Considerations when choosing an estate agent:
  • paragraph

    • First impressions count
The majority of buyers will first encounter your property either online or via contact from an agent. We work with all our sellers to present a property in the best possible way; quality photography, detailed floor plans and great room by room details. We also use all the tools available to us to get your property seen by the most potential buyers.

We pride ourselves in the quality of our service and marketing materials, nothing will be too much trouble for us; quality presentation is considered in every aspect.

    • We spread the net far and wide
Having a local network of 7 high street offices all working together across the Midlands, we are able to promote your property to a wide audience.

Not only will your property be part of our wide marketing network, but we also have an office in London promoting your home to commuters and 2nd homeowners. We are able to give you significant geographical exposure so the biggest audience possible see your property.

    • Quality brochures

Having a well-presented property brochure is a vital part of our sales strategy. Being able to give potential buyers an impressive and professional document that they can have before or after a viewing, helps to keep the property alive in their minds.

This is one of the reasons we focus on providing great photography, detailed floor plans, as well as location maps, energy rating graphs and descriptions of key features.

    • Photography that sells

The importance of great photography when marketing a property should never be underestimated. You have seconds to get someone's attention and a great first image can do just that.

With the majority of buyers flicking through properties online, your home needs to stand out and the best way it can do that is with great photos.

Your property will be considered or dismissed in a moment by its representative photographs, regardless of the accompanying description, location or floor plan. Even the most desirable properties on paper can be hindered by poor photographs.

We work hard to get the right images and we will refresh them to keep interest levels as high as we possibly can.

    • Coverage
Our property marketing strategy is to always use a mix of tools to promote your home.

We use all the traditional methods; for sale boards, newspaper advertising and direct mail. And we combine those with online methods such as our website, Rightmove and social media.

Depending on the property, we might also use magazine, leaflet, poster, radio and event marketing for promotion.

We believe in approaching each property with fresh eyes and not just opting for what is traditional or standard to market your home.

    TESTIMONIALS FROM OUR CLIENTS.

    Testimonials from Sellers

    • Seller Testimonial

      Communication and Negotiation skills.
Thank you Julie for all your hard work in getting this one over the line for us. Your communication and negotiation skills are second to none, and without your support we don't believe this move would have been possible for us.
    • Seller Testimonial

      Supportive or thoughtful people.
We anticipated that moving house after 45 years living in our family home was going to be emotional and stressful. However, Julie Tavinor and the staff at Howkins and Harrison were just brilliant! At every step of the journey, they were there supporting and advising either by phone or email. I couldn't have asked for more supportive or thoughtful people working for me. Julie was really quick to resolve any issues that arose and kept the communication between me and the buyers really effective. In the end, it felt like she drove the whole process and made it happen. Thank you to Howkins and Harrison for a superb service! If I had ever have to do this again, I'd come straight to you! Thank you all!
    • Seller Testimonial

      Work Hard!
From start to finish I have been looked after. Enquiries answered pretty much straight away and they work hard chasing the slow lenders! Highly recommend.
    • Seller Testimonial

Thank you just doesn't seem enough to say
I have recently put my property on the market with Howkins & Harrison (Rugby Branch). I have bought and sold houses over the last 30 plus years, I have seen attitudes in how some estate agents behave and just see their clients as their commission and pay packet. These are the agents that sadly give the estate agency industry a bad name. From my first initial contact with the team to having my property valued, and then being marketed I am beyond impressed with how this Estate Agent goes above and beyond for their clients. I have been met with nothing but professional standards, courteousness, and kindness, which is huge for me. It is evidently clear after speaking to the team at H&H and witnessing first hand, just how dedicated they are to their clients and how passionate they are about their jobs. It makes a refreshing change to see this and gives me confidence knowing I have chosen the right agent to market and sell my property. Denise, Julie, Clair, and Jayne thank you for everything that you have done for me and continue to do too, you have all taken so much pressure of me so I have little to be worried about with regards my sale, I cannot thank you enough for that. You are all lovely people; thank you just doesn't seem enough to say.

    Testimonials from Buyers

    • Buyer Testimonial

      Efficient and professional !
Julie and the team at Howkins & Harrison were so easy to work with for our recent purchase. Communications were friendly, efficient and professional from the first viewing, all the way through to completion and the day I dashed frantically into the office to pick up the keys to our new home - mere minutes ahead of the movers arriving!
    • Buyer Testimonial

      Very Smooth and Easy.
I purchased my home using Howkins & Harrison - RUGBY. Helen Thomas and Christopher Ollerenshaw were our sales negotiators and they made the process very smooth and speedy. They were very helpful and professional. I would recommend them to all of my friends.
    • Buyer Testimonial

Helpful in passing communications between parties.
Can't recommend Howkins and Harrison enough, especially Chris Ollerenshaw. As first time buyers it has been great to have a friendly voice on the phone to support us all the way from offer to completion. Chris worked hard to move our purchase forward in the final stages and was helpful in passing communications between us and the seller. He always got back to our calls or emails quickly. We will use Howkins and Harrison in future & recommend them 100%
