Today I have direct control over all aspects of the business, and aside from keeping the cogs turning smoothly I spend much of my time outside of the office valuing, advising, and instruction taking. I love working with a brilliant team of forward thinking people who really have a passion for making things happen. I have extensive knowledge of the local propertymarket (22+ years), and have a wealth of experience of selling property in both the good times, and the not so good times too.     Which Estate Agent?

    Naturally, if you are selling a property in the Crediton/mid Devon area, we think you should instruct us, as we're the leading agent in the area, and a team of jolly nice people who are really passionate about what we do! Your house is likely to be your greatest financial asset...it has probably taken you years of saving to buy your property, and longer still to pay for it.

    Before you sell, you should spend a few hours considering your options. Many people think selling a house is a stressful experience. It does not need to be this way. This guide may help you to achieve the highest price in the shortest time with the least stress - hopefully helping you avoid making some costly mistakes along the way.

    1. Trust your Estate Agent
    If you feel you don't trust the estate agent, use a different one! Trust and confidence are a major ingredient in any relationship. When choosing an estate agent, ask yourself whether you really feel comfortable with the idea of them handling the sale of your home. If the answer is NO, choose again! Once you have decided upon an agent, give them your trust and listen to their advice. Let them get on with the job of finding the right buyer for your home and resist the temptation to interfere - after all they are the professionals!

    2. Beware high valuations & low fees...
    Some agents will deliberately overvalue your property to win your business. Do not give an agent your property to sell just because they have suggested the highest asking price. They may be buying your business. If you suspect an agent is giving you an over-estimated sale price, ask them for comparable evidence. A reputable agent will almost always back up their valuation by showing you similar properties they have sold. Remember, the person who ultimately decides the value of the property is not you or the agent - it's the person who eventually buys it! Cheap agents get cheap prices. Steer clear of agents offering to sell your home for a fee significantly below the going rate in your area. Remember with anything in life - you get what you pay for. A cheap agent will most likely give a cheap service. It is better to pay a small percentage more in selling fees for the job to be handled professionally than to potentially lose thousands of pounds off your selling price.

    3. Which agent is the market leader in your area?
    Chances are, there will be an agent in your area that stands out above all others. If you are unsure which one this is, check out all your local estate agents by visiting their offices. A well presented office and window display, coupled with proactive and friendly customer service is a great start. Also, take a drive around the area and note how many "for sale" signs (and perhaps more importantly "sold" signs) you can see. This is a good indicator as to which agent is providing the best service, and doing the most business. They ought to be your first port of call!

    4. Poor negotiators waste time & money
    If you have a well presented home, you do not need a salesman, you need a negotiator. Negotiation is a skill which, if carried out well, can substantially improve your position. Poor negotiation can cost you time and money. Use an agent who you feel has the right attributes to be a good negotiator. No "For Sale" sign Some people won't have a for sale sign because they are worried about "what the neighbours might say".

    5. Don't lose sight of your objective!
    A "For Sale" sign is an invaluable sales tool and is advertising your property 24/7. The buyers most likely to offer the best price for your home will be the ones who really want to live in your area. Often people will drive around looking for agents boards in areas they'd like to live. A sign also identifies the property to viewers. They know they're at the right place, particularly important if they're not local.

    6. Choose an agent who is open all weekend
    An agent who closes early on a Saturday, and does not return until Monday morning is probably best avoided. Saturdays and Sundays are the busiest days for viewings, but unless your agent is actually open, you are potentially missing out on hundreds of buyers! Many buyers are in full time employment, or perhaps are coming to your area from other parts of the country, so it stands to reason that Saturdays and Sundays are the only days available to them to go house hunting. Your agent needs to be open for business all weekend if you are serious about selling.

    7.Don't dismiss early buyers / fixate on a figure!
    High prices often come early; low prices often come late... The longer your home is on the market, the chances are the fewer buyers it will attract - and the more likely it is that you will have to reduce the price. Do not automatically dismiss early offers - they may well be the highest ones you get! Why? Because genuinely keen buyers will always make the first move hence the usual "flurry" of activity when a property first hits the market, while the less committed hang back. When in negotiations with a potential buyer, try to avoid getting fixated on achieving a "round figure" just because it sounds nice. If the highest offer doesn't happen to be a neat and tidy number, don't risk jeopardising a sale by pushing too hard - your buyer could simply walk away for the sake of a few pounds!

    8. Get your price right!
    Your agent should carefully vet, or qualify, prospective buyers before arranging for them to visit your home. They should also provide you with any useful buyer feedback. If your agent is providing good quality marketing with plenty of internet & press advertising, but your home is still not selling, there is usually only one reason why... ...your asking price is too high!

