    Olly has worked in Estate Agency since 2003, beginning his career as Andrew's junior negotiator at a local independent firm before moving on to auction assistant and eventually running the sales department. Olly then founded Hollis Morgan with Andrew in 2010.

    Having been brought up in Clevedon his family moved to Bristol in the early 90's where with his two brothers he attended Clifton College. As a gap year after school he worked as a swimming pool salesman in Oxford before moving to Cardiff to complete a Marketing Degree before moving back to Bristol to start his career in property.

    • What is the difference between a guide price and a reserve price?

    The Royal Institute of Charted Surveyors defines them as follows..

    Guide Price

    An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

    How do I set a reserve?

    "We will recommend a reserve price at the valuation but will keep a record of everyone who has visited the property and will keep the seller informed of interest shown and suggest if this needs to amended up or down as we approach the sale night."

    Do I need a solicitor?

    "A property cannot be offered for sale without a legal pack and this needs to be prepared well in advance of the auction and available to be downloaded from our website. This will contain special conditions of sale, title documents, leases (where applicable), searches, planning documentation and office copy entries'.

    Can I attend the auction?

    "Yes. Auctions are public events to which everyone is welcome. In fact Hollis Morgan positively encourage people to attend whether as bidders or observers".

    Will my property be surveyed?

    "Particularly in the case of family houses it is quite possible a prospective purchaser may wish to have the property surveyed prior to the auction, The auctioneers will make direct arrangements with the seller for this to be carried out. It is the buyers responsibility".

    Should I keep the property insured?

    "The seller should keep the property insured until completion has taken place".

    What if it doesn't sell?

    "If for any reason the property is not sold at auction it is quite possible the auctioneer may receive a post-auction offer from an interested party. Unless a sale is concluded quickly it will be offered, at no extra cost, in the next sale if the seller wishes'.

    Can I attend an auction to see what happens?

    An auction is a public event you are most welcome to attend. We recommend that anyone thinking of buying by this method attends auctions in order to familiarise themselves with the process.

    How do I find out about new properties?

    Join our mailing list by either calling the office or send us an email via our website.

    How do I view the property?

    Viewings will be arranged and times published. You can view at these times without making an appointment. Arrive early to take advantage of the maximum viewing time.

    Can I make an offer?

    Pre auction offers can be only submitted by completing the OFFER FORM which can be downloaded within the online legal pack.

    Please note offers will not be considered until you have viewed the property and the COMPLETE legal pack has been released.

    In the event of an offer being accepted the property will only be removed from the auction and viewings stopped once contracts have successfully exchanged subject to the standard auction terms and payment of the buyers premium to Hollis Morgan.

    Can I bid on the telephone?

    If you cannot attend the auction (although we strongly advise you do) you can make a TELEPHONE or PROXY BID. This authorises the auctioneer to bid on your behalf up to a pre-set limit. Forms and relevant conditions are available to download with the online legal pack. A completed form, ID and two cheques (one for the 10% deposit and one for the Buyer's Administration Fee of £900) are required by the Auction Department at least two full working days before the auction.

    Should I have a survey?

    If you would like to arrange a survey or mortgage valuation of this Lot BEFORE the auction please instruct your appointed surveyor to contact Hollis Morgan and we will arrange access for them to inspect the property. Please note that buyers CANNOT attend the surveys and the surveyors are responsible for collecting and returning keys to the Hollis Morgan offices in Clifton.

    What is a legal pack?

    A legal pack is prepared by our clients solicitor and Digital Copies of the Online legal pack can be downloaded Free of Charge.

    Follow the RED link to "Download Legal Packs" For the first visit you will be required to register simply with your email and a password.
    Having set up your account you can download legal packs or if they are not yet available they will automatically be sent to you when we receive them.

    Will I need a deposit?

    You will need to bring a cheque or bankers draft to the auction for the deposit of 10% of the buying price (minimum £2,000) which is payable to our client's solicitor. CASH IS NOT ACCEPTABLE.

    Is there a Buyers Premium?

    You will need to bring a separate cheque to the auction payable to hollis morgan for £750 + VAT.

