     At Hudson Moody Lettings our service commences at the consultation stage of looking for an investment property. We can advise on property types and locations depending on the type of tenant and the yield you want to achieve. We offer a free valuation appraisal of the property and the expected rental potential. When you are ready to start marketing your rental property we can offer advice on how to achieve the best rental possible and we will advertise your property using various mediums in order to attract a tenant in the shortest amount of time as possible. The market for rental properties is very competitive. In addition to the property being in sound structural order, we have a list of useful tips to assist you in preparing your property so it appeals to the widest possible demographic

    : For an unfurnished property: 

    Clean and neutral decor in all rooms. Light fittings with bulbs/shades and clean, shampooed carpets.

    Kitchen to include basic white goods - comprising a cooker, fridge and washing machine at a minimum (all with instruction manuals). A microwave, dishwasher, tumble dryer and freezer would be beneficial extras. 

    Bathrooms need to be clean and functional. The sealant around all baths and showers should be clean and water tight. A shaving point, mirror and bathroom cabinet would be beneficial extras.

    All windows to be clean with glazing in good condition and with suitable dressings (blinds, nets, violas or curtains). 

    Smoke detectors must be installed 

    Window locks and security lights. A burglar alarm would be a beneficial extra. 

     Maintenance of the garden is the tenant's responsibility. We would recommend that it is designed with ease of maintenance as a priority or offer a gardening service using a local contractor if gardening equipment is not supplied. All gardens or yards must be clear of rubbish. For a furnished property:

    It is the landlord's responsibility to ensure that all upholstered furniture complies with the Furniture & Furnishings (Fire) (Safety) Regulations 1988. 

    Each item of furniture or furnishings will have a label attached to it stating compliance with the regulations. All new furniture must carry a display label at the point of sale. Furniture which has no permanent label or a permanent label which is not in one of these types should be assumed not to comply.

    NTRODUCTORY SERVICE:

     

     Ideal for the Landlord who is local to their rental property and has time to manage rent collection and any property maintenance issues. 

    Rental valuation and Advice: We will visit each property and advise you on the expected rental yield.

    Full marketing of your property: Local advertising from our head offices in Micklegate, a 'To Let' board outside your property and advertising through The York Property Press. Our advertising also includes national exposure on all of the main property portals.

    Accompanied viewings: We can hold the keys and arrange accompanied viewings, liaising with current tenants if appropriate. Alternatively, if you would prefer to do your own viewings, we arrange appointments at your mutual convenience 7 days a week.

    Full background checking/tenant references: All tenants are credit and ID checked (including affordability scoring). We check previous addresses, employer's references and character references. We can also obtain rent guarantors where necessary and collect the full tenancy rentals in advance if required.

    Providing a tenancy agreement: We will draw up an Assured Shorthold Tenancy agreement and arrange for all Tenants (and Guarantors where appropriate) to sign prior to occupancy. 

    Collect the first month's rent and deposit: All monies are collected prior to occupancy then credited to you.

    Check- in of tenants: Hand over of all keys, supplementary paperwork and signed contracts.

     

     RENT COLLECTION SERVICE:

     

    Ideal for the Landlord who does not have the time to collect and manage rent payments directly. In addition to the 'Introductory' service we can also offer:

     Collection of monthly rental 

     Management of rent arrears Monthly statements are provided and any arrears are dealt with and monitored.

     

    FULLY MANAGED SERVICE:

     

     Ideal for the Landlord who wants to totally outsource the management of their rental investment. Landlords may not be local to the area or even based in the UK - many of our Landlords live or work overseas. In addition to the points outlined in our 'Introductory' and 'Rent Collection' services, our Fully Managed service offers: 

     Provision of a comprehensive inventory: We provide a comprehensive inventory & schedule of condition of all the fixtures and fittings in your rental property. If your property is part or fully furnished all items are individually recorded, condition is recorded and photographs are date stamped for additional security.

    Check-out of tenants at end of rental: The tenant is provided with the inventory at the commencement of their tenancy. If the property is vacated at the end of the tenancy and is not returned in the same state the Landlord may seek to deduct the cost to rectify from the security deposit. We will manage this process and liaise with to The Dispute Service (TDS) if necessary. 

    Management of all utilities transfers: Hudson Moody will record gas and electric meter readings prior to the start of a tenancy and we will arrange to transfer the accounts into the names of the new tenants. We will also take readings at the conclusion of each tenancy and advise the utility companies to arrange final bills and transfer to new tenants if appropriate. We will also contact the local Council regarding Council Tax liability and the water/sewerage company of the change of occupancy. 

     Management of maintenance issues/repairs: We have a team of local contractors that can undertake all aspects of repair and maintenance required - both inside and outside your rental property. When a tenant reports a fault or requests a repair we can either liaise with you to arrange directly or simply just go ahead and organise on your behalf, whatever is your preference.

    Periodic inspections of your property: We provide you with inspection reports several times a year. It is important that tenants are respecting your property and also promptly reporting any faults that occur so your property is maintained to the highest standard.

      Hudson Moody were absolutely AMAZING! I have had problems with pretty much all of my past Landlords/Estate Agencies, but Hudson Moody were genuinely incredible. We left the flat that we rented for 2 years two weeks ago, and, throughout our stay there, they were terrific. We had a problem with the shower not working, and they sent someone to fit a NEW one in THAT DAY! We then had a problem with the cooker, and they got people round very quickly with that, too. Towards the end of our contract, I had a number of queries about the flat, and they answered all of my annoying questions. We put a lot of effort into making the flat clean and tidy when we left, and they saw how fantastic it looked and granted us with our full deposit back. I have never gotten my deposit back in full before! (mostly because estate agents are regularly known for taking parts of it unnecessarily). Not with Hudson Moody! I genuinely cannot put any fault to their service - I just wish that they let properties in Norfolk!
