We have been here since 1793, so weíve seen our fair share of other estate agents come and go over the centuries but weíre not going anywhere. Our long-established history locally means we have an intimate knowledge and love of the area. We have all lived and worked around here for a long time and we are part of the community. We are not owned by an insurance company or financial institutions we are family owned and always have been.


We genuinely care about finding people their perfect home. We may bump into you in the street, local shops or at the school gates and we want to know we got it right. We may even sell that home for you in the future if, like 70% of our clients, you come back to us when itís time to move on. We like talking to people, to find out all about our clientsí needs, so that when the right property comes along, we know instantly who to call.

Humphreys Skitt & Co isnít just about history, though. We are also a modern estate agent; we recognise that buyers now are as likely to house-hunt using the internet QR codes and Twitter as they are to browse in estate agentsí windows. Our own website receives thousands of unique visitors every month.

We like to think of ourselves as a boutique agency, specialising in the middle to upper-end of the market and focused on every buyer and sellerís individual needs. We do thorough due diligence before any valuations and we take very seriously our role as agents, as bound by The Property Ombudsman.


Years of experience in varied market conditions have given us the ability to cope with all that the property market throws at us and to give appropriate advice to you.
We are all experienced and tenacious negotiators, too, but giving buyers the hard sell just isnít our style.Nor do we make the house-buying process feel like a property production line. We are a small team Ė so youíll have the same point of contact throughout the whole sales process. Our approach is all about friendly, calm professionalism. People intuitively know when a property is right for them and we are there to steer them towards it and then make the path towards owning it as smooth as possible.

Less than one in 10 of our sales falls through once an offer is accepted, which is something we are proud of: nationally, the average is one in three. Some agents see the marketing process as a numbers game, pushing as many prospective buyers through your door as possible, which more than often forces the vendor into accepting an offer that isnít right, and the chain falling through.

We qualify applicants so that only the most suitable buyers view the property. We aim to accompany buyers on all viewings, to get direct feedback for you and once a buyer has been selected, keeping a close eye on all parts of the chain and making sure all parties are informed at every stage.

Holding the chain together is about reaching an understanding between the buyer and vendor and we see ourselves as the calm, diplomatic interface between them. Sometimes it requires using a bit of creativity, which comes from our decades of property experience, locally and in West End agencies. We think laterally about problems and if we canít come up with the answer, we wonít make it up; weíll find someone who can.


Rather than rush to put a property on the market before it is ready, we will offer the client honest, well-considered advice, just as we would a friend or relative, on how best to present the property. That may be by de-cluttering or a spot of house doctoring, or we often suggest holding an open day, which causes less inconvenience for the owner and allows our negotiator, who is familiar with the property, to show prospective buyers around. By getting it right the first time, you stand the best possible chance of getting an offer you are happy with.
