J Aland Lettings is a small, personal letting agencg offering all aspects of property management. We pride ourselves in knowing not only each Landlord personally but every tenant too.
We strive to maintain good communication and an open and friendly approach to both Landlords and tenants.
Below is a summary of the services we can provide, however if it is not listed we are always open to suggestions and will try to accommodate individual needs where ever possible.

Established links with universities and colleges in Bath (85% of our student accommodation was let in the first two months of the new year)
We accompany All Viewings with prospective tenants
Draw up an assured shorthold tenancy agreement and in the case of students we will automatically obtain a guarantor for each member of the household
Collect deposits and take up full references Inc bank, employers, previous Landlords, and character. As well as a full credit check in the case of residential lets.
Carry out a comprehensive checking in and out of tenants (for many students this is their first time living away from home we aim to make the transition for them as easy as possible)
Prepare a full inventory of the house contents
Once tenants are in place, all requests for repairs and maintance are through us. We have a full maintenance team and corgi registered engineers.
We will also co-ordinate repairs or mainttenance including arranging for tradesmen to attend the property and obtain estimates where necessary and supervise works if required.
We will also furnish vacant properties on behalf of Landlords if required, taking time to source quality, resonably priced furnishings.
Make regular inspections on the property and forward findings in writing to the landlord
Carry out a full inspectioin and inventory check at the end of the tenancy and deal with matters relating to unfair wear and lear and cleanliness before releasing tenants deposits.
Collect rent due on a monthly basis (amounting to 11+ months rental income in the case of student lets) and arrange for rent to be paid into landlord's accounts by standing order.
