      Searching for your next Home

      The Wellingborough area is very popular with potential homebuyers. There is a good range of properties and whether you need a flat, traditional terrace, bungalow, modern house or a home in a village then we can probably help.

      Prices in the Wellingborough area are generally more affordable than nearby Northampton and our train service to London is better (regular Midland Mainline commuter service to London St Pancras in about 55 minutes). Good road links and a central position within the UK make this a very convenient and attractive area to set up home. If you settle on this area as the place to live then ring us and we'll take the details of what you're searching for. We'll talk to you to establish what your needs are and to make sure that we understand your requirements.

      If you want to put yourself in the best potential buying position then we suggest that you make some provisional mortgage arrangements before you start to view properties. It will be easier for you to make a decision if you already know what you can borrow and which lender you will be going to. It will also mean that the seller will be more likely to consider any offer you make if it is clear that you have done your homework and have your financial arrangements in place.

      Visiting Properties

      When you have decided which of our properties seem interesting then let us know and we can arrange to show you around. We have keys to a large number of our properties although others may require us making you an appointment with the seller. We will always try to fit in with your suggested viewing times but please try to be flexible if you can. It is helpful if you can give us a couple of suggested times when you will be available (...trying to get a busy seller with hectic working hours home for a 5pm viewing isn't always possible).

      Whilst we will normally show you around the property ourselves (often with the seller present but in the background ready to answer specific questions), some sellers prefer to show you around themselves. We will advise you of the actual arrangements when we confirm your appointment.

      Depending upon the size of the property, we suggest that most first viewings are fairly short, taking no more than about 15 to 20 minutes at the most. If you then want to revisit your "favourite" for a much longer, more detailed 2nd viewing then we would be happy to arrange that.

      Want to make an offer?

      If you see a home that you like then let us know and we will be pleased to put your offer forward to the seller. Please be realistic with your expectations of what the seller may accept as offers considerably below the asking price are rarely acceptable. However, that said, we submit all offers received to the seller for consideration and confirm them in writing.

      Most people that place offers do so verbally and we wouldn't normally need you to confirm an offer in writing. Whilst you are not "legally bound" at this stage, we would ask that you do not submit an offer unless you genuinely intend to buy the property. In turn we will not ask you for a deposit or any other fee (unless the property is brand new in which case you may need to pay a reservation fee or deposit that is then passed to the builder).

      If your offer is accepted then we will normally mark the property as "Sale Agreed" and will ask the seller to allow us to suspend further viewings from other potential buyers. We do not encourage "gazumping" and will always tell a seller to think very carefully before pulling out of a sale on the promise of more money from an alternative potential buyer. However, please be aware that, by law, we have to advise the seller of all offers received up to the point that contracts are exchanged and, irrespective of our views, the seller is quite entitled to change buyers if he/she so wishes.

      As soon as your offer is accepted we will need to know the details of the solicitor or conveyancer that you will be appointing and you will also need to submit your full mortgage application through your lender or broker immediately. From our experience, delays in dealing quickly with these issues can add weeks to the overall time that the transaction will take.

      Survey Department - Basic Valuation Report
      A basic valuation report is a limited inspection of the property and will not report in any detail on items of repair unless they are considered so severe as to affect the value and saleability. This is a very limited inspection and the report should not be used solely for deciding whether or not to purchase a specific property. A basic Valuation Report can be used for a variety of purposes including lending, probate, part exchange, relocation, matrimonial settlement, taxation etc.

      Survey Department - Homebuyer's Report

      A Homebuyers Report is a much more detailed report designed to be "user friendly" and will provide a clear and concise picture as to the condition and value of the property. Matters of concern will be identified, together with any issues that should be investigated or acted upon before you enter into a legal commitment to purchase. Any matters with a possible legal implication will be identified by our surveyor and noted for further investigation by your solicitor or conveyancer. We will provide, free of charge, a second copy of this report directly to your solicitors should you ask us to do so.

      A Homebuyers Report and Valuation is suitable for the majority of properties with the possible exception of those which are very large, old or of unusual construction. Our surveyor can advise at the time of your enquiry whether this report will be suitable for your likely needs.

      Survey Department - Building Survey
      A Building Survey is the most comprehensive and in-depth report that we provide. This type of report is particularly suitable for older properties, unusually constructed properties, listed buildings, properties that have had extensive alterations or properties that you plan to renovate or refurbish. Our surveyor will examine all accessible parts of the property and if you have any particular worries about the building then you can ask our surveyor to look at specific areas of concern. A Building Survey includes details of major and minor defects and what they could mean, the possible cost of repairs, results of damp testing on walls, damage to timbers such as woodworm and rot, insulation, drainage (though drains aren't tested), technical information on the construction of the property and the materials used, the location and recommendations for any further special inspections that may be required. A Building Survey doesn't include a valuation, but our surveyor can provide this separately if you need one.

      Domestic Energy Performance Certificates (EPCs)

      Whether you are in Wellingborough, Kettering, Northampton or any of the surrounding Northamptonshire villages our Domestic Energy Assessor will be happy to supply your Energy Performance Certificate (EPC). Our Domestic Energy Assessor would need to visit your property and will be looking at the construction type of external walls and floors, the construction dates of the original building (and any extensions), the type of windows you have, how your home is heated, how your hot water is supplied, what type of lighting is used and the nature of any insulation to walls, floors and roofs. An Energy Performance Certificate (EPC) inspection typically takes approx ¾ hour to 1 hour depending on the complexity of the property.

      Non Domestic Energy Performance Certificates

      Our Commercial Energy Assessor can provide non-domestic Energy Performance Certificates (commonly called a commercial EPC) throughout Wellingborough, Kettering, Northampton, Corby, Bedford, Peterborough and similar areas. The information our Energy Assessor will require to provide your Energy Performance Certificate relates to the building as a whole together with an understanding of any specific zones or individual spaces (such as retail areas, office space, storage space, kitchens, operations rooms etc). To complete the Energy Performance Certificate our assessor will also need the dimensions of the building as a whole together with a breakdown of the dimensions of the individual zones. Additional information that our Commercial EPC assessor will need will include the heating and ventilation services for each zone, lightings and controls used in each zone, the materials used to construct the building and any information on the thermal efficiency of those materials such as the roof, walls, windows, doors and wall insulation. Any plans of the building, if available, are a great help to our Commercial Energy Assessor. If there are no plans we may need to survey the building and gather information which may add to the overall cost. Any records that relate to the original construction of the building together with any subsequent modifications would also be very helpful. Due to the complexity of commercial buildings a Commercial Energy Performance Certificate assessment can take several hours.
