What we can offer Landlords

    One of the gripes landlords seem to have with letting agents is with extra "hidden charges" that are added on. With this in mind the fees that we quote are fully inclusive. We do not charge extra for inventory's or checkouts, and we do not add a percentage to contactors quotes for maintenance or charge a percentage to the cost of works. This is included in the management fee.

    We have a good team of contractors such as plumbers, heating engineers, electricians, handymen, cleaners who are reliable and competitively priced.

    Flexibility

    We offer a range of services from an Introductory Service for the more

    experienced landlord to a Fully Managed Service for peace of mind.

    • Advising as to the likely rental income & how to achieve the best possible price

    • Advertising & general marketing of the property

    • Accompanied viewings to the property within office hours

    • Interviewing prospective tenants & taking up full references

    • Preparing the Tenancy Agreement

    Furnished or Unfurnished? The majority of tenants are looking for unfurnished properties where white goods are provided, these include cookers, fridge freezers, washing machines etc... as these are expensive items and awkward for tenants to transport.

    Further more recent legislation has place heavy burdens on landlords; for example all furniture, furnishings, upholstery etc now has to comply with fire regulations.

    Certain types of property, such as student houses are more likely to attract tenants if they are furnished.
