    Letting Only Service- includes
    • Rental valuation & inspection.
    • Advice on compliance with the various safety regulations.
    • Advice to landlords on furnishings, health and safety issues and any maintenance recommendations.
    • Advertising & marketing your property on our website, across many of the UK's leading property portals, emailing and sms messaging details to all potential applicants.
    • We accompany all viewings
    • Extensive referencing of tenants who wish to rent your property.
    • Preparation of the tenancy agreement.
    • Completion of a detailed, photographic inventory of the property
    • Collection of initial rent and deposit.
    • Setting up the standing order mandate for future rent subject to tenancy commencing.
    • Checking the new tenant into the property and approving the inventory.
    • Supervising the transfer of gas, electricity and council tax accounts into the tenant's name.

    Full Management
    The complete service includes (all the above) plus:
    • Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
    • If required, paying regular outgoings for you from rental payments.
    • Regularly inspecting the property, and reporting any problems to you.
    • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
    • Keeping in touch with the tenant on a routine basis and arranging renewals of the agreement as necessary.
    • Organising return of deposit subject to the property being returned in a satisfactory condition.
    • Checking tenants out as required, reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.

    We let and manage furnished and unfurnished flats and houses throughout Ripon, Harrogate and beyond. You can see our current list of available properties here, although our stock changes daily and you should contact us for current availability. Alternatively you can register for property alerts . Please note that for your safety and peace of mind:
    • All of our managed properties are Gas Safe certificated (where required), and inspected for electrical safety, and furniture fire safety
    • Security deposits (bonds) are held in a designated Client Account and registered with "My Deposits"
    • We are registered with both the National Approved Letting Scheme and SafeAgent

    Finding a Property
    Ripon, Harrogate and the surrounding area 
    The first step is to contact us to provide brief details about yourself and about the accommodation you require. Alternatively you can complete our online registration form.We then search our database for suitable properties for you to view. If we don't have anything straight away, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly.Viewings will be arranged at times to suit you, including weekends and evenings. You will always be accompanied by a member of staff who can give advice and answer any questions you may have about the property.Our tenancies are granted for a minimum term of 6 months.

    Referencing Procedure
    As soon as a suitable property has been found, you will need to complete reference application forms. We utilise the services of a credit-referencing agency to take up the following references, here is an example of just a few of the references sought:
    • Confirmation of employment, salary confirmation.
    • Personal & Photographic identification (passport or driving licence).
    • Previous Landlord references.
    • Students (Guarantor or proof or funding).
    • Self-Employed (Accountants references, trading details etc).

    Holding Deposit
    A holding deposit will be required at the same time as you pay the administration fee. This is in order to reserve the property and remove it from our availability list. The holding deposit will be deducted from the first month's rent due.Should the tenant withdraw from the proposed letting, through no fault of the landlord or the agent, all or a proportion of the 'Holding Deposit' will be retained in order to cover any reasonable costs.None of the Holding Deposit will be retained should the Tenant's withdrawal be due to a breach of the proposed letting agreement by the landlord or managing agent.The holding deposit shows good faith on the part of a prospective tenant enabling the landlord to take further action in the confident knowledge that the applicant is serious and fully committed to the property:For example:
    • Cancel any advertising for the letting
    • Tell other applicants that the tenancy has been taken subject to satisfactory references
    • Prepare a letting agreement
    • Take up references
    • Carry out credit checks

    Administration/ Reference Applications
    All administration/reference fees are due at the start of the application process once the offer has been verbally agreed and will secure the property for you subject to satisfactory references being received on behalf of all applicable tenants .
    The administration fee covers preparation of the tenancy documentation and any other contract/administrative paperwork.
    Should a guarantor be required then a further payment per guarantor will be required. These fees are fully refundable in the event of the landlord withdrawing from the tenancy.
    PLEASE NOTE THAT SHOULD YOUR REFERENCE APPLICATIONS BE UNSUCCESSFUL THEN THE REFERENCE FEE IS NON REFUNDABLE.
    It is imperative that you disclose all relevant facts that may adversely affect your reference outcome, prior to entering into the above. It may save you money.
    Tenant administration fees are £75+VAT for a single application and £125+VAT for a joint application for two tenants. Additional tenants are charged at £50+VAT. If a guarantor is required, an administration fee of £50+VAT per guarantor is payable. All fees are non-refundable.
