    There are many things to consider when choosing the right Estate Agent to market your property, but the MOST important factor should be the terms & conditions of their contract. Below are some tips form the consumer advice company "Which" that you should take the time to read.
    It's important to read estate agent contracts thoroughly. Pay particular attention to the following areas and, if necessary, seek to clarify the relevant clauses:
    • If you're not happy with the agent's service, how long does the contract tie you in for? Ideally aim for a six to 12-week break clause.
    • What happens if you're unhappy with the agent's service and want to complain?

    You should be very clear about the arrangement you're entering into, so if you don't understand the contract, don't sign it.
    Legally, your estate agents contract must use clear terms.     The first question and probably the most important one that people ask is "What are you fee's?" In the current economic climate you can understand that if you pay less for the same product somewhere else then you are probably going to use the cheaper option. When you choose your Estate Agent you are not buying a product you are paying for a service! You are entrusting the agent with potentially your biggest asset, when you break down the costs between Estate Agents you may save a couple of hundred pounds on the fee but a good Estate Agent will be able to negotiate you a better price for the property potentially gaining you thousands. 
    We charge a percentage of the agreed sales price that we achieve for you. 
    You should always work with an agent who charges a percentage of the sale price of the property because it is in their  interest to get you the best possible price for your property because they will also earn more. When you are selling a property for such a large sum of money £500 or £1000 may not seem allot, but when the time comes to pay your solicitors, removal companies etc. that few hundred pounds extra will make all the difference.

    Presentation is key

    First impressions are important, so check your kerb appeal, tidy the garden front and back, paint window sills and the front door if needed .. Rooms inside should be kept tidy (even when you're not expecting a viewing. De-clutter - consider putting some of your stuff in storage, tidy and clean, neutralise animal smells, get someone to take the kids and pets out during viewings. Finish Any DIY Projects , but you don't have to spend a fortune. Paint - a lick of paint can transform a room and bring it up to date.Use the space - a double bedroom has more value than a single, and a single bedroom has more value than a study, so show the rooms off to their best advantage to maximise their appeal. House full of family photos? Tone it down - the viewers need to imagine themselves living there, not you.Clean, dust and tidy everywhere, open windows and, yes, put that pot of coffee on.

    Finding Your New Home

    As well as looking in estate agents windows, the internet is also an excellent research tool for finding properties. There are now many websites specifically geared for property searches. Most estate agents also have their own websites our web site is www.lang.co.uk . Here are some useful tips to keep in mind when looking for the house of your dreams:
    • View the properties as soon as possible. Leave it too long and you could lose out. 
    • Make good use of your lunch hours or make appointments on the way to and from work.
    • If two of you are buying together, decide who will be the chief viewer, and weed out all but the strongest candidates.
    • Don't be afraid to make numerous visits with tradesmen to find out what you're letting yourself in for.
    • If you're tempted to buy a run-down property to renovate and sell on, check how long it's been on the market. If it's been there a long time, it suggests there isn't a lot of profit to be made.
    • New carpets, bathrooms and kitchens can be signs of a superficial renovation that is hiding more serious work to be done.
    • Visit the property at different times during the day and even at weekends to get a true picture of the area when everyone is home from work. 
    It's human nature to try to strike a deal, but if you find your ideal home and it seems to be priced correctly, consider offering the full asking price. This means you'll be taken seriously, there won't be any time-wasting and it will lessen the possibility of another party stepping in. All offers should be made with the stipulation of taking the property off the market. Getting a 'Sold' board outside is a good way to dissuade others from looking. You might also want to ensure that all internet adverts for the property have been removed or at least advertised as sale agreed, to prevent any further interest. The best way to ensure a chain progresses smoothly is through to completion is good communication. Stay in regular contact with your conveyancer and estate agent to make sure everything possible is being done to speed things along. It can also help to stay flexible. Be prepared to move in with your family or rent as a short-term measure if it means you can keep the chain going.

      I would like to thank you and your team for all the help you gave me during the sale of my mother's house.

      From the very start when you viewed the house you gave me a valuation of the house and told me exactly what charges would be incurred. There was no under-pricing your competitors or even trying to get me to give you the quotes I had received from them. At Such a sad time the very last thing I needed was to get into a haggling situation.

      The house originally sold ( subject to contract ) very quickly at the price you expected, but due to the buyers having problems with their house purchase etc., which was beyond your control, it was slightly delayed. Unfortunately after this the house became flooded due t a water leak. Living so far away this was, to say the least, very distressing time. Without your help and advise I really can not imagine how I would have managed.
