    Our Step By Step Guide to Renting

    1. Register your interest - The first step in finding your perfect property is to register with us by speaking to our lettings team. We will discuss your requirements with you at length, helping us to match you to suitable properties as they become available.

    2. Viewings - In order to secure a property we advise an early viewing. We can offer viewings at times to suit you, including evenings and weekends, subject to the permission of the landlord and/or current tenants at the property. All viewings will be accompanied by a member of staff, who will be able to provide immediate advice and answer any questions you may have.

    3. Rent - Rents are normally quoted on a calendar month basis. In addition, the tenant is usually responsible for Council Tax, Water Rates, Gas, and Electricity. Rents are payable by standing order monthly in advance, with the first month's rent due before taking occupation of the property.

    4. Offer/Application - When you find the property you are looking for, we will put an offer forward to the landlord on your behalf. At this time any details or requirements can be provisionally agreed, such as occupancy date, duration of the letting, etc. If the offer is acceptable you will need to complete a referencing application and pay the required fee, £125 for a single or £150 for a joint application. (No Vat).

    We will pass your details onto our referencing agency, who will contact you to invite you to complete an online application form. They will require some personal details from you, such as your contact information, as well as contact details for your employer who will be required to confirm your income. If you are already living in rented accommodation, your landlord's contact details will also be required for a reference. If your income is deemed insufficient to meet the rent for the property in question, you may require a guarantor to underwrite any rent liabilities. We will inform you if a guarantor is necessary and explain what this entails.

    On application, agency and referencing fees will be required to secure the property. Please note that these fees are non-refundable, even if the tenancy fails to proceed due to a decline from our referencing provider. We therefore urge tenants to provide complete and accurate information in their application. We can only work with the information we are given, so please be honest with us and we will inform you if we think there is a likelihood of a decline.

    On receipt of satisfactory references, you will be required to pay our agency fee, equating to 30% of the first months' rent (No Vat) and we will confirm your preferred move in date.

    5. Move in day - On the date of move in, we will invite you to attend an appointment at our offices to sign the tenancy agreement. At this appointment we will collect your first month's rent and a deposit of, one or one and a half months'rent. This deposit will be held in a government authorised deposit protection scheme. The deposit is held to cover any breakages, damage, rent arrears or other tenant liabilities. Please note that the deposit cannot be used by the tenant to cover rent.

    If the property is fully managed by Goodman & Lilley, we will remain your point of contact for any day to day queries or to report any problems with the property. If the property is managed by the landlord direct, then you will be provided with their contact details.

Head hunted by a fellow national agency for a Senior Sales Negotiator role, Richard quickly became the company's top sales person for the South of England for four consecutive years before fulfilling the Branch Manager position and gaining vital local knowledge and experience. Seven years later, he left to set up Goodman & Lilley in 2010.

    With over eighteen years of experience in the property industry, Guy started his career at a leading national agency as Junior Negotiator. Based in Cornwall, he proudly gained the role of being the company's youngest ever Branch Manager at the tender age of 21. Since relocating to Bristol in 2002, he has successfully managed offices in Henleaze, Clifton and Portishead before co-founding Goodman & Lilley in 2010.
