    Our Story

    Hotblack Desiato have been in operation for over 40 years. Our first office was in Upper Street (N1) in Islington, and over the years, we've grown to accommodate the needs of our clients.

    After the success of our first office, we opened a second in Camden (NW1). This meant we could help homebuyers, sellers and tenants in areas like Primrose Hill, Regent's Park, Hampstead, Euston, Kentish Town and Tufnell Park. Finally, we expanded our company to Highbury Park (N5), offering property services in Finsbury Park, Highbury, Stroud Green and Lower Holloway.

    Now, we're proud to say that we cover almost every area in Zone 2 that's north of the river and east of Edgware Road - and our team continue to enjoy working with clients from a variety of different areas, with diverse requirements. Our company name often raises a smile, thanks to Douglas Adams using it in his cult novel, The Hitchhikers Guide to the Galaxy. Indeed, we take pride in providing an 'out of this world' estate agency experience, and have always striven not just to meet, but exceed expectations.

    Landlord's Charges

    • Landlord Charges

      Section 83 of The Consumer Rights Act 2015 refers to the provision of Letting and Managing Agent's fees, charges and/or penalties and is intended to create full transparency to enable consumers (both landlords and tenants) to ascertain exactly how much they will be required to pay before they enter into any form of contract or agreement. This is not always straight forward as there are many aspects of our service and some landlords have specific requirements. However, we set out below our standard charges.

      Letting Service fees Lettings and Property Management 18% of rent (15% plus VAT)
    • Extensions or Renewals 12% of rent (10% plus VAT)
    • Lettings and Rent Collection 12% of rent (10% plus VAT)
    • Extensions or Renewals 10% of rent (8.34% plus VAT)
    • Lettings Only 11% of rent (9.16% plus VAT)
    • Extensions or Renewals 9% of rent (7.5% plus VAT)
    • Please Note:
    • Lettings Only Fees, Rent Collection Fees and Management Fees are payable for the whole initial letting period in advance and all extensions, renewals, hold overs, new agreements and periodic tenancies during which:
      • a tenant introduced by us occupies the Property; or
      • a person or company introduced by a tenant introduced by us occupies the Property; or
      • a person associated with a tenant introduced by us occupies the Property - see clause 7.2.7 of the Lettings and Management Terms overleaf for the meaning of "associated"; or
      • a tenant introduced by us occupies any other property let by you

    • Unpaid/Late Rent

      You will be charged interest at 3% above the Bank of England base rate from Rent Due Date until paid in order to pursue non-payment of rent. This will not be charged until the rent is more than 14 days in arrears.

      Tenancy Agreement & Tenancy Renewals

      Tenancy agreements will usually be drawn up for a period of 12 months or for a period of time agreed with you and the landlord. Provided the Tenancy has been conducted satisfactorily and your Landlord is willing to renew your Tenancy at the end of the initial fixed term, you may be invited to renew your Tenancy. Depending on the Landlords instructions to us, we will discuss this with you and ask you to complete and sign a new Tenancy Agreement and any other necessary formal papers.

      Existing Tenancies

      While agents can no longer charge fees to tenants (other than permitted payments) on tenancies which start after 1 June 2019, agents are permitted to charge fees on pre-existing (prior to 1st June 2019) tenancies until 31 May 2020.

      Early Termination

      If for any reason you vacate the Property before the end of the fixed term end date, you will be liable for the landlord's costs in re-letting the property as well as all the rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

      Change of Sharer (tenant's request - subject to landlord's agreement)

      To cover the costs associated with taking Landlord's instructions, new tenant referencing and Right to Rent checks, deposit registration as well as the preparation and execution of new legal documents you will be charged £50 (including VAT) or the agents/landlords reasonable costs if higher.

      Variation of Contracts (tenant's request - subject to landlord's agreement)

      To cover the cost associated with taking Landlord's instructions as well as the preparation and execution of new legal documents will be £50 (incl VAT)

      Moving out

      Prior to vacating the property any monies outstanding must be paid before the final check-out appointment. An independent inventory clerk will be appointed to conduct a check-out and we will compare the condition of the property against the inventory and discuss any deductions to be made in respect of undue wear and tear, cleaning or damage. All keys and security devices must be handed over at this time.
