They do not want to be met with a variety of different people who have no understanding of their needs and more importantly have no idea at what point their sale is. This can leave them, and rightly so, feeling extremely frustrated and upset. We believe that you cannot beat a personal service and with this in mind our sales process is quite simple. You deal with just "two" people from beginning to end. We understand that selling your home can be a stressful and sometimes upsetting time. Therefore, it is important to us that you feel comfortable dealing with a company that take this into consideration.
We work "for" you.
Once you have made the call for a market appraisal our valuation agent will visit your home at a time and day that is convenient for you and discuss your requirements/needs and how you would like us to work for you. Once you have instructed Land Estate your "personal" sales negotiator will make an appointment to visit you and introduce themselves. They will then take the images of the property and you will have the opportunity to ask any outstanding questions/queries that you may have. Your sales negotiator will compile a draft brochure of your property using the information gained from their visit. The brochure will not go onto the open market until the brochure has been approved and authorised by you. We welcome all feedback. So at this stage, if there are any changes or additions to the brochure, please feel free to let us know.
We work for you! Whilst waiting for the vendor's approval, your sales negotiator will begin to make contact with their applicants matching buyers to your property.
Know your purchasers:-
We will begin with ensuring only the best possible purchasers are put forward for a viewing. We do not just send anyone to your property, we are aware that there are the "time wasters". Therefore, we ensure the proposed purchaser's position matches your requirements/situation; are they FTB? Are they cash purchasers? Do they have something to sell? Alternatively, they may have a property on the market, their property may be under offer, their property may not have received any offers in which case we will only put forward the purchasers that are able to move at your pace. The sales negotiator will make contact with the proposed purchaser's mortgage broker to ensure that their mortgage has been agreed, or if they are cash purchasers request proof of funds, verify deposit amount, and confirm the buyer's position before proceeding with a viewing. You sales negotiator will arrange viewings, following the instructions set by the vendor and obtain feedback from viewings to give to the vendor as quickly as possible. Once an offer is given to the negotiator we will call you to discuss this. We will inform you that we have been in touch with their broker once more who has again verified their position and funds. We will put all offers forward to you. We will outline the position of the proposed purchaser and negotiate the best possible sale price for you ensuring that your needs are met. Once all details have been confirmed your sales negotiator will gather the solicitor's information from both the vendor and the purchaser(s) and send out the Memorandum of Sale to all parties involved in the transaction. They will liaise with the purchaser's mortgage broker to ensure that the survey is instructed as quickly as possible. They will be the point of contact for the surveyor and will call the vendor to arrange a convenient time for the survey to be done. Once the survey has been done, they will make contact with the broker and purchaser regarding the results of the survey as soon as possible. They will then introduce themselves to both sets of solicitors and start to progress the sale. This means being on hand to support the solicitors with any additional information required. They will make contact with solicitors at least three times a week to ensure that the vendor and buyer have the most accurate update possible. They will speak to the vendor and purchaser to agree a mutually convenient date for exchange and completion and will liaise this information back to the solicitors. Once the exchange has taken place the sales negotiator will call the vendor to arrange to drop the keys to the office on the completion date and the keys will stay in their possession until such time as the solicitors instruct us to release the keys to the new owner. Of course, this scenario is smooth and hassle free. We also understand that things don't always go as smoothly as we hope, however, we have the knowledge and expertise to deal with every eventuality as quickly as possible so that issues arising do not delay the process.