    9. First impressions are everything
    They say that buyers make up their minds within the first 30 seconds of walking through your front door! Pretend that you are a buyer seeing your property for the first time - what's your impression when you walk through your own front door, honestly? What about when your agent comes round to measure up? There is nothing worse than having photos of a property with washing on the line, dishes in the sink, unmade beds, and untidy rooms. Take the weekend to have a real purge on de-cluttering, cutting the lawn and tidying away kids toys etc. It will make a world of difference to the saleability of your property, and help your Estate Agent to present your house at its best!

    10. Choose a local qualified agent
    Do you care about who is selling your home, and how qualified they are to do the job? You should! An estate agent very rarely gets asked about their level of knowledge and experience, let alone whether they are actually professionally qualified to carry out their job. Would you employ an unqualified electrician to carry out wiring work in your home? Of course not! So why would you instruct an unqualified agent to sell your biggest financial asset? A reputable agent will be qualified with a professional body such as the National Association of Estate Agents. If in doubt ask to see their certificates. In terms of local knowledge - Do they live in the area? How long have they been valuing property? An agent with local staff will be an infinite source of knowledge and enthusiasm!

    Making a Start

    There are a few things that you should do before you start viewing properties. Find out how much you can borrow: Call us to get an idea of how much you can borrow. Our Independent Financial Advisor Paul Walker will search the entire mortgage market for you to find the best available and to help you maximise your borrowing power. But don't stretch to more than you can comfortably meet in monthly repayments and remember to keep some savings aside to meet stamp duty and other fees, and to furnish your new home. Get information about the different mortgages on offer, and start thinking about whether you want to go for a fixed or variable-rate deal.

    List Your Requirements
    Take time to decide what you are looking for in a property - whether you need parking and a garden, how many bedrooms you need, if it's a flat, whether you want it to be freehold or leasehold - and pick an area on which to focus your search. Consider what you want out of the location - are local schools, transport links and shops important to you?

    Start Viewing

    Once you have done your homework, pop into our offices in Crediton (or call us on 01363 777999) and we'll spend as much time with you as you need to indentify suitable possible properties. Don't worry - we're not pushy salespeople - we're here to help you find the right property, however long it takes! We will register your requirements and will let you know as soon as suitable properties come on to the market. We will also fix appointments for you to view properties, and we'll even text you a reminder so you don't forget, with everything that's going on!

    Finding the right property is a process of elimination - our advice is to view everything that you can afford - you'll soon build up a picture of what you like or dislike. Remember that you'll probably have to compromise on certain things (unless you have an unlimited budget!) so don't expect to find the absolute perfect property.

    Agreeing a Purchase
    So, when you think you've found the ideal property it's time to make an offer. You may want to offer the full amount straight away, or you may want to try a lower offer. We will submit any offer you make for a property, and confirm in writing to you that we have done so. Once a price is agreed, our practice is to mark the property as "sale agreed". We do not encourage "gazumping" (where the agent continues to market the property in order to achieve a higher price).

    The Legal Bit
    The next step is for you to appoint a solicitor to deal with the legal side of things. We work very closely with several local solicitors that we can put you in touch with - all of whom provide high levels of customer service, and great communication, which is paramount.

    Getting the Morgage Underway
    Your next step is to call your mortgage broker (no need if we're doing your mortgage via Paul Walker) to sort out your mortgage application. At this point you will need to provide paperwork showing your income and outgoings.

    Mortgage Valuation / Survey
    Your lender will want to carry out a mortgage valuation, which you can upgrade to a Homebuyers or Building survey if you want a more thorough inspection. When the survey arrives, go through it thoroughly. Do remember that a surveyor is there to find faults with the property and sometimes their lingo can be a little frightening! It's important to keep things in perspective though, especially if you're buying an old property - they will always have their faults, and that's all part of the character of the property. If in doubt, its best to pick up the phone to the surveyor for a chat, and call us as we may be able to help too. If the survey advises that you get quotes for work that needs doing, we can help you arrange for this to be done.

    Exchange of Contracts
    After your solicitor has completed all the necessary checks you'll be asked to sign a contract legally committing you to the purchase. At this point you will need to pay a deposit for the property - usually 5-10% of the purchase price. At this point you will usually agree a date to complete the sale. After exchange of contracts, book your removals. Start organising how to get your possessions to your new home. This could involve hiring a van and doing it yourself, or hiring professional removal men. Again, we can put you in touch with some excellent local people.

    You should have buildings insurance in place on exchange of contracts.

    Completion
    Finally, completion takes place and the property is yours! When your solicitor tells you that the sale is completed you can pick the keys up from us, and live happily ever after, until you decide to go through the whole process again - although this time you'll need to sell first of course!     I have been working in property since leaving college in 1999 but have previously worked on the legal side of selling properties. I started as a sales negotiator with Helmores in January 2007, moving onto sales progressing, and now I look after the secretarial and administration side of the business. I live in Crediton with my husband and son.
