    King and Co are able to offer a full Property Management package to our Landlord clients.

    The Property Management package is ideal for Landlords who, perhaps due to time constraints, are unable to look after their tenants and the property in question completely. We are able to help by taking the stress and worry out of letting and managing your property and tenant for you.

    Our Management Package will offer the following:

    1. An initial rental assessment. We will advise you a suggested monthly rental and deposit price
    2. Full advertising of your property. This will include being advertised on RightMove.co.uk, FindAProperty.co.uk as well as our own website. Your property will be prominently displayed in our City Centre office including our colour handout publication which is updated weekly
    3. A "To Let" board
    4. Accompanied viewings if required
    5. Referencing. Any interested applicant will be referenced to ensure suitability through Homelet for peace of mind
    6. We will organise and undertake an Energy Performance Certificate (if required) - see our Energy Performance Certificate page for further information
    7. We will organise your Gas Safety check (if required) with a local and reputable Gas Safe Engineer
    8. A full colour inventory will be produced for your property highlighting condition and included fixtures. The inventory text is always enhanced with digital colour photographs
    9. The monthly rent will be collected and forwarded to the Landlord with a statement.
    10. Any works or dilapidations which require attention can be organised by ourselves with a range of local tradesman, subject to the Landlord's consent

    Fees to tenants

    At King & Co, we strive to ensure all our fees are transparent and we proudly publish them openly so there are no hidden charges or surprises. All charges shown below, again to aid transparency, are inclusive of VAT.

    Before you move in

    A referencing fee of £95.00 per applicant is applicable with each application.

    A guarantor Fee of £60.00 is applicable per guarantor.

    An administration fee of £100.00 is applicable per property which is payable upon signing of the contracts for the signing of the documentation.

    During your tenancy

    Amendment Fee - should you need to amend your contract or any other documentation with King & Co, an amendment fee of £15 is applicable

    Other fees and charges

    Lost security items - should you misplace your inventory or other sensitive information, we can re-print for you at a cost of £25.

    Notes to potential tenants

    The first month's rent and deposit are due in full upon or prior to signing the tenancy agreement. This payment must be by cash or bankers draft. Online payments and/or cheques are accepted, however, the funds must be in our account for keys to be released.

    The tenancy is for a period of a minimum of six months unless otherwise previously agreed with the Agent/Landlord.

    Tenants must be aged 21 years or over.

    Carol Dalziel - Lettings Manager
    Carol Dalziel is the Lettings Manager for King & Co responsible for the day to day running of the expansive and busy lettings department. 

     Offering a career background in banking, she joined King & Co in 2010 and has worked tirelessly to grow and organise the department to what it is today.  Carol has a close relationship with tenants and landlords alike which is often demonstrated by the amount of cards, flowers and chocolates regularly being brought into the office for her and her team!

    Amy Atkinson - Lettings Assistant
    Amy joined King & Co in 2012 as an assistant to Carol due to the continual growth of the lettings department.   

    She is responsible for assisting Carol in the day to day running of the department speaking to tenants, landlords and organising repairs with appropriate trades.

    She is a vital member of staff working with Carol and also looking after the department in Carol's absence.

    Brenda Batt - Office Assistant
    Brenda is our longest serving member of staff having been with us for over ten years!  

    She is an invaluable member of staff working the weekends for us being there for our vendors, landlords and tenants who may have queries or issues over the weekends.
