    Situated in the picturesque market town of Wimborne Minster, Dorset, Alan Cosgrove Estate Agents was acquired in September 2013 by Hearnes Estate Agents upon the retirement of the principal, Alan Cosgrove.

    Established in 1996 by a husband and wife team, Lyndon and Lynda Le Boutillier, Hearnes has now become one of the most respected and successful estate agencies in Dorset and Hampshire, with market leading offices in the towns within which they operate.The company exercises a hard work approach aimed at providing the highest quality of service to its clients and employs staff who have a wealth of knowledge of the local area and many years' experience in the housing market. Due to the combined experience within the firm, we are able to offer excellent advice for the purchase, sale and letting of residential property.

    Mark joined Hearnes in 2014 as Director of Wimborne Office having known Lyndon for ten years, working for a well reputed agent in Westbourne during that period. He was born in Kingston-upon-Thames and moved to Poole at the age of 5. His father is a Greek-Cypriot hence the surname 'Stylianou' and he is very close to his family of 3 sisters, 6 nieces/nephews and his parents who all live in the Wimborne and surrounding area. Mark has been happily married for the past 16 years to his wife Ruth and has two daughters, Helana and Nicole. Both girls attend local schools and nursery. He has lived in Wimborne for the past 13 years and enjoys the bustling atmosphere the market town has to offer as well as sampling some of the fine dining restaurants the town now has and its friendly community spirit. Mark has a wealth of experience in agency and has worked in the Poole/Bournemouth area for the past 23 years where he has built up an excellent reputation in customer service and sales which has resulted in a large amount of repeat business over the years. In his spare time Mark enjoys running, especially around Wimborne and Pamphill. He has achieved two London Marathons with the possibility of taking up the challenge of a third if he has the time in between taking his girls to ballet, swimming and gymnastics.

    Lynda and Lyndon were married in 1998 and have since been blessed with the arrival of four children, Jordan, Noah, Samuel and Grace.

"We always endeavour to understand our clients' real needs and fulfil them in the way they've every right to expect. And we expect them to judge us on how well we achieve these aims."

    Lyndon's estate agency career began in 1982 for a large corporate estate agency where he progressed throughout the company, becoming Area Manager in the Bournemouth area in 1993, still working for the Hambro Group. After further success as Regional Manager, Lyndon recognised the need to move the business focus to the clients without the restrictions and inflexibility of a corporate agency.

    Lynda was educated locally at Talbot Heath School, completed her A levels at Millfield School and obtained her Bachelor of Science and Master of Science degrees at Loughborough University. Her competitive nature has always driven her to succeed, highlighted by 12 years of competition in athletics at national level and twice running the London Marathon! Her time spent at a subsidiary of PepsiCo led her to fully understand the need for service excellence.

    When you decide to sell your home, it's worthwhile asking friends, neighbours and colleagues for their experience of local estate agents. From this, you can put together a short list of three or four - asking each for a valuation of your home.

    Don't simply opt for the agent who gives you the highest valuation or quotes the lowest fee, but make a rounded judgement on the impression they create and the services they offer. And adopt a similar approach when choosing a solicitor to handle your sale.

    Buyer's guide
    When you're thinking of buying a house, the first thing to do is find out how much you'll be able to borrow for your mortgage. You can talk to independent advisers or approach a bank or building society, but whichever mortgage you choose, you should be sure the repayments and running costs of your new home are affordable. Some lenders now provide certificates of mortgage approval and these can be very useful to demonstrate you're a serious and credible buyer to sellers and agents.

    There are a number of other costs you'll incur when buying - with stamp duty and solicitor's fees likely to account for several thousand pounds. You'll also need sufficient funds to cover any deposit and fees for surveys, valuations, land registry, mortgage arrangements and removal expenses.

