      List Your Requirements
      Take time to decide what you are looking for in a property - whether you need parking and a garden, how many bedrooms you need, if it's a flat, whether you want it to be freehold or leasehold - and pick an area on which to focus your search. Consider what you want out of the location - are local schools, transport links and shops important to you?

      Start Viewing

      Once you have done your homework, pop into our offices in Crediton (or call us on 01363 777999) and we'll spend as much time with you as you need to indentify suitable possible properties. Don't worry - we're not pushy salespeople - we're here to help you find the right property, however long it takes! We will register your requirements and will let you know as soon as suitable properties come on to the market. We will also fix appointments for you to view properties, and we'll even text you a reminder so you don't forget, with everything that's going on!

      Finding the right property is a process of elimination - our advice is to view everything that you can afford - you'll soon build up a picture of what you like or dislike. Remember that you'll probably have to compromise on certain things (unless you have an unlimited budget!) so don't expect to find the absolute perfect property.

      Agreeing a Purchase
      So, when you think you've found the ideal property it's time to make an offer. You may want to offer the full amount straight away, or you may want to try a lower offer. We will submit any offer you make for a property, and confirm in writing to you that we have done so. Once a price is agreed, our practice is to mark the property as "sale agreed". We do not encourage "gazumping" (where the agent continues to market the property in order to achieve a higher price).

      The next step is for you to appoint a solicitor to deal with the legal side of things. We work very closely with several local solicitors that we can put you in touch with - all of whom provide high levels of customer service, and great communication, which is paramount.

      Getting the Morgage Underway
      Your next step is to call your mortgage broker (no need if we're doing your mortgage via Paul Walker) to sort out your mortgage application. At this point you will need to provide paperwork showing your income and outgoings.

      Mortgage Valuation / Survey
      Your lender will want to carry out a mortgage valuation, which you can upgrade to a Homebuyers or Building survey if you want a more thorough inspection. When the survey arrives, go through it thoroughly. Do remember that a surveyor is there to find faults with the property and sometimes their lingo can be a little frightening! It's important to keep things in perspective though, especially if you're buying an old property - they will always have their faults, and that's all part of the character of the property. If in doubt, its best to pick up the phone to the surveyor for a chat, and call us as we may be able to help too. If the survey advises that you get quotes for work that needs doing, we can help you arrange for this to be done.

      Exchange of Contracts
      After your solicitor has completed all the necessary checks you'll be asked to sign a contract legally committing you to the purchase. At this point you will need to pay a deposit for the property - usually 5-10% of the purchase price. At this point you will usually agree a date to complete the sale. After exchange of contracts, book your removals. Start organising how to get your possessions to your new home. This could involve hiring a van and doing it yourself, or hiring professional removal men. Again, we can put you in touch with some excellent local people.

      Finally, completion takes place and the property is yours!
