    Hamwic (also known as Hamtun) must have possessed considerable administrative importance, as by the middle of the 8th Century it had given its name to the "shire" - " HAMTUNSHIRE, that is, Hampshire.

    Saxon Southampton - An 8th Century Port

    Southampton Football Club was relocated from "The Dell" to their new site at "St Mary's". The site in St Mary's is also the site that Southampton Football Club originally started from long before establishing themselves at "The Dell". The new site had to be explored by way of an archaeological dig prior to the new stadium being built. Apparently, over 94,000 pieces were uncovered including Saxon coins (right). This was all down to the fact that the site is also the location of the 8th Century Saxon Settlement known as "HAMWIC".

    It is important when assessing market conditions that the 'local picture' is given serious consideration, as what may be reported nationally may not reflect the true situation locally. It is also fair to say that whilst market conditions and mortgage interest rates play an important part of our assessment, the saleability of your property will be determined by other factors such as supply and demand.     

    In other words, although house prices in general have stabilised and have started to lift in some cases, it would be wrong to assume that a premium price could or could not be obtained for your home. Equally, being too ambitious could put your move at risk. Our advice to all home owners is that a correctly priced property will attract interest and should sell within a reasonable period of time.

    In order to create a greater awareness for our business and OUR Vendors and to attract MORE potential buyers, Hamwic have adopted the stance that we need to create as many opportunities to attract positive attention to our agency. So we have added a LARGE display in the foyer of Totton recreation centre & Totton College. This display also enables us to show a limited number of properties for sale in addition to displaying within our Estate Agency office in Water lane.   

    Hamwic have also assisted sponsorship at Totton FC and Totton & Eling FC at their new stadium on the fringes of Calmore for the same reasons. We are now in our 3rd season.

    Work out what you can afford

    Buying a property is a big step involving a substantial long-term financial commitment, so think hard about what you can afford. You will need to consider the assets you have - like savings - as well as the money that's coming in and going out.   Although it may reduce your buying options, you don't want to commit to a mortgage and then realise you can't afford some of the nicer things in life! It may sound obvious but take time to think of all the things you spend money on throughout the year, even without a mortgage.

    Need a Mortgage??

    For most people buying a property the biggest ongoing cost is the mortgage - simply a loan secured against a property.   

    Because of the credit crunch. It is vital and best practice that you secure a mortgage with a lender before starting the searching process. This way, when you find the right property, you will avoid being beaten to it by another buyer and you will also be in a much stronger negotiating position.  
     

    Generally, the best mortgage deals are available to people who put in at least 10% of the property's value, leaving the mortgage company to lend the other 90%. If you put in less than 10%, you may have to pay a "Higher Lending Fee" (sometimes called a Mortgage Indemnity or a Mortgage Guarantee Charge) which will add to the cost of your mortgage.     

    You can't sell the property without paying off the mortgage first and if you don't keep up the repayments the lender can repossess the property.

    Neil Flaherty
    Neil opened Hamwic in 2010, Neil has an excellent reputation in the local area of Totton and surrounding areas and has over 20 years experience in the Totton & The New Forest property market. This includes being Manager at "General Accident" (now called 'Your Move'), "Michael Rhodes", Manager at "Morris Dibben" and 5 years as Manager / Proprietor of "The New Forest Estate Agents" dealing with the upper end of the local market including Equestrian, Thatched and Grade Listed properties. Neil has also spent 3 years running "Plot Stop" which was an Acquisitions Company which dealt with finding Land & Planning propositions, realising them and then re-selling them to various clients.

Robs background is Financial Services having spent over 20 years working within initially the Insurance market for large corporate companies to High Street Banks and also worked as an Adviser within a Corporate Estate Agents.In 2003 Forest Edge Mortgages was formed in Totton. Rob has over the years advised many people in and around the local area on their mortgage and financial affairs and now with Hamwic Property Services can now offer the additional service.
