    Since the early 90s Phillip Hathway has been actively involved in the local property market. Hathways Estate Agents office is well situated within the commercial hub of Pontnewydd Village alongside other Estate Agents, Accountants, Solicitors and Insurance brokers. We own our business premises and we are independent and not part of a franchise so our fees and charges are not governed or influenced by expensive overheads and/or franchise fees.

    We ensure our service is personal and professional at all times. We genuinely care about our clients and we are not simply driven by targets. We understand that property is a people business and we ensure we have the best people working for our clients.

    We fully understand that different clients have different requirements, so by getting to know our clients we tailor the service to suit their individual needs whatever the property transaction on which they are embarking.

    we are in quite a unique position where some of our advisors are authorised to offer advice and very competitive products in this niche area.

    We understand that different landlords have different levels of experience and require different levels of involvement in this process, so Hathways offer a range different packages; including full management service, let with rent collection only service and a let only service.

    Fully Managed Service

     

    Our full property management service is tailored to suit each individual landlord. The landlord can decide how much involvement they want to have and just leave the rest to our team.

    For a fully managed property we will carry out, when required:

    • a free, honest rental evaluation, carried out by an experienced, friendly advisor

     

    • advertise your property in our branch, online and in the local press

     

    • conduct accompanied viewings wherever possible

     

    • obtain references and/or a financial guarantor for every prospective tenant

     

    • prepare and sign tenancy agreements for both new and existing tenants

     

    • hold bond deposits in our allocated deposit account which complies with the latest regulations / or deposit with a government approved scheme

     

    • if required, carry out a full inventory at the start of each new tenancy and inspect the property at regular intervals

     

    • where agreed, obtain all meter readings and liaise with local council regarding council tax matters

     

    • collect the rent, chase any rental arrears and, if necessary, initiate legal proceedings for non-payment of rent

     

    • carry out any repairs/maintenance required up to an agreed sum of money and contact you thereafter

    Let only Service

    If you are a more experienced landlord you may wish to handle the day to day running of your property yourself. We can still help and will provide the following services:

    • a free, rental valuation, carried out by an experienced, friendly member of the lettings team

     

    • advertisement of your property in our branch, online and in print

     

    • obtain references and/or a financial guarantor for every prospective tenant

     

    • accompanied viewings

     

    • Ongoing honest feedback regarding your investment

     

    • prepare and sign tenancy agreements for both new and existing tenants

     

    Once the contracts have been signed we will either invoice you for the letting fee or deduct it from the monies received from the tenants. Thereafter all of the paperwork will be sent to you for you to start managing your property.

    Phil has been involved with property since the early 1990s. He has worked for and run corporate Estate Agencies for large national companies and also worked for an independent agent. He is an experienced landlord and a qualified mortgage broker and is confident that his company can offer an unrivalled level of service when it comes to dealing with property whether you are buying, selling, letting or looking to rent a property. He is also qualified and authorised to offer mortgage and other financial advice in relation to your property transactions. Phillip confirms I wanted to re-brand the already successful company to HATHWAYS because when you put your name on your business, you put your personal reputation at stake.     Noah joined us after enjoying a successful career within a large corporate agent.     Karen carries out and co-ordinates many of our branch activities. Karen holds the Certificate of Mortgage Advice and Practice qualification which will give you the peace of mind that your requirements are being dealt with by a qualified person. Karen has previously been a key member of a local mortgage brokerage and benefits from a great deal of property and mortgage related experience having dealt with many different kinds of property transactions over the years.     Suzanne Hathway
    Suzanne has many years' administrative experience having previously had a long successful career in local government before joining the company. Suzanne has also previously held a customer service position within a private company/retailer. Suzanne oversees many of the administrative task and rolls within the organisation and personally ensures all of the rents are paid to our landlords on the day they are received even on weekends and over holiday periods.
