    • Methods of Sale - Our staff will advise on the best method of sale, every property and piece of land is different; some are suited to be offered for sale by auction, others by formal / informal tender or by private treaty with a set asking price.
    • Energy Performance Certificate - At John Earle we have a qualified Domestic Energy Assessor, this means that we are able to complete your EPC at the same time as preparing your sales particulars, this ensures that that there is no delay in marketing your property.

    Residential Lettings & Management

    The service we provide to our Landlords can be tailor-made to suit specific needs and requirements. Services Include:
    • Tenant Find Only - This service is as simple as it sounds! We advertise your rental property on the John Earle, Rightmove and PropertyLive websites and if required local newspapers. Our Lettings Department will assist with viewings, provide a tenancy application pack, carry out reference checks, produce the tenancy agreement and place the tenants deposit in a legally approved scheme.
    • Management Service - This service includes the "Tenant Find Only Service", but in addition to this we also ensure that gas and appliance checks are carried out, organise repairs and maintenance as required and receive and manage rent payments, which are paid directly into the Landlord's account. By taking full advantage of this service, the Landlord need not be concerned with day to day issues.
    • Inventories - We can provide detailed, comprehensive inventories containing descriptions and colour photographs, prior to a new tenant moving in.

    Commercial Lettings & Management
    As well as marketing and advertising To Let, negotiating terms and concluding lettings on a variety of commercial property, John Earle's Commercial Lettings Department has been managing a substantial portfolio of commercial premises for investment landlords in Henley-in-Arden and the surrounding area for many years. The property types range from lock-up shops and garages to multi-occupancy offices and warehouse units with most being on full insuring and repairing leases.

    Our Building Surveying Department can undertake both RICS HomeBuyer Surveys and RICS Condition Reports based on your specific needs and instructions. 
    RICS HomeBuyer Reports - The RICS HomeBuyer Report has been a popular home survey report for many years. It is suitable for property of conventional construction and up to about 150 years old. The survey report provides a clear and concise picture of the condition of the property and also a market valuation and will give the purchaser a detailed assessment of the property together with advice on future maintenance. It also includes a market valuation and a buildings insurance calculation. The report is written in plain English using easy to understand "traffic light" ratings to reflect the seriousness of defects. 
    RICS Condition Report -The RICS Condition Report is a new report format introduced in 2011 and gives buyers of conventional property and newer homes a clear and concise picture of the condition of the property at an affordable price. The survey report does not include an opinion of value as it is designed to complement a mortgage valuation. This report is particularly suitable for first-time buyers on a budget, those buying property with a view to letting and sellers who require an idea of any defects which may be raised by a buyers surveyor.     At John Earle, Land and Property Auctions have been taking place since 1935. Our Auctioneer, Richard Abbey is very well known for his entertaining and skilled approach in the Auction room! 
    Many properties and parcels of land are well suited to be sold at Auction, such as building plots, workshops, houses, cottages, farms and pony paddocks. 
    Once a property is entered for Auction, we will then begin the advertising campaign approximately six weeks prior to the Auction date. 

    We also hold Farm Dispersal Sales and have sold many types of items from large four wheel drive John Deere tractors and Combine Harvesters, to sheep, cows, screwdrivers and even deckchairs!

Land Agency is part of our day-to-day business, our Agricultural Department provides invaluable expertise for the Warwickshire and Worcestershire farming community. Our Chartered Surveyors undertake professional valuations on behalf of private individuals and corporations, also assisting purchasers with RICS HomeBuyer Surveys and Condition Reports.

    Peter Cornford, FRICS, FNAEA - Partner
    I qualified as a chartered valuation surveyor in October 1981, after leaving Cirencester Agricultural College and prior to that being educated at Haileybury in Hertfordshire. I returned to Warwickshire from Devon & Cornwall in 1980 and helped Tony Earle re-establish John Earle & Son, having the previous year parted from Shipway, Doble & Earle. My area of expertise is residential and agricultural property valuation, specialist agency sales, preparing properties for public auction. I undertake Expert Witness Reports in accordance with the Civil Procedure Rules, prepare Party Wall Awards, undertake valuation for Probate purposes and negotiate settlement figures with Revenue & Customs and District Valuers Office.  I am married, have 2 grown up daughters, live near Henley-in-Arden and am an enthusiastic vegetable grower!

    Richard Abbey, FRICS FAAV - Partner
    After graduating from the Royal Agricultural College at Cirencester where I was elected a Chartered Surveyor in 1980 I joined the team at Weller Eggar, Guildford and subsequently moved to Tayler & Fletcher, followed by my appointment with Bruton Knowles where I conducted farm dispersal sales as well as weekly stock sales at Gloucester farm markets before becoming the Manager and Auctioneer of Stratford Stock Sales. I joined the team at John Earle in 1995, where I am the specialist auctioneer within the firm and hold monthly land and property auction sales throughout Spring, Summer and Autumn. As well as this, I also hold whole farm dispersal sales including machinery, equipment, estate sundries, hay, straw and silage and stock, including sheep and cattle. I have a wide experience in land agency related issues, from estate management through to RPA Payments, and can offer my clients a wealth of invaluable experience across a broad spectrum of land matters such as:- Agricultural Law; Compensation; Estate Management ; Live & Dead Stock Sales and Valuations for Rent Reviews. I am a R.I.C.S Registered Valuer.

    Peter Chesshire, MRICS - Chartered Surveyor
    After leaving school I studied Human Geography at The University of Wales, Aberystwyth. Following six months travelling I then spent the next twelve months at UCE, Birmingham obtaining a post graduate Diploma in an RICS accredited Real Estate Management course. Shortly before completing the course in April 2007 I joined Bigwood's Stratford upon Avon office, initially part time and shortly after on a full time basis, assisting the senior director with Estate management, Agency, Valuation and other Professional work and working towards completing my Assessment of Professional Competence (APC) and becoming a Chartered Surveyor. In July 2010 I left Bigwood to join John Earle to start the next chapter of my career and have since qualified as a Chartered Surveyor. I live in Wootton Wawen with my wife and our son and daughter. My day to day workload includes:- Commercial lettings; Management of commercial, residential, block and individual properties alongside my Professional work to include HomeBuyer Surveys and Probate Valuations and some residential sales. I am also a R.I.C.S. Registered Valuer.

    Nicola Farmer, DIP DEA, MNAEA - EPC Assessor 
    I joined John Earle in 2004 as a Negotiator and in 2007 obtained my National Association of Estate Agents award in Residential Property Sales and Negotiations, qualifying as a MNAEA. In 2009 I passed ABBE Level 3 Diploma in Domestic Energy Assessment, enabling me to carry out inspections in order to generate Energy Performance Certificates, which are then logged onto the National Government Database. I also create all of the floor plans within John Earle, these are used for our sales details.  I also assist with boundary plotting and disputes, valuations, negotiations, and more!  In my spare time, I have two horses which I show Nationally.
