I started as a negotiator in the early 90's and quickly progressed to Valuer, Branch Manager and then Area Manager for a national chain. I ran my own successful Estate Agency business in Cornwall before returning to work in South West London and have now joined Lawsons and Daughters to head up their Property Sales department.

The property market is exciting, frustrating, rewarding, challenging, demanding and character building - quite often all at the same time! Openness, transparency, trust and communication are my watchwords.

I need to build a dynamic sales operation and increase the number of houses we have on the market. Lawsons and Daughters are sucessful in lettings and property management and this means I can offer you a great fee deal on property sales as all the office overheads are already paid for. I guarantee to work tirelessly to achieve the highest price for your property whilst keeping your costs to a minimum. Invite me to value your property and I'll explain everything..... De-clutter

Some people accumulate mementos, art, photos etc and only feel happy when surrounded by all their possessions. Some people live very minimilistically. When it comes to selling property, the second catagory are better off. Think about it from a buyer's point of view; they need to see that they can "make it their own'; they need to be able to see themselves living in the space that is currently yours. So if you are on the "hoarder" spectrum or like lots of nick-nacks around the place it will be difficult for them to imagine making their home in your house. Have a good old sort out. Clear surfaces, particularly in the kitchen. Get rid of ornaments and photos, posters in kids' bedrooms and put things you don't need into the attic or in storage.

      Prepare for Viewings

First impressions are vital and you need to be able to appeal to as many people as you possibly can. Keep things tidy, don't smoke or cook before viewings. If you have dogs, be aware that some people are nervous of them and perhaps have someone take them for a walk. Make the property as bright and welcoming as possible. Wipe over the front door, sweep the porch and trim the hedge. Depending on the time of day/year, open the windows and curtains or turn on the lights. It all helps to give the best impression and therefore should lead to the highest offer.

      Keep it real

Of course life has to go on and is busy and complicated enough without the added stress of selling a property. These suggestions are simply ideas that should help. It might not be possible to deliver on all of them all the time!

      Our Promise

If you choose Lawsons and Daughters as your agent, we will, without doubt, help you every step of the way, giving you key tips and insights throughout the selling process.

Be prepared! Check out your purchasing power.

If you are buying for the first time, organise a meeting with a mortgage broker and find out how much you can comfortably borrow. It's a good idea to be well prepared before going to the meeting. Make sure you know how much deposit you have access to. Be sure to confirm whether the funds are coming from your own savings or whether, perhaps, a family member is helping. Generally the higher the percentage deposit you put down, the lower the interest rate will be on the mortgage you can access. 5% is normally the smallest deposit. Definitely take evidence of your income - bank statements and payslips - and if you're self-employed you're likely to be asked for tax returns and business accounts. Details of outgoings will be scrutinised so be aware of that and keep your bank statement in good order.

If you are second or third time movers check your current mortgage terms and conditions. There maybe early redemption clauses that could add significantly to the cost of your move. Many mortgage deals may have been sold as "portable", i.e. you can "port" (carry) them to a new property you once you've sold the one it was initially set up on. The idea being you keep the same, possibly advantageous interest rate and avoid early redemption penalties. This can work very well but please be warned that it is the rate that is transferred. Your original mortgage will finish and be redeemed with the sale of your first property. You will need to re-apply for a new mortgage, offered at the same rate as before with any early redemption penalties waived. As its a new mortgage you will need to pass all the income and expenditure rules again. This means that if you (or another party to the mortgage) have stopped working or had a pay cut you may not be able to move your existing mortgage deal to another property, even if you are borrowing the same amount. By the way, if you are able to port your mortgage but will end up borrowing less than before you may have to pay any applicable redemption penalty (often a percentage) on the difference between the old and new mortgage.

      Do your research

Before you purchase a property make sure you do your research on the area you're looking to buy in. Is it an area you know? Is it up-and-coming and close to transport links? Is it good for families and does it have green space? You need to take these things into consideration when looking as it's important to know exactly what you're looking for and to make the necessary calculations and trade-offs. The perfect place that ticks all the boxes will cost more. If your budget isn't that high then compromise is the name of the game.

      Selling advice

If you're looking to sell your property, it's important that you find a good estate agent. Then you can be assured that your property will be marketed well and subsequently attract all of the deserved attention from potential buyers. However, there are also other things you can do to make sure viewers look upon what you have to offer favourably. Here are a few other ways you can give your home the upper-hand when it comes to selling:

      Know your market

It's important to consider your target market. Are you looking to attract families? Young professionals? Investors? Whoever you're looking to sell to, one of the key steps is to make sure your property appeals to your chosen market. Try to tailor your space to this group - for example if a young professional couple would be your ideal buyers, make sure there's no clutter to make room for a good workspace (if available) and highlight the second bedroom in case they'd like to have a child in the near future. This will persuade them to buy your property as they will not be forced to move homes when planning for a third addition to their family. And remember, Spring and Autumn are the best times to sell your property as prices are usually on the up due to the fact that demand simply outweighs supply.

      Minimalism

If you've ever visited a property with lots of 'stuff' in it, you'll know what we mean when we say we think it's a good idea to de-clutter. Get rid of ornaments, photos and posters in kids' bedrooms and put things you don't need into the attic or in storage. Think about it from a viewer's point of view; they need to make it 'theirs'; they need to put their stamp on it.

The logical theory behind this is, "less clutter means more space and as a result, more space will give the buyers an opportunity to visualise their own belongings and selves in the property." Encouraging the imagination to work may be the catalyst in getting your property sold.

      Preparing for Viewings

First impressions are vital and you need to be able to appeal to as many people as you possibly can. Keep things tidy, don't smoke or cook before viewings. If you have dogs, be aware that some people are nervous of them and perhaps leave them with the neighbours if possible. Open the windows and curtains, turn on the lights and sweep the porch - all very important if you're looking to get the best offer you can.

If your target buyers are couples or/and families, it would help to make your property feels as homely and as comfortable as possible by adding some non-expensive warm touches; such as a vase of flowers, plants scattered around the garden/balcony/drive/ window seals.

Another tip for when preparing for viewings, it's a good idea to have neutral décor throughout. Although some buyers may like bold, adventurous or even quirky styles, other potential buyers may be overwhelmed or (in extreme cases) put off. Having the walls and flooring (carpet/tiles/laminate/wood) in neutral, soft, warm colours will provided buyers coming around to view your property with a blank canvas in order to put their own stamp on the place. This tip, although simple, will also give potential buyers the impression that your property is much bigger than it actually is; and thus may be the deciding factor in answering the all-important question - "to buy or not to buy?"

Of course, if you choose Lawsons and Daughters as your agent, we will without a doubt help you every step of the way - and give you key tips and insights throughout the selling process to make sure things run as smooth as possible with minimal delay
