    The trick is that we charge for the work that we do and we cover the whole of the North West of England & North Wales from our office in Manchester.

    When you consider a 'normal' estate agent, they will normally only cover a small area and not go further than a few miles. This means they are limiting the amount of business they can do.

    And, secondly, estate agents work solely on the 'No Sale, No Fee' model. And because of this, they have to charge more overall to cover the cost of all the houses that they don't sell!

Top Ten Tips For Buyers

    1. Go and see an independent financial advisor to see how much you can borrow before you do anything else!

    2. Research various property web sites, specifically Rightmove, to see what size property you can get for your money and in what areas.

    3. Make up a tick box of needs & wants in order of importance, for example, the amount of bedrooms, style of property - semi, terrace, flat or detached - do you want a garden, a garage or parking? How many WC's do you want in the property, how many reception rooms? And most important - location, location, location? There are many things to consider.

    4. Register on the Rightmove mailing list - they will alert you to any properties that come on the market that fit in with your criteria from ALL agents, not just one or two. This saves you having to register on lots of agents' mailing lists and getting sent stuff you don't want!

    5. Go and actually view some properties - even if you're not quite sure about it from the outside, or the description - it's always worth a look inside.

    6. If you can't find anything, don't despair, you are not the only one. Most buyers don't find exactly what they are looking for, and it may require some adjustments on your tick box - maybe the bottom few requirements are not as important as you thought. Or perhaps you might just have to be a bit more patient.

    7. If you see something you like, but you think the price is a little too high, MAKE AN OFFER. Most owners are willing to negotiate on their asking price, regardless of the market.

    8. When you make an offer, make sure the estate agent knows your own situation - Are you a first time buyer or in a chain, what are the chain details, what percentage of deposit do you have to put down and how quickly you are likely to be able to exchange contracts? All of this information will be relayed to the vendor and will be a big help in the decision making process. It may just swing it for you.

    9. When you have an offer accepted, make sure the survey (if you are getting one) is done as soon as possible - it shows the vendor and the estate agent that you have spent some money and you are committed to the purchase.

     10. Try not to let the whole process stress you out. Speak to people that have done it before, speak to the agent you are buying through, speak to your solicitor and speak to your mortgage advisor - all of these people are there to help. Sales can take weeks to go through - it probably won't be anyone's fault, it's just the system we run in this country.

     11. And a bonus tip - when you come to sell the property you have purchased in a few years, make sure you sell through hatched.co.uk to benefit from low sales fees and excellent service.

    Energy Performance Certificates - HatchedEPC.co.uk

    A brief guide to EPCs:

    With the abolition of HIPs by the government in May 2010, it has made it easier to get your home on the market more quickly without the need to hang around waiting for documentation to be put together. There is, however, still a legal obligation for you to provide an Energy Performance Certificate (EPC) whilst marketing your property.

    An EPC is produced by a Domestic Energy Assessor (DEA) who will visit your home to assess the energy efficiency of your home. It will take anything from 20 minutes to an hour, depending on the size of your property.

    Your property will be given a current energy rating and a potential energy rating - much the same as the way in which your kitchen appliances are rated. It is nothing to worry about, and it is highly unlikely that anyone will take this piece of documentation into account when viewing/making an offer on the property.

    However, it is EU legislation and it must be done in order to get your property on the market. HatchedEPC can offer you an EPC for just £72.

Meet the Sheffield Sales Team
  • Introduction

    Hatched was launched in 2006 by Adam Day, James Venning, and James Saunders. Unlike some other online companies, everyone at Hatched had previously worked in the estate agency business. And with over 50 years of estate agency experience between them, they have the skills and expertise to handle any situation that may arise when buying, selling, or letting a property.

    We realise that it's sometimes difficult dealing with people you've never met, so here's just a little bit about some of the people who will be working hard on your behalf both from the Sheffield office and head office in Hitchin.

    Martin Tune, Northern Regional Consultant
    Martin was Hatched.co.uk's original 'regional consultant' having opened the Sheffield office, covering the North of England in June 2012. Martin previously worked for one of the largest letting agencies in Hull and upon moving to Sheffield, for one the largest estate agency groups in the country. There isn't much Martin doesn't know about either sales or lettings, so if you have any question at all, just ask. Martin is also a bit of a film buff, so feel free to quiz him on films as well if you like!

    Oliver Howell
    Ollie, as he likes to be known, started with us in September 2013, having applied for the position of trainee estate agent, even though he'd been in estate agency immediately prior to this already! Having worked at his previous estate agency for a period of 12 months, Ollie is convinced that online is the future, which is why he was prepared to take a 'step back', in order to ultimately take two steps forward in his career, by joining one the most forward thinking estate agents in the UK. Ollie looks after the viewings, offers, and booking new appointments. He also looks after himself, is always immaculately well groomed and also smells lovely, which is a shame, because unlike the rest of us here Hatched, you won't get to experience it.

    Ben Lowe
    Ben started just the day after Ollie as a viewings coordinator. Ben had worked in logistics for the previous year or so, spending most of his days on the phone, trying to get people all over the UK to where they were supposed to be, and solving any problems that arose; all of which helps in his new role, because he'll spend most of the day on the phone, he'll be trying to get people into places we want them to be (your home), and he'll be sorting out any problems where potential buyers go missing along the way! Ben is a really nice chap, but we don't know a huge amount about him at the moment. He is very softly spoken, extremely polite and also did some sort of IT course at uni, so he could turn out to be a bit of a geek...we'll keep you posted on that though!
