A buyer's first impression of your property can start them down the road to an offer or lead to a dead end. If your property lacks immediate visual appeal, it's likely to keep many prospective buyers from ever coming in to look around. Where there are minor cosmetic flaws (such as, peeling paint, cracked plaster, or missing knobs and handles), buyers will presume that your house may also have less visible structural problems.

Yet you don't have to spend a fortune to make your property more appealing to prospective buyers. With a little time and a little money you may improve the presentation of your property to maximise the appeal to your buyer.

LDG will help you identify those features that will increase your property's buyer appeal without costing a fortune.

If your property looks well cared for, buyers' assume that what they cannot see has also been well maintained.

The less you have to spend in getting your property ready for the market the better. Major improvements (such as a new roof, new cement work or a redesigned kitchen) rarely recoup their cost from a buyer. You are much better off making less expensive, minor cosmetic improvements to your house. These could include simple fixes such as repainting certain rooms, having carpeting or hardwood floors professionally cleaned, or trimming shrubs and edging the lawn.

      Buying a Flat or Apartment?

Before you start hunting for that dream West End Property, figure out how big a property you can afford. Otherwise you will end up frustrated and disappointed when you find the perfect flat or apartment only to discover that you cannot afford it.

Get the financial information you need, now. For example, find out how large a mortgage you can comfortably handle, how big a down payment you can make, and how large a repayment you can afford. You can quickly and easily get the answers to these and other financial questions by contacting us.

      • Should you rent or buy?
      • How much can you afford?
      • How much income do you need to qualify?
      • Cost of living
      • Current interest rates.

When you are buying your new flat or apartment, besides your deposit and surveyor's fees you will also need money for certain other costs that may include:

      • Mortgage Arrangement fee
      • Solicitor's fees
      • Local authority and other search fees.

      Deciding What You Want

Before you can start hunting for a W1 property, you need a good idea of the kind of flat or apartment you want. While this may seem obvious, you would be surprised at how many new homebuyers only have the vaguest idea of the property they want.

In deciding on the flat or apartment you want, you should first:

      • Determine what's out there - If you're a first time home buyer or buying a property in the West End, you need to know what is out there. That means familiarising yourself with the styles of available flats or apartments in the area, typical features, prices ranges and differences between different areas for convenience and amenities.
      • If you are a first time buyer in the West End, you can start reading the news and classified property advertisements in the local newspapers or you can simply do your house hunting online by using our convenient search facility.
      • Prepare A Wish List - Here's your chance to create, at least on paper, the property in W1 you want, with a list of the priority features you absolutely need, those that you'd like if they were available and those that you definitely don't want.
      • With your wish list in hand, you can target your property search and save many wasted hours of looking at flats or apartments that don't come close to what you want.

      Choosing an Area

How many times have you heard someone say that the three keys to buying a home are "location, location and location"? Probably more than once. While there's more to buying a property than just a good location, the area you choose can play a big role in a property's price and appeal.

What Is the Right Area For You?

The exact answer to this question will vary from person to person, since we all have our own particular tastes and needs. But there are certain factors that most people consider to be important when selecting an area, which may help you target your search, such as:

      • Quality of schools
      • Property values
      • Traffic levels
      • Crime rates
      • Cultural activities (museums, concerts, theatres, etc.)
      • Access to public transportation
      • Proximity to shopping facilities
      • Availability of parks & recreation areas
      • Average income level
      • Population density
      • Planned construction

When you have narrowed your search to one or two areas, you are ready to start looking at flats or apartments in those communities. Using your Wish List, begin reviewing homes on the market and identifying those that offer the features which you absolutely need to have in a home.

      Resale Factors

Since one day you may want to sell your W1 property you're thinking of now buying, you should give some thought to the property's potential resale value and consider the following:

      • Decide whether you want a newly constructed property, an older property or a property that requires some work, or a "modernisation project",
      • Property with three or more bedrooms and two or more baths have more appeal and appreciation potential than a two-bedroom/one-bath property,
      • Well-maintained, attractive flats or apartments are the easiest to resell,
      • As a rule, don't buy the most expensive property on the street,
      • From an investment standpoint, it's better to buy a less expensive, moderately sized property in a great area, than the most expensive or largest property in an average area.

LDG have been very attentive and knowledgable

We have appreciated the advice we have received over many years from Ben to the extent that we eventually decided to stick with commercial use for our property rather than convert to residential. Daniel and Cary then worked on their local contacts and market knowledge to introduce us to our tenant and a deal was struck within days of the refurbishment work being completed! A very satisfactory result! Everyone we have dealt with at LDG have been very attentive and knowledgable, which, being in the business myself, I have valued highly.

Nothing is too much trouble for their staff
LDG has been our go-to estate agent for more than seven years. First Clare Moll found us a great flat to buy after only a few months. Before that we had been looking unsuccessfully for some years. Since then they have managed another flat we own and have been excellent on all fronts, especially since we are away for many months at a time. Nothing is too much trouble for their staff - from their founder, Laurence Glynne, to every other person we have had contact with. And most recently Minette Ribeiro, our property manager, has done a superb job of appliance replacements, fault repairs, managing technical matters and generally keeping our tenants happy. We cannot recommend the LDG team enough - owner-operated is always best!

Continually bringing me tenants of a high standard
I highly recommend LDG, in particular Harrison Eagles and Daniel Castle. I have worked with them both for years. They have sold me a property and helped me managed my corporate building - continually bringing me tenants of a high standard, that cause no trouble and always pay their rent. I do not list with anyone else, and trust their expertise.

I have bought from LDG, chosen them to sell my house and rented commercial property through them. They are the best estate agents, I have worked with. They are totally professional, always on top of things and I would recommend them to anyone looking to buy, sell or rent in the West End.

Actually, 1000 stars would be more appropriate!
Actually, 1000 stars would be more appropriate! I'm forced into moving for medical reasons, and needed a sale and purchase timed appropriately. Laurence, especially, was totally focused on my interests. And kept on being totally focused even when there were, shall we say, some unusual problems with the purchasers and their multiple (yes, there were multiple) solicitors. My sale has been more stressful than even the worst stereotypes. I couldnt have managed without an estate agent who is the exact opposite of any stereotype. Not only working above and beyond, but also personally kind. I recommend LDG without any reservation - the whole team are great (though Laurence is specially special!) Caroline Mawer
