A guide to preparing your house for sale
  • paragraph

If you're looking to sell your house and maximise the value then it's worth spending some time and effort on it before the viewers start to come round. To assist you with this, we have put together our top recommendations of things to do that can really help sell a property from an estate agents viewpoint:
  • paragraph

Get ahead and get a board - even if you live in a cul-de-sac, you may have people who use your road to turn round and who will see a For Sale board. Your neighbours will also see your home is for sale and will tell other people, helping spread the word. Make sure the name or number of your house is clearly visible so people can find it easily.
First impressions count - from our experience, people make their minds up very quickly. Make sure the front garden is tidy, lawn mowed and hedges trimmed. Put the bins out of sight if possible so people don't focus on these. Flowering plants in pots by the front door make a good impression and make sure the front door itself is clean and well painted. It's worth getting those windows washed as well.

Make a snag list and action it - all of it! All those jobs that you've meaning to do but never got round to, now is the time to do them. Potential buyers will notice a windowsill that needs a coat of paint or a cracked floor tile that needs replacing and this could put them off.
  • paragraph

Presentation, presentation, presentation - it's all about the presentation! Inside, declutter and tidy up - ask friends who opinions you trust for their thoughts and ideas of how you can make the house most saleable. If you have a lot of belongings to declutter, ask friends if they can help you with storage whilst you are selling.
Right furniture, right rooms - people often find it hard to visualise how they can use rooms. If you have a study that could be used as a bedroom, it can be worth putting a bed in whilst selling the property so people can see that a bed will fit. If you have a dining room you are using as a playroom try and show it as both to appeal to the widest possible audience.

Leave it to us - we accompany all of our viewings as the experts in selling homes. If you can take the children, pets or relatives out whilst we conduct a viewing then it means the viewers can really focus on the property itself - make sure the radio and TV is off as well to allow people to concentrate on your home. Leave interior doors and lights on to make the property look as light and airy as possible.
  • paragraph

Different strokes for different folks - everyone is looking for something different in a home and we can show your property to viewers focusing on the aspects that we know are important to them, detailing how it can meet their needs.
Get ready, set go! Once your house is on the market, think about your next move and where you are going. Viewers often ask about vendors position and how flexible they can be on dates, so it is well worth thinking about this in advance of agreeing a sale.
  • paragraph

With over 100 years combined property experience in our West Sussex offices, the team here at GL & Co have sold and let a fair few homes. Our recommendations should help you sell your home quickly and maximise its value at the same time.

A Guide for Buyers
  • paragraph

GL & Co have been selling homes for over 20 years and from our experience there are four main reasons why people should buy houses:
  • paragraph

Equity: Home ownership is about investment. When you buy a home, there are associated costs such as solicitors and stamp duty but over time you should make that money back as equity builds in the property. By paying the mortgage each month, you are investing in your home and making it your property - if you pay rent to a landlord each month the money makes the property his, not yours! Historically, property values usually appreciate each year. Although prices can dip, generally the market recovers in the long term. Owning your own home is about investment.
  • paragraph

Ownership: As mentioned above, through paying the mortgage each month you make the property your own. What an opportunity! If you rent, you usually have very neutral décor and are very restricted as to putting up pictures and shelves etc - you can't really tailor things to your taste. On the other hand, if you own the property you can make changes to your heart's content - you can decorate, change the kitchen and/or bathroom, landscape the garden, renovate or build an extension (subject to planning permission!). It's your home and you can really go to town on making it yours - GL & Co can even supply you with the interior designer to assist you!
  • paragraph

Predictability: Costs are predictable - well, if you have a fixed-rate mortgage it's predictable. If you like to know exactly what you'll be paying every month regardless of what interest rates do then fixed-rate is designed for you - the higher fee to secure the product is probably worth it for the stability element. It means the payment amount is fixed for a certain period, so if its £800 per month now then it'll be £800 each month for the term of the fixed-rate deal. The fixed-rate stability enables you to make solid financial plans and budget effectively - people on variable rate deals are seeing low monthly repayments at the moment but if interest rates rise so will their monthly payments and they could reach a point where these start to become unmanageable. Please contact us if you need to find a mortgage adviser as GL & Co have several local advisers we can recommend to you. Generally, owning a home means you'll have a reasonably predictable list of outgoings. Even the big purchases are predictable - most roofs last a good 50 years (or more) whilst each year you may need to pay for the gutters to be cleaned etc.
  • paragraph

Good Deals: If you have some money for a deposit and a regular income, its worth talking to a local reputable mortgage broker and the team at GL & Co about which homes we have that could work for you. Owning your own home can be one of the best feelings in the world; to come home from work and shut the door on the world and enjoy your haven - it's time to take that step!

