust's locations. She has been married to her husband for over 25 years.

      Completing his A levels in Psychology, Biology, Product Design, Philosophy and Ethics he decided to pursue a career within property. Aiming to work solely on the Land and Development side he has an eye for determining what could be developed, currently learning the business and undergoing courses to push his knowledge he shows potential and practicality in the way he works.

      Jamie has previously worked as a Bar Manager in a busy country pub which developed his communication skills and helped build his confidence that lead to the decision to move to property. While studying he underwent a large amount of work experience in a variety of different companies and different roles, this was a way of refining what he was interested in and realised Land and Development was for him. Property development has always been a dream of Jamie's, being surrounded by development in his own home all his life he took a keen interest.
