    It is very important to get the advertising correct on these websites. Figures from Rightmove say that 70% of enquiries come within the first week of hitting the website so it is vital to get the first advertising correct.

    We have invested heavily in photography to make sure that our staff are professionally trained photographers. This allows us to get better photos than every other agent. Rightmove figures show that properties with professional photographs get 55% more enquiries than properties without.

    The examples on the next page show how our photography has worked in getting properties let compared to our competitors.

    Both examples were marketed by us and a competitor. Our photographs were very different and, as we expected, we had a substantial amount of interest and let both properties immediately.

    Rent Collection Service

    Fully Managed Service

    Our Fully Managed Service is for landlords who require minimal involvement in managing their property. We would take care of all of the requirements and day to day management. This service includes:

    • A visit to your property for a three months inspection, and then six monthly thereafter (to include full report with photographs)

    There are many things that you should be aware of and do as a landlord. We love to share our expert knowledge with you. If it is mortgaged, ask your lender's permission to let your property. You might need to switch to a specialist buy-to-let mortgage.

    Get your property ready for rent

    Good first impressions count. Clear your front garden and decorate your property in neutral colours. All small touches will make a difference. Try and create a feeling of space by taking away everything that you are not planning on leaving at the property.

    The better the property, the better the tenant

    Keeping your property immaculate and ready to let can really guarantee a good tenant. Other characteristics should include that they are clean - a tidy property with reasonable fittings and a neutral décor is always popular. If this could also include Wi-Fi, cable or satellite TV these are always preferable.

    We take into consideration your requirements and keep in regular contact with you. We will update you when any new properties become available whether it be a flat to rent in Hove or a house to rent in Brighton.

    We understand most tenants prefer an unfurnished property. Bringing their own furniture really helps to put their own stamp on it. However, some of our properties also come part and fully furnished.

    We manage a wide range of properties from studio flats through to large residential houses. If you cannot find what you are looking for straight away why not register your details on our home page. New properties are added to the market regularly. We will always try to accommodate what you are looking for and match you with the perfect property.

    Before looking for a new home, it is important you are sure about the area you want to live. Think about what you would like close to you, train station, pubs, restaurants, the beach or bus stops. If you're not familiar with the area we will be happy to assist you.

    We have included a new feature on our website for council tax to see what band each property falls into. This enables you to see how much the council tax would be on a monthly or annual basis. This can be found at the bottom of each property description.

    We also provide the distance to the nearest train station, school and supermarket. We hope this will be useful and help make your search easier.

    Guarantors


    As an agency we ask all tenants regardless of their earnings to provide a UK homeowner as a guarantor. This provides our landlord with security ensuring the rent will be paid on time and in full.

    We understand that providing a guarantor doesn't suit everyone. However, we have found over the past 25 years that this system is the most secure way to ensure our landlords receive the rent payments each month on time. We do not carry out any form of referencing for most of our properties.

    Alternatively, some of our landlords are happy to accept 6 or 12 months' rent in advance. This is instead of providing a guarantor and is at the landlord discretion.

    Mark Harrington- Director
    Mark now works full time in the acquisitions department. Whilst he is the owner of Harringtons Lettings his passion has always been to purchase properties on behalf of clients. His role is to oversee his various companies and to ensure that the business is moving forward in this ever changing industry. He is also the managing director of iInsure 365 and over sees the marketing for both companies. His main role is to ensure that both businesses evolve through the years to include any new technology that may come onto the market.

    Emma Gretton- Lettings Manager
    Emma is mainly responsible for carrying out valuations, taking on new properties and working alongside new and current landlords. She works closely with the viewings team to assist with letting properties on the market as required. Emma is also involved with many aspects of the business. She works closely with the administration team ensuring that transactions take a smooth path from start to finish. She has won numerous awards being the second best female in the letting industry in the United Kingdom. She was only beaten by her colleague Rachel in this regard.

    Rachel Erridge- Administration Manager 
    Rachel is one of our property managers who deals with the day to day running and management of our properties. She has worked for Harringtons Lettings for over 7 years now and has a wealth of knowledge in all aspects of the business and industry. The busy property management department manages a huge variety of properties ranging from period houses, modern apartments, family homes and student housing. Rachel is passionate about all aspects of property and prides herself on being approachable, professional and efficient.Over the last couple of years Rachel has been awarded several All Agent Awards including gold for the Best Overall Agent in the UK in the Female Category and gold for the Best Overall Agent for customer experience in the UK.Prior to working at Harringtons Rachel worked in event management at an independent event management company in Eastbourne where she travelled all over the world running events and conferences. Over the last 4 years Kate has gained a wealth of knowledge in property maintenance and the lettings industry. Kate has now started to take over the day to day running of the administration from Rachel developing new skills all the time.
