      An Energy Performance Certificate is a legal requirement for every property being marketed whether it is for sale or for rent. The EPC must be ordered before the commencement of marketing.       Take an objective look at every aspect of your home, inside and out as if you were a prospective buyer

      Make sure the property is clean throughout giving particular attention to the kitchen and the bathroom and making sure the windows are sparkling clean to maximise light throughout the property and enhance the feeling of space

      Attend to any minor repairs such as cracked light switches or staining on a ceiling from an historic leak such issues can act as red flags to buyers who may start to presume the property has not been well maintained or there are hidden problems within the property

      Tidy the gardens, paths and the driveway and repair any damaged fences or boundary walls

      Present the accommodation as nicely as possible and consider using finishing touches such as fresh flowers, pretty cushions and attractive bedding to enhance the property

      Prospective buyers start forming a positive or a negative impression as soon as they arrive at your property and making sure that your property has kerb appeal with a tidy frontage and clean windows and front door will get the viewing off to a good start.