    Do I need ID?

    Can someone bid on my behalf?

    Someone else can bid for you. They should make themselves known to the auctioneer prior to the sale. They must be prepared to sign the contract on your behalf and pay the required deposit. They must also bring ID with them.

    2017 Charity of the Year - a LIFE for a CURE - Ryan Bresnahan's Meningitis Appeal

    Ryan Bresnahan, our amazing son and brother, died very suddenly on 31 March 2010 of Meningitis B. He was a fit, healthy, caring, funny, gorgeous young man; he simply took our breath away. We lost him within an hour - we had no time to say goodbye. 'a Life for a Cure' was founded as both a legacy to Ryan and to help raise awareness and valuable funds in search of the ultimate vaccine.

    This Bristol charity run purely on a voluntary basis is simply about working together to stop other amazing young lives being lost to meningitis. Some good must come from losing Ryan.

    In addition, we help many other charities by offering our FREE CHARITY AUCTION SERVICE at many of the region's charitable events. Since Hollis Morgan was established in 2010 Andrew Morgan MBE and the Hollis Morgan Team have been able to assist numerous charities achieve their targets by raising hundreds' of thousands of pounds at a wide variety of events. Some of the charities to benefit included The Princes Trust, Penny Brohn Cancer Care, Bristol Zoo, Dance Voice Jesse May, Wallace and Gromit Appeal, St Mary Redcliffe, RNLI, St Peters Hospice, The "Buddy Ball" and many others. Amongst the most famous of these was the Auction of The Bristol Gorillas in 2011 which raised nearly £500,000 for Bristol Zoo.

    Olly has worked in Estate Agency since 2003, beginning his career as Andrew's junior negotiator at a local independent firm before moving on to auction assistant and eventually running the sales department. Olly then founded Hollis Morgan with Andrew in 2010.Having been brought up in Clevedon his family moved to Bristol in the early 90's where with his two brothers he attended Clifton College. As a gap year after school he worked as a swimming pool salesman in Oxford before moving to Cardiff to complete a Marketing Degree before moving back to Bristol to start his career in property.

      2016 Highlight - The Battle of Gloucester Normal service resumed with no Brexit hangover at Hollis Morgan's July Sale at a packed All Saints where we witnessed the 'Battle of Gloucester' with the magnificent Slowwe House in Arlingham receiving multiple bids until the final two prospective buyers proceeded to increase from £610,000 in £1,000 increments in what was one of the most intense auction battles we have seen for many years!     Sarah Western - Office Co-Ordinator

    Sarah is the newest member of our team, she has lived in Bristol for nearly 30 years and worked previously for Her Majesty's Courts and Tribunal Service in Bristol and North Somerset.

    She joined us from a HR & Employment law company where she has worked as a Legal Secretary for the past 2 years. Sarah is our full time office co-ordinator and is responsible for the auction legal process in the build up to the sale.

    In total 72 groups downloaded the legal pack for this lot so we expected a competitive result. As the property was occupied with squatters we could not do viewings so had very little direct interaction with the potential buyers so it was very difficult to gauge the result. The derelict corner plot in this increasingly popular area eventually sold for 6 x the guide price at £300,000.

      Once we had made a decision to dispose of the Fishponds property a decision had to be made which Auction house we were going to use.

      Normally for a property in excess of £1M we would take it to London but we had noticed through their marketing emails that Hollis Morgan had over the last year or so Auctioned properties at this level and beyond. 

      We set up a meeting and agreed terms. Within 24hrs the property had been photographed and set up on their website. Within a week we had three interested parties and two weeks later exchanged with one of them in excess of the guide price.

      I decided to sell a High Yield Investment Property in Clifton comprising of the freehold divided as five self-contained flats. 

      I instructed Hollis Morgan alongside another Estate Agent on a joint sole agency basis with a long stop auction date if the Investment failed to sell by private treaty. 

      The agreement between both agencies was on a winner takes all basis. In property career lastingover 30 years in the city I have never dealt with a firm that is more efficient than Hollis Morgan.
