    Situated in the picturesque market town of Wimborne Minster in Dorset, Alan Cosgrove Estate Agents was acquired in September 2013 by Hearnes Estate Agents upon the retirement of the principal, Alan Cosgrove.


    Hearnes Estate Agents is built on honesty and integrity whilst providing an unrivalled level of service. Established in 1996 by a husband and wife team, Lyndon Le Boutillier and Lynda Hearne, Hearnes has now become one of the most respected and successful estate agencies in Dorset and Hampshire, with market leading offices in the towns they operate in.


    Mark joined Hearnes in 2014 as joint owner of the Wimborne office - he has lived locally for over twenty years and has a wealth of experience in agency, having worked in the Poole/Bournemouth area for over 30 years where he has built up an excellent reputation in customer service and sales which has resulted in a large amount of repeat business over the years. In his spare time Mark enjoys running, especially around Wimborne and Pamphill. He has achieved two London Marathons with the possibility of taking up the challenge of a third.

    Seller's guide

    When you decide to sell your home, it's worthwhile asking friends, neighbours and colleagues for their experience of local estate agents. From this, you can put together a short list of three or four - asking each for a valuation of your home.

    Don't simply opt for the agent who gives you the highest valuation or quotes the lowest fee, but make a rounded judgement on the impression they create and the services they offer. And adopt a similar approach when choosing a solicitor to handle your sale.

    Buyer's guide
    When you're thinking of buying a house, the first thing to do is find out how much you'll be able to borrow for your mortgage. You can talk to independent advisers or approach a bank or building society, but whichever mortgage you choose, you should be sure the repayments and running costs of your new home are affordable. Some lenders now provide certificates of mortgage approval and these can be very useful to demonstrate you're a serious and credible buyer to sellers and agents.

    There are a number of other costs you'll incur when buying - with stamp duty and solicitor's fees likely to account for several thousand pounds. You'll also need sufficient funds to cover any deposit and fees for surveys, valuations, land registry, mortgage arrangements and removal expenses.

    When you find a property you like, you can make an offer to the selling agent and if it is accepted, you should ask for the property to be taken off the market. At this stage, you should instruct a solicitor to act for you, and together with the seller's solicitor, they will draw up the contracts for the sale. Your solicitor will make any enquiries that are needed and resolve any questions or queries you may have.

    While this is being done, you should arrange for a survey on the property and if this is unsatisfactory, you will still be entitled to pull out of the sale without penalty. Prior to contracts being exchanged, you will be asked for a deposit, and once you've paid that, your sale should proceed to completion on the date you and the seller have agreed.

    Mark Stylianou -Managing Director / Owner
    Mark joined Hearnes in 2014 as Director of Wimborne Office. He was born in Kingston-upon-Thames and moved to Poole at the age of 5. His father is a Greek-Cypriot hence the surname 'Stylianou' and he is very close to his family of 3 sisters, 7 nieces/nephews and his parents who all live in the Wimborne and surrounding area. Mark has been happily married since 1998 to his wife Ruth and has two daughters, Helana and Nicole. Mark has a wealth of experience in agency and has worked in the Poole/Bournemouth area for over 30 years where he has built up an excellent reputation in customer service and sales which has resulted in a large amount of repeat business over the years.     Lyndon Le Boutillier - Founder & Owner
    Born and bred in Bedfordshire, Lyndon was educated at Bedford School and lived in that area until 1992 when he moved to Bournemouth. His first full-time job was as an Estate Agent in Newport Pagnell in 1982 for a highly charged independent group called Taylors. He has always been in agency and thoroughly enjoys his career. Having been involved with corporate agency for some years he felt that setting up their own company was the only real way to be able to provide the best possible service. Lyndon runs the day to day operations at Ferndown and maintains a consulting position in Ringwood. He too is a committed Christian and hobbies include fishing and golf (if he ever gets the time between running the children around!)

    Jeremy Stuart - Sales Manager
    Jeremy was born and bred in the Bournemouth area. He joined Hearnes in 1999 having previously been a trainee manager at Tesco's and subsequently working in the investments department of NatWest Bank. Jeremy worked up through the ranks to become one of our longest serving and most valued senior consultants, with his watchwords being 'conscientious and diligence'. Jeremy spends much of his spare time supporting his favourite team AFC Bournemouth football.

    Clive Oldridge - Senior Property Consultant
    Clive was born in Wembley and raised in Bournemouth and Poole areas. His parents owned two hotels in Boscombe and Canford Cliffs where he learnt the true value of excellent customer service and really enjoyed growing up in the people business. Clive has achieved a diploma in psychology which has enabled to him to take his customer service skills to a higher level. He became an estate agent in 2004 and believes that estate agency is all about people. Clive and his wife Carol enjoy outdoor activities such as swimming and walking their Labrador, Henry! He is also a keen photographer. Clive joined Hearnes in Poole in 2016 and has recently moved to Wimborne office.

    Judi Tipping - Property Consultant
    Judi grew up in Cheshire, and after graduating from Kingston University she became a buyer for Sainsburys and then Waitrose. She moved with her family to the Wimborne area in 2003 and is now employed by Hearnes fulfilling her dream of working for an estate agent. Judi has three children and when she's not being a "taxi driver" to their sporting fixtures she enjoys cycling, gardening and long dog walks.

    Miranda Townsend - Property Consultant
    Miranda has lived and worked in the area most of her life. Having worked in retail management for over 30 years in Wimborne she is very familiar with the town and its residents. Originally born in Bristol she grew up in Buckinghamshire before moving back to Wimborne in 1969. She attended Wimborne Grammar school before if became part of QE comprehensive. She enjoys socialising and has a keen interest in local history, wildlife, walking, and music.

    Linda Nairn - Branch Administrator
    Having been involved with running her own business for many years in London, Linda moved to Dorset bringing about a complete change of lifestyle. She has worked in an admin and accounting role for a variety of businesses but now enjoys working full time for Hearnes. Spare time is still spent with her four children whenever possible and travel is a new pastime as her daughter lives in Asia which has opened up many new experiences.
