    One unique benefit HF Lettings offer is a member of staff, Jade Hedges whose sole charge is to deal with property maintenance and inspections. This ensures that once a problem is identified, both landlord and tenant can be reassured that it will be dealt with swiftly and appropriately. The assumption might be that HF Lettings is a subsection of Hunter French estate agents, but in fact they are two separate limited companies, who work in partnership to provide a full range of housing services, without any conflict of interests.     • Registered agents must follow The Property Ombudsman Letting Code of Practice. This sets out the framework within which registered agents must operate and the standards of service they must provide for both tenants and landlords.
    • The Code is compulsory and is rigorously applied in our complaints handling.
    • The agent is required and has agreed to have Professional Indemnity insurance to ensure that any compensation awarded to you can be paid.
    • The agent is required and has agreed to have an in-house complaints system with written procedures; inform you how to refer any unresolved dispute to the Ombudsman and co-operate with any investigation by the Ombudsman.

There are several schemes in the sector operated by ARLA/NAEA, the Law Society, NALS and RICS to which agents voluntarily belong. These schemes are run by recognised industry bodies or organisations operating in the private rented sector to provide accreditation and/or regulation. They are completely independent from the letting agent and they do not act on behalf of, or have a duty of care to the participating firm. The scope of their CMP schemes varies and you should contact your agent to find out which scheme they are part of. There are several schemes* in the sector operated by ARLA/NAEA, the Law Society, NALS and RICS to which agents voluntarily belong. The scope of these schemes varies and you should contact your agent for full details of the scheme of which they are a part. Landlords and tenants often make decisions based on cost but it is important to ensure you ask your agent for details of the organisation they are regulated by and whether or not they are covered by a client money protection scheme. All agents who are part of ARLA/NAEA, the Law Society, NALS and RICS maintain and operate separate designated client accounts where your money is held completely separate from the operating funds of the firm.
