A guide to preparing your house for sale

    If you're looking to sell your house and maximise the value then it's worth spending some time and effort on it before the viewers start to come round. To assist you with this, we have put together our top recommendations of things to do that can really help sell a property from an estate agents viewpoint:

    Get ahead and get a board - even if you live in a cul-de-sac, you may have people who use your road to turn round and who will see a For Sale board. Your neighbours will also see your home is for sale and will tell other people, helping spread the word. Make sure the name or number of your house is clearly visible so people can find it easily.    
    First impressions count - from our experience, people make their minds up very quickly. Make sure the front garden is tidy, lawn mowed and hedges trimmed. Put the bins out of sight if possible so people don't focus on these. Flowering plants in pots by the front door make a good impression and make sure the front door itself is clean and well painted. It's worth getting those windows washed as well. 

    Make a snag list and action it - all of it! All those jobs that you've meaning to do but never got round to, now is the time to do them. Potential buyers will notice a windowsill that needs a coat of paint or a cracked floor tile that needs replacing and this could put them off.

    Presentation, presentation, presentation - it's all about the presentation! Inside, declutter and tidy up - ask friends who opinions you trust for their thoughts and ideas of how you can make the house most saleable. If you have a lot of belongings to declutter, ask friends if they can help you with storage whilst you are selling.  
    Right furniture, right rooms - people often find it hard to visualise how they can use rooms. If you have a study that could be used as a bedroom, it can be worth putting a bed in whilst selling the property so people can see that a bed will fit. If you have a dining room you are using as a playroom try and show it as both to appeal to the widest possible audience.

If you can take the children, pets or relatives out whilst we conduct a viewing then it means the viewers can really focus on the property itself - make sure the radio and TV is off as well to allow people to concentrate on your home.     Guy Leonard & Company have been selling homes for over 20 years and from our experience there are four main reasons why people should buy houses:

    Equity: Home ownership is about investment. When you buy a home, there are associated costs such as solicitors and stamp duty but over time you should make that money back as equity builds in the property. By paying the mortgage each month, you are investing in your home and making it your property - if you pay rent to a landlord each month the money makes the property his, not yours! Historically, property values usually appreciate each year. Although prices can dip, generally the market recovers in the long term. Owning your own home is about investment. A home sold by us for £180,000 in 2000 sold again with us in 2011 for £475,000 - an increase of 153% in just over ten years.

    Ownership: As mentioned above, through paying the mortgage each month you make the property your own. What an opportunity! If you rent, you usually have very neutral décor and are very restricted as to putting up pictures and shelves etc - you can't really tailor things to your taste. On the other hand, if you own the property you can make changes to your heart's content - you can decorate, change the kitchen and/or bathroom, landscape the garden, renovate or build an extension (subject to planning permission!). It's your home and you can really go to town on making it yours - Guy Leonard & Co can even supply you with the interior designer to assist you!

    Predictability: Costs are predictable - well, if you have a fixed-rate mortgage it's predictable. If you like to know exactly what you'll be paying every month regardless of what interest rates do then fixed-rate is designed for you - the higher fee to secure the product is probably worth it for the stability element. It means the payment amount is fixed for a certain period, so if its £800 per month now then it'll be £800 each month for the term of the fixed-rate deal. The fixed-rate stability enables you to make solid financial plans and budget effectively - people on variable rate deals are seeing low monthly repayments at the moment but if interest rates rise so will their monthly payments and they could reach a point where these start to become unmanageable. Generally, owning a home means you'll have a reasonably predictable list of outgoings.     We have recently launched an Auction Department in house at Guy Leonard & Co to offer our clients an alternative method of selling. Rather than the traditional auction method, we have launched the Modern Method of Selling which is a more client-friendly process, still based around a fixed timescale but allowing longer periods for exchange and completion to further accommodate the residential buyer and seller.  
    To give a brief overview of the modern method of selling, the keys points include:  
    • Reservation fee paid within 48 hours of auction completion (this is a reservation fee and does not form part-payment of the final selling price. This can vary so please check the terms & conditions against each property) 
    • 28 days for exchange of contracts 
    • 28 days for completion of contracts (Maximum 56 day time frame, but it can be done sooner!) 
    • A more client friendly process allowing time for buying with a traditional residential mortgage

Having previously worked in IT and Media, Peter now feels he has found his true vocation in life.

    Craig joined Guy Leonard & Co in 2010, having previously worked as an estate agent covering Worthing, Goring, Brighton and Lancing.
