    In May 2012 we bought and incorporated Philip A Chapman, the oldest established Estate Agent in the historic coastal town of Hythe. After 8 years in Hythe high street and during the 2020 Coronavirus Pandemic the Directors decided to combine our two offices into one Hub office. The pandemic had confirmed how strong our team was when working together so it was a natural move to centralise our Sales and Lettings teams in our Lyminge office which we had fully renovated to a high standard providing a state of the art working environment for our staff and visiting clients.

    One week's rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

    Lost Key(s) or other Security Device(s)
    Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

    To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

    Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

    William Laing-Bennett, MNAEA - Sales Director
    Known mainly as Bill, he has been in Estate Agency for over 25 years working in the local area. Having previously worked for several independent agencies, in 2009 he was delighted to return to his home village of Lyminge to open Laing Bennett. Bill oversees the sales departments, carries out market appraisals and progresses our agreed sales to completion. Bill is a Member of the National Association of Estate Agents (NAEA) and holds a Level 3 Technical Award in the Sale of Residential Property. Bill is also the Honorary Secretary of the Folkestone, Hythe and District Association of Surveyors, Valuers, Auctioneers and Estate Agents.

    Ian Laing-Bennett, BSc/Ed (Hons) - Director
    Ian founded Laing Bennett along with Bill in 2009 after a career as a secondary school teacher. His main role is running the day to day accounts of the business and developing our systems. He supports both the Sales and Lettings teams and runs our Lettings account management and the tenancy renewal process.

    Robert Laing, MARLA - Lettings Director
    Rob is a Director of Laing Bennett, he joined the company in 2012 growing the business and incorporated 'Phillip A Chapman'. Before Laing Bennett, he ran his own business for over 10 years. Rob was born and bought up in Lyminge and now has children growing up in the village and attending the primary school. Rob leads the Lettings team and uses his wealth of knowledge in building and property to manage our ever-growing lettings portfolio. Rob also handles the checkout process and deposit returns. Rob is a Member of the Association of Residential Letting Agents (ARLA) and holds a Level 3 Technical Award in Residential Letting & Property Management.

    Rachel Boulden, ANAEA - Head of Sales
    Rachel joined Laing Bennett in 2015 bringing with her a wealth of knowledge gained over 15 years working in the local property industry. Rachel was born and still lives in the village of Elham. Rachel is head of the Sales Department team, carries out market appraisals and markets our properties. Rachel is an Associate Member of the National Association of Estate Agents (NAEA).
