    I have been in the residential estates agency business since 1978 and to date I have specialised in selling and letting properties in all corners of the Greater Manchester area.

    In 1982 I qualified as a Chartered Surveyor and over the last 17 years have been specialising in the Selling, Letting and Management of properties in the City Centre, Salford Quays and surrounding residential areas.

    Our City Centre branch is located in a superb position on Brazennose St, just off Albert Square. Our aim is to offer all our clients and perspective purchasers/tenants a high degree of personal and individual service. The Sales Team who support my branch offer expertise, experience and total dedication to teh office, clients and customers alike.

    As the Director of the business you can expect to see me carrying out all Market Appraisals for Residential Sales and Lettings and I can be regularly seen carrying out the actual day to day work in accompanying perspective clients and viewers to see our portfolio of properties.     How we will market your Property

    Our success in the letting of properties is due to the extensive advertising and marketing service we offer our landlords. Every property is made available through our office, on our web site. Our computerised system enables our negotiators immediate details on all our properties so that we can match a suitable property to the applicant's requirements.

    After discussing specific requirements with prospective tenants arrangements to view appropriate properties are made. All prospective tenants will view properties with one of our experienced viewing agents.

    The Tenancy Agreement

    Lawrence Copeland tenancy agreement has been drawn up in conjunction with specialist property lawyers and is carefully worded so as to protect the landlords rights and interests. The tenancy agreement complies with the current requirements of the housing acts, in instances where the letting is arranged to a company the tenancy agreement follows contract law. Following the signing of the tenancy agreement the first months rent and security deposit is collected prior to the tenant moving into the property.

    Market Appraisal and Advise

    Lawrence Copeland himself will visit your property and make a professional rental assessment taking into account current statutory regulations, the property's size, age, condition, location and fixtures and fittings.

    As a client of Lawrence Copeland, the first thing you will discover is that we'll take time to find out what you want from your lettings and Management service. Do you simply want us to find a tenant for you or do you want us to undertake a full lettings and management service, in which we also collect the rental monies and attend to all matters arising during the tenancy. How long do you wish to rent out the property for? And what conditions do you wish to attach to the letting.

    LETTING ONLY

    If you wish to manage the property and supervise the tenancy yourself, this is the ideal service for you-and you can leave us to advertise the property, find tenants, set up the rental agreement and carry out all necessary administrative duties.

    Finding a tenant

    Finding the right people to live in your property is crucially important to you and to us- so we take the greatest trouble to secure responsible, careful tenants who pay their rent regularly and in full, whilst looking after your property with care and consideration. We carry out in-depth checks on prospective tenants, including credit searches, references and employment details.

    Carrying out the necessary administrative duties

    Before the tenancy begins we will:

    Carry out credit searches and references

    Draw up and execute the appropriate tenancy agreement and statutory notices

    Prepare a detailed inventory and schedule of condition for the property with photographs

    Ensure all the meters are read and the responsibility for the services is transferred to the tenant

    Collect initial rent and deposit

    Advise you on regulations governing gas and electrical safety, as well as furnishings

    Provide advise on law, tax and insurance if required 

    Arrange Energy Performance Certificate

    Property Management

    If you wish, you can leave the whole supervision of the letting and management process to us. This is particularly useful if you are moving away from the area, living abroad - or simply don't want the bother of running the tenancy. Under our Property Management service, we will carry out all those duties covered by our Letting Only service - and, in addition, we will check-in the tenants, collect the rent, ensure the property is looked after and provide you with a contact for rental protection if required

    Collecting Rents

    We will collect and bank or transfer in your favour for all rents on your behalf, then send you a monthly statement of account. We can also advise you regarding your rental income tax for UK and non resident landlords.

    Supervising the end of tenancy

    We will ensure all the meters are read and that the responsibility for the services is transferred to the appropriate party. We will also check the inventory and the condition of the property ensure the property departure of the tenants and arrange for any necessary cleaning or redecoration work to be carried out at the property.

    Inspecting and Maintaining the Property

    We will inspect your property at quarterly intervals, to ensure your property is being looked after and kept in good decorative order. If necessary, we will organise for any maintenance work to be carried out, including electrics, gas, plumbing, joinery and gardening. Lawrence Copeland can provide maintenance contractors who offer a good service at reasonable prices.

    Helping to arrange proper insurance cover

    One of the most important aspects of property rental is to ensure that you are properly protected by appropriate insurance cover. Having built up links with highly reputable insurance companies we are able to recommend approved companies who are able to advise you as to the insurance you require, covering:

    Building and contents (including accidental damage and landlords liability Cover)
