    His love of Bristol and his obvious concern for others has led him to be involved in a huge number of charitable events throughout his career raising thousands of pounds by his entertaining charitable auctions. For this work he was awarded The MBE in The Queen's Birthday Honours in 2013. He is chairman of several charities and is advisor to many others regarding property matters. He is currently actively involved in projects with St Mary Redcliffe church, All Saints Clifton and Clifton Village BID and other organisations in Bristol.

    Olly has worked in Estate Agency since 2003, beginning his career as Andrew's junior negotiator at a local independent firm before moving on to auction assistant and eventually running the sales department. Olly then founded Hollis Morgan with Andrew in 2010.

    Having been brought up in Clevedon his family moved to Bristol in the early 90's where with his two brothers he attended Clifton College. As a gap year after school he worked as a swimming pool salesman in Oxford before moving to Cardiff to complete a Marketing Degree before moving back to Bristol to start his career in property.

    Auction Expenses: you can enter your property into one of our auctions for just £350 +VAT - this is paid for in advance.

    Sale commission: in addition, a commission will be agreed at the valuation usually a % of the final selling price - our fees are competitive and generally in line with traditional estate agents.

    • What is the difference between a guide price and a reserve price?

    The Royal Institute of Charted Surveyors defines them as follows..

    Guide Price

    An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

    How do I set a reserve?

    "We will recommend a reserve price at the valuation but will keep a record of everyone who has visited the property and will keep the seller informed of interest shown and suggest if this needs to amended up or down as we approach the sale night."

    Do I need a solicitor?

    "A property cannot be offered for sale without a legal pack and this needs to be prepared well in advance of the auction and available to be downloaded from our website. This will contain special conditions of sale, title documents, leases (where applicable), searches, planning documentation and office copy entries'.

    Can I attend the auction?

    "Yes. Auctions are public events to which everyone is welcome. In fact Hollis Morgan positively encourage people to attend whether as bidders or observers".

    Will my property be surveyed?

    "Particularly in the case of family houses it is quite possible a prospective purchaser may wish to have the property surveyed prior to the auction, The auctioneers will make direct arrangements with the seller for this to be carried out. It is the buyers responsibility".

    Should I keep the property insured?

    "The seller should keep the property insured until completion has taken place".

    What if it doesn't sell?

    "If for any reason the property is not sold at auction it is quite possible the auctioneer may receive a post-auction offer from an interested party. Unless a sale is concluded quickly it will be offered, at no extra cost, in the next sale if the seller wishes'.

    Can I attend an auction to see what happens?

    An auction is a public event you are most welcome to attend. We recommend that anyone thinking of buying by this method attends auctions in order to familiarise themselves with the process.

    How do I find out about new properties?

    Join our mailing list by either calling the office or send us an email via our website.

    How do I view the property?

    Viewings will be arranged and times published. You can view at these times without making an appointment. Arrive early to take advantage of the maximum viewing time.

    Can I make an offer?

    Pre auction offers can be only submitted by completing the OFFER FORM which can be downloaded within the online legal pack.

    Please note offers will not be considered until you have viewed the property and the COMPLETE legal pack has been released.

    In the event of an offer being accepted the property will only be removed from the auction and viewings stopped once contracts have successfully exchanged subject to the standard auction terms and payment of the buyers premium to Hollis Morgan.

    Can I bid on the telephone?

    If you cannot attend the auction (although we strongly advise you do) you can make a TELEPHONE or PROXY BID. This authorises the auctioneer to bid on your behalf up to a pre-set limit. Forms and relevant conditions are available to download with the online legal pack. A completed form, ID and two cheques (one for the 10% deposit and one for the Buyer's Administration Fee of £900) are required by the Auction Department at least two full working days before the auction.

    Should I have a survey?

    If you would like to arrange a survey or mortgage valuation of this Lot BEFORE the auction please instruct your appointed surveyor to contact Hollis Morgan and we will arrange access for them to inspect the property. Please note that buyers CANNOT attend the surveys and the surveyors are responsible for collecting and returning keys to the Hollis Morgan offices in Clifton.

    What is a legal pack?

    A legal pack is prepared by our clients solicitor and Digital Copies of the Online legal pack can be downloaded Free of Charge.
    Please visit the Hollis Morgan Website and select the chosen lot from our Current Auction List.
    Follow the RED link to "Download Legal Packs" For the first visit you will be required to register simply with your email and a password.
    Having set up your account you can download legal packs or if they are not yet available they will automatically be sent to you when we receive them.
    You will be automatically updated by email if any new information is added.