    Lettings
GL & Co has been letting and managing properties in West Sussex for over fifteen years and our business is ever expanding.
We believe our success is based on a strong commitment to provide a professional yet friendly service, great attention to detail and a desire to provide real value for money with many of our landlords and tenants echoing these sentiments. With the working population becoming more transient and house prices continuing to make it very hard for first time buyers to jump onto the property ladder, many more people are choosing to rent rather than buy. This can provide more flexibility than home ownership as it does not tie up capital and has meant that the number of good, reliable tenants has increased - and continues to do so.
Changes in legislation in recent years have allowed landlords to let their properties safe in the knowledge that they can regain possession at the end of the tenancy. However, other legislation and changes in the nature of tenants have forced improvements to the standard of typical rental accommodation and required landlords to comply with more regulation.
At times this can be confusing and quite daunting, especially for the first time landlord. The Lettings Team at GL & Co can help you to attract the best tenants, minimize rental voids and ensure that you are meeting all of your legal obligations.
GL & Co is a proud member of the letting industry's regulatory body, ARLA. This requires us to adhere to their exacting criteria, which demands the highest standards of professionalism and commitment to customer service from its members. Being a member of ARLA we are required to work within their Code of Practice and to comply with their rules on the handling of Clients' money and be a member of their Client Money Protection Bonding Scheme as well as a number of other matters.

    Auction Department
We have  an Auction Department in house at GL & Co to offer our clients an alternative method of selling. Rather than the traditional auction method, we have launched the Modern Method of Selling which is a more client-friendly process, still based around a fixed timescale but allowing longer periods for exchange and completion to further accommodate the residential buyer and seller.
To give a brief overview of the modern method of selling, the keys points include:
    • Reservation fee paid within 48 hours of auction completion (this is a reservation fee and does not form part-payment of the final selling price. This can vary so please check the terms & conditions against each property)
    • 28 days for exchange of contracts
    • 28 days for completion of contracts (Maximum 56 day time frame, but it can be done sooner!)
    • A more client friendly process allowing time for buying with a traditional residential mortgage

Please contact one of the team to find out more about the modern method of selling.

I have worked in estate agency since the early 80s and established Guy Leonard in 1992 with my then business partner. Since Guy's retirement, I have continued to run the practice with the same ethos of 'Striving for excellence and accepting only complete success', under the new company name of GL & Co. My wife, Cathy, joined me at the 'helm', and we are proud of the business we have created and the team of people who work within it.

    Simon Francis
Simon has had over twenty five years as an Estate Agent in both London and across the West Sussex area. That's a quarter of a century in the most enjoyable job in the world to me. The variety, the people, love of property and I still get to help buyers find their dream home.
Interesting fact - Simon has appeared on two editions of Sarah Beany's TV show, Property Ladders. Sadly, it didn't lead to a career in Hollywood.

    Anne Cooper - Secretary
Anne joined GL & Co over ten years ago and has got to know the surrounding area better than she'd ever anticipated! Anne was born and raised in Surrey and worked as a PA in and around London for many years. As life and traffic in that area got busier, Anne and her partner decided to escape the hustle and bustle and moved down to West Sussex, finally settling in Stopham near Pulborough. Now happily settled, she's wondering why she didn't do it sooner! When she's not sampling the delightful ales in the many traditional English hostelries, you'll find her cooking up some Asian extravaganza, gardening, cycling or kayaking up the Arun!

    Testimonials from Sellers

    • Seller Testimonial

Great Service all the way through the process
Great service from start to finish, the Photo process was excellent and really showed the house off well, with regular weekly feedback once on the market and after every viewing. Then once we had the offer they progressed the sale excellently and really supportive to get the exchange done which had been delayed. I could not recommend them more, just a great team
    • Seller Testimonial

      Efficient and professional
For a number of years, GL & Co have acted for us in managing a property. Our last tenant left, having been in the property for some seven years. GL were very efficient in finding a new tenant, carrying out the relevant searches, dealing with the utilities and in/out inventry and ensuring that this was done as quickly as practical. Issues which came up were dealt with quickly. We continue to be pleased by the GL team dealing with our property.
    • Seller Testimonial

      Very good service
Very helpful all the way through the process from viewing, offer, acceptance and even after the sale! Nothing too much trouble. Thanks.

      Excellent service
We wanted to thank Brandon for all his excellent support in helping us on our house search. He was always friendly, helpful, professional and informative. We really felt listened to and due to this Brandon had a great understanding of our requirements. Would highly recommend Brandon to anyone seeking to find their next home.
    • Buyer Testimonial

Restored our faith in Estate Agents
Peter Hossack has restored our faith in Estate Agents. It is a great shame that GL&Co is the exception rather than the rule but at least they are there to maintain standards. Nothing was too much trouble and at times they were the only people we felt were helpful and constructive.
    • Buyer Testimonial

GL made our purchase a dream
We can't speak highly enough about the team at GL&Co Storrington. We met most of the team and they were all easy to work with and professional often going above and beyond to help us with viewings and negotiations to completing our purchase and moving in. We're thrilled with the move and the pace at which everything happened and we're really happy in our new home. Thanks to all at G&L - five stars!
