    At Guardian, our expedient service includes professional, detailed advice regarding buying Harlow properties for investment, and letting / renting a property.

    Since our launch in December 1994, Guardian Residential Lettings¿ client register has continually grown. With a current register of around 750 properties, we are over twice the size of our nearest competitors, and Harlows leading letting agent. Where Guardian leads, other agents follow!

    Due to the success of the original Partners, David Coltman and Ceri Evans, the Limited Liability Partnership was set up in September 2002, introducing Juliette Rainbird, Gemma Smith and Michael Coleman as company Partners. Our dedicated team provides an excellent level of service to all customers, we pride ourselves on being honest, reliable and highly knowledgeable about the Harlow lettings market.

    Guardian purchased its own freehold building in 2002, as part of our long-term commitment to the Harlow property market and the continued development around the town centre. We trust in our ability to gain the maximum information from our customers, in order to help them in the lettings procedure.

    Demand for rented accommodation is very strong, and rental values are at an all time high. Letting residential property remains a strong investment opportunity, subject to purchase price, deposit and mortgage level. Depending on these ratios, it is possible for the rental income to cover the mortgage payments.

    The Guardian Residential Lettings team realises that looking for a new home can sometimes be a lengthy and time-consuming experience. We take pride in listening to our customers¿ needs, identifying their goals and meeting as many of their requirements as possible. As Harlow¿s largest agent, we always have the most number of properties available to rent in the town, therefore giving prospective tenants the maximum choice available.

    The following information outlines the procedure for potential tenants:

    o Register your details, telling us your moving dates, preferred geographical areas, furniture requirements and price you are willing to pay for your rented property.

    o We will organise as many viewings as we can to suit your requirements, and provide all details, including addresses and viewing times.

    o Once you are happy with a property, we will ask you to fill out an application form for each person over eighteen years of age.

    o We will then agree the let with the landlord, and negotiate any points you have, including preferred moving date.

    o You will then pay your administration fee ¿ to secure the property while we reference you and make the property ready for your move. These charges are as follows , One person £175 , Two people £250 , Three people £300 , Four People £400 and £50 per person thereafter. We will also require one months rent and deposit.

     You will be asked to sign an Assured Shorthold Tenancy Agreement. This is your legal document with a normal twelve month period. You have the right to serve two months¿ rental notice after month 4 should you need, as does your landlord. With equal rights, this keeps it fair for both parties.

     You will be asked to sign our Tenancy Deposit Scheme which protects your deposit money in full.

     You will collect a full, detailed inventory which you will be given time to check over at the property.

    You will be asked to pay one month¿s rent and one month¿s deposit equal to the rent (unless otherwise stated ) in cleared funds.

     We will supply you with a Gas Safety Certificate, Energy Performance Certificate, Move-In letter and pack, and our bank details for your standing order.

    If you wish to add additional Tenants throughout the Tenancy with the Landlord's agreement, there will be an administration fee payable of £100 per person added.

    Most of Guardian¿s properties will be managed by ourselves, and we are available to you between the hours of 9:00 am and 6:00 pm Monday to Friday, and 9:00 am and 4:00 pm on Saturdays.

    If Guardian is fully managing the property, then regular inspections of the property will be conducted every ten to twelve weeks, which you will be notified of a week before.
