    De-clutter

    Some people accumulate mementos, art, photos etc and only feel happy when surrounded by all their possessions. Some people live very minimilistically. When it comes to selling property, the second catagory are better off. Think about it from a buyer's point of view; they need to see that they can "make it their own'; they need to be able to see themselves living in the space that is currently yours. So if you are on the "hoarder" spectrum or like lots of nick-nacks around the place it will be difficult for them to imagine making their home in your house. Have a good old sort out. Clear surfaces, particularly in the kitchen. Get rid of ornaments and photos, posters in kids' bedrooms and put things you don't need into the attic or in storage.

    Prepare for Viewings

    First impressions are vital and you need to be able to appeal to as many people as you possibly can. Keep things tidy, don't smoke or cook before viewings. If you have dogs, be aware that some people are nervous of them and perhaps have someone take them for a walk. Make the property as bright and welcoming as possible. Wipe over the front door, sweep the porch and trim the hedge. Depending on the time of day/year, open the windows and curtains or turn on the lights. It all helps to give the best impression and therefore should lead to the highest offer.

    Of course life has to go on and is busy and complicated enough without the added stress of selling a property. These suggestions are simply ideas that should help. It might not be possible to deliver on all of them all the time!

    Be prepared! Check out your purchasing power.

    If you are buying for the first time, organise a meeting with a mortgage broker and find out how much you can comfortably borrow. It's a good idea to be well prepared before going to the meeting. Make sure you know how much deposit you have access to. Be sure to confirm whether the funds are coming from your own savings or whether, perhaps, a family member is helping. Generally the higher the percentage deposit you put down, the lower the interest rate will be on the mortgage you can access. 5% is normally the smallest deposit. Definitely take evidence of your income - bank statements and payslips - and if you're self-employed you're likely to be asked for tax returns and business accounts. Details of outgoings will be scrutinised so be aware of that and keep your bank statement in good order.

    If you are second or third time movers check your current mortgage terms and conditions. There maybe early redemption clauses that could add significantly to the cost of your move. Many mortgage deals may have been sold as "portable", i.e. you can "port" (carry) them to a new property you once you've sold the one it was initially set up on. The idea being you keep the same, possibly advantageous interest rate and avoid early redemption penalties. This can work very well but please be warned that it is the rate that is transferred. Your original mortgage will finish and be redeemed with the sale of your first property. You will need to re-apply for a new mortgage, offered at the same rate as before with any early redemption penalties waived. As its a new mortgage you will need to pass all the income and expenditure rules again. This means that if you (or another party to the mortgage) have stopped working or had a pay cut you may not be able to move your existing mortgage deal to another property, even if you are borrowing the same amount. By the way, if you are able to port your mortgage but will end up borrowing less than before you may have to pay any applicable redemption penalty (often a percentage) on the difference between the old and new mortgage.

    Do your research

    Before you purchase a property make sure you do your research on the area you're looking to buy in. Is it an area you know? Is it up-and-coming and close to transport links? Is it good for families and does it have green space? You need to take these things into consideration when looking as it's important to know exactly what you're looking for and to make the necessary calculations and trade-offs. The perfect place that ticks all the boxes will cost more. If your budget isn't that high then compromise is the name of the game.

    Let's face it: you can never go wrong if you buy property in Fulham. Ok, admittedly we're biased (our offices are located here); but it's not one of London's most popular residential areas for nothing. Close to Sloane Square and Knightsbridge, this cosy corner of South West London is massively popular with young professionals and also attracts affluent families looking for a relaxed feel to an area, with parts such as Parsons Green and Eel Brook Common being particularly sought-after.