    Will I need a deposit?

    You will need to bring a cheque or bankers draft to the auction for the deposit of 10% of the buying price (minimum £2,000) which is payable to our client's solicitor. CASH IS NOT ACCEPTABLE.

    Is there a Buyers Premium?

    You will need to bring a separate cheque to the auction payable to hollis morgan for £750 + VAT.

    Do I need ID?

    You will need to bring photographic identification with you on the sale night. See our separate download for full details.

    Can someone bid on my behalf?

    Someone else can bid for you. They should make themselves known to the auctioneer prior to the sale. They must be prepared to sign the contract on your behalf and pay the required deposit. They must also bring ID with them.

    Andrew Morgan has spent over twenty five years helping local charities to raise money and was awarded an MBE for services to Charity in the 2013 Honours List.

    2016 Charity of the Year - Home Start Bristol

    Home Start Bristol provides a unique kind of help which has a profound impact on struggling families with young children. Volunteers are expertly trained and supervised to visit families at weekly home visits of 2-3hours. They listen to parents, supporting their search for solutions. They encourage parenting skills and healthy choices - budgeting, meal planning, taking exercise, attending medical appointments. They source equipment to enable families to cook and eat together. Volunteers play, talk and read with children, involving parents, helping to foster children's development and bring the fun back to family life. They provide an extra pair of hands, helping with outings to parks, play spaces, Children's Centres, libraries and activities, linking families with their communities. In 2014-15, most of Home-Start's work in Bristol focused on areas of high deprivation, supporting 72 disadvantaged families.

    98% of those who finished a period of support reported that their wellbeing had increased. Isolation was reduced for 97% of previously isolated families; 94% were enabled to access other services.

    In addition, we help many other charities by offering our FREE CHARITY AUCTION SERVICE at many of the region's charitable events. Since Hollis Morgan was established in 2010 Andrew Morgan MBE and the Hollis Morgan Team have been able to assist numerous charities achieve their targets by raising hundreds' of thousands of pounds at a wide variety of events. Some of the charities to benefit included The Princes Trust, Penny Brohn Cancer Care, Bristol Zoo, Dance Voice Jesse May, Wallace and Gromit Appeal, St Mary Redcliffe, RNLI, St Peters Hospice, The "Buddy Ball" and many others. Amongst the most famous of these was the Auction of The Bristol Gorillas in 2011 which raised nearly £500,000 for Bristol Zoo.

      • 4th June Helped raise over £30,000 for The Royal West of England Academy at their secret postcard Gala Evening

    Oliver Hollis Ba Hons

    Olly has worked in Estate Agency since 2003, beginning his career as Andrew's junior negotiator at a local independent firm before moving on to auction assistant and eventually running the sales department. Olly then founded Hollis Morgan with Andrew in 2010.

     Having been brought up in Clevedon his family moved to Bristol in the early 90's where with his two brothers he attended Clifton College. As a gap year after school he worked as a swimming pool salesman in Oxford before moving to Cardiff to complete a Marketing Degree before moving back to Bristol to start his career in property.

    We say - Able to cut through the waffle and quickly identify what needs to be done.

    Normal service resumed with no Brexit hangover at Hollis Morgan's July Sale at a packed All Saints where we witnessed the 'Battle of Gloucester' with the magnificent Slowwe House in Arlingham receiving multiple bids until the final two prospective buyers proceeded to increase from £610,000 in £1,000 increments in what was one of the most intense auction battles we have seen for many years! The winning bidder received a round of applause from the whole room and is now the envy of many as the proud new owner of this special property.

    In total 72 groups downloaded the legal pack for this lot so we expected a competitive result. As the property was occupied with squatters we could not do viewings so had very little direct interaction with the potential buyers so it was very difficult to gauge the result. The derelict corner plot in this increasingly popular area eventually sold for 6 x the guide price at £300,000.

      Never dealt with a firm as efficient as HM

      I decided to sell a High Yield Investment Property in Clifton comprising of the freehold divided as five self-contained flats. I instructed Hollis Morgan alongside another Estate Agent on a joint sole agency basis with a long stop auction date if the Investment failed to sell by private treaty. The agreement between both agencies was on a winner takes all basis. In property career lastingover 30 years in the city I have never dealt with a firm that is more efficient than Hollis Morgan. The particulars were settled within three days, the property was marketed immediately and I received an offer the following week and exchanged the week after that. The entire process from instruction to exchange of contracts took three weeks and one day and to those who say buying and selling property takes a long time they need to instruct Hollis Morgan and a speedy firm of solicitors.