    When you find a property you like, you can make an offer to the selling agent and if it is accepted, you should ask for the property to be taken off the market. At this stage, you should instruct a solicitor to act for you, and together with the seller's solicitor, they will draw up the contracts for the sale. Your solicitor will make any enquiries that are needed and resolve any questions or queries you may have.

    While this is being done, you should arrange for a survey on the property and if this is unsatisfactory, you will still be entitled to pull out of the sale without penalty. Prior to contracts being exchanged, you will be asked for a deposit, and once you've paid that, your sale should proceed to completion on the date you and the seller have agreed.

    Lyndon Le Boutillier - Founder & Owner
    Born and bred in Bedfordshire, Lyndon was educated at Bedford School and lived in that area until 1992 when he moved to Bournemouth. His first full-time job was as an Estate Agent in Newport Pagnell in 1982 for a highly charged independent group called Taylors. He has always been in agency and thoroughly enjoys his career. Having been involved with corporate agency for some years he felt that setting up their own company was the only real way to be able to provide the best possible service. Lyndon runs the day to day operations at Ferndown and maintains a consulting position in Ringwood. He too is a committed Christian and hobbies include fishing and golf (if he ever gets the time between running the children around!)

    Lynda Le Boutiller - Founder & Owner
    Lynda was born in Romford and at the age of one moved to New Zealand with her family where they stayed until she was 14. Subsequently educated at Talbot Heath, Millfield, then Loughborough University she attained an excellent level of qualification. She ran at national level at 800m and 1500m; has run the London marathon twice and still runs for an hour a day before the majority of us stir from our beds! Having set up Hearnes with Lyndon in 1996, they married soon after and have since had four children. Lynda worked full time in The Company for many years and now spends her busy life looking after the children, maintaining a consulting position within Hearnes. She is a committed Christian and is involved in various Christian groups through Christ Church and through school. The company takes its origin from Lynda's maiden name as she is one of two sisters and their name Hearne would have been lost once she married.

    Andrew Kelley - Valuation Manager
    Andrew has lived and worked in the Wimborne Area for most of his adult life. He was born in Devon and grew up in Somerset. He went to school in Yeovil and began his estate agency career there. He moved to Bournemouth in 1976 where he worked for a well-known Bournemouth based firm where he learned all aspects of residential estate agency. He and his wife, Val, moved to Wimborne in 1979 with their young family and they have lived in the Wimborne/Cranborne area ever since. Andrew has a broad and deep knowledge of all aspects of the Wimborne property market gained over many years. Outside of the office his interests include walking, photography and church architecture.

    Jeremy Stuart - Senior Property Consultant
    Jeremy was born and bred in the Bournemouth area having attended school here and gone on to study Business at NVQ level at Bournemouth and Poole College. He joined Hearnes in 1999 having previously been a trainee manager at Tescos and subsequently working in the investments department of NatWest Bank. Jeremy worked up through the ranks to become one of our longest serving and most valued senior consultants, with his watchwords being 'conscientious and diligence' He spent a short time with Savills and rejoined us in 2013 quickly re-establishing himself as an invaluable team member. His son Lucas was born in 2008 and Jeremy enjoys much of his spare time playing football either with Lucas or in a local 5-a-side team.

    Melanie Poore - Office Co-Ordinator
    Melanie started her Estate Agency career in 2002 in Canford Cliffs and in 2005 joined Alan Cosgrove Estate Agents. Melanie was born and raised locally, attending local schools and has lived in and around Wimborne her whole life. She has an extensive knowledge of Wimborne and the surrounding area which, coupled with her 12 years in agency makes her an invaluable member of the team. Melanie lives in a small rural hamlet where she spends all her spare time tending to her cottage garden and vegetable patch, growing her own fruit and vegetables and looking after her pigs, sheep and 5 cows! When not walking her dog or photographing the surrounding countryside she can also be found making jams, chutneys and baking cakes!

    Having been involved with running her own business for many years in London, Linda moved to Dorset bringing about a complete change of lifestyle.
