    The Valuation

    It is no longer good enough to base a valuation on "what the house next door sold for". We will supply you with a detailed history of asking prices and Land Registry prices in your area and demonstrate a comparison between your property and others. Add to this our knowledge of individual homes and our awareness of the marketplace we are able to provide you with the accurate valuation to commence the marketing campaign.

    The Marketing campaign

    We will visit your property to prepare detailed particulars focusing on any changes and improvements you have made coupled with helpful local information. We will take a range of digital photographs and encourage your involvement in choosing the best shots. We will also prepare professional floor plans and arrange for a local energy assessor to calculate your Energy Performance Certificate. In order to achieve the best possible price for your property it is essential that the widest possible target market is reached.

    Closing the sale

    We pride ourselves on good communications and building an excellent relationship with our clients. A good property will generally sell itself but our skill is required to achieve the very best possible price and encourage buyers to a prompt exchange of contracts. We insist on credit checking all would be purchasers prior to agreeing a sale and will assist your buyer to complete surveys and mortgage valuations as quickly as possible whilst staying in regular contact with both parties' solicitors.     Residential Property

    Selecting the right property

    Buying a house can seem a daunting prospect and we hope this guide will provide a suitable structure to help you get the right property for you.

    Visit our office or register online for Hollis Morgan updates and we will email details of properties which we feel suit your requirements.

    Making an offer

    Having identified a suitable property the next stage is to make an offer. Clearly, as agents for the seller our duty is to obtain the best possible price for our client. All offers will be submitted to our clients immediately and we will keep you advised whether or not they are acceptable. If we have an indication from the seller of a new figure which is acceptable you will be promptly informed.

    Solicitors

    After agreeing a sale we will require the details of the legal firm acting for you, as quickly as possible, in order to minimise delays. We have excellent working relationships with many solicitors in the area and are happy to recommend a local firm.

    Building survey

    We recommend that you instruct a qualified surveyor to carry out a comprehensive inspection of the property. This will highlight any defects and also provide an opinion on valuation. homebuyers report An HSV is an inspection carried out on behalf of your mortgage lender to determine the suitability and security of the property for the mortgage requirement. It is carried out for the benefit of the mortgage provider not for your peace of mind.

    Specialist advice

    Some surveyors may recommend specialist advice especially in the case of serious damp or major structural defects. We strongly recommend following this advice and seeking the correct professional help.

    Before you exchange contracts

    make sure that your Solicitor is satisfied with the replies to all his enquiries make sure that you have sought all the right professional advice as to the structure and condition of the property. make sure your finances are in order and that your mortgage offer has been received. in the event of the agreed price being re-negotiated make sure that all parties have been informed. make sure a suitable completion date has been agreed and written into the contract.

    Our client's solicitor will ring us to allow keys to be released as soon as he is in receipt of the total funds and you are free to collect them from our Clifton office.

    Andrew Morgan has spent over twenty five years helping local charities to raise money and was awarded an MBE for services to Charity in the 2013 Honours List.

    His famous charity auctions have extracted money on many social occasions in Bristol and the surrounding areas for such well known charities as Penny Brohn Cancer Care, St Peters Hospice, Gurkha Welfare Trust, Young Bristol, The Jesse May Trust, St Mary Redcliffe, Gloucestershire County Cricket Club to name but a few. Apart from local events Andrews skills have taken him to "Highgrove" for The Princes Trust and to Rome for a glittering evening at The British Ambassador's Residence when the English church in Rome and The British Embassy were raising money for Italians suffering from Alzheimer's disease.

    The Auction for which he is perhaps most famously known, however, is for the sale of the Gorillas that endeared themselves to the hearts of Bristol people - these raised £437,000 and provided much needed funds for "The Wallace and Grommit Appeal" for the Bristol Children's Hospital and for the Gorilla project at Bristol Zoo. "These sorts of events are enormously good fun and exciting but I find the most rewarding events are those, less glamorous occasions, when people often use tremendous efforts to overcome a personal tragedy by raising money in memory of a lost relative. I have helped on many occasion when parents have sadly lost a child and, instead of giving into grief, have used all their energies to set up a trust or raise funds to help others. I find this a most humbling experience", says Andrew. He also went on to say what a privilege it has been to have had the opportunity to serve so many charities and to have met so many extremely hard working and generous people.

    Our chosen Charity for 2014 is the Bristol Children's Help Society and we are proudly sponsoring the Old Cliftonian's Football Club -winners of the 2013 Treble including Gloucester FA Cup, All Saints Cup and double promotion winners on the Bristol Downs League Andrew is happy to discuss ways of helping your charity, our Services are offered to the public completely free of charge so please call us.

    Oliver Hollis
    Was educated at Clifton College and now lives in Clifton. After leaving school he worked for a year in Oxford and then took a marketing degree in Cardiff, before returning to Bristol to start a career in residential property. He has been well grounded in the dynamic Bristol property market learning the basic skills as a junior negotiator and auction assistant before running the sales department of a respected local firm. His knowledge, enthusiasm, persistence and energetic approach to life combined with his love of people make him ideally suited to this profession.
