We do it all: find the tenant, interview them and conduct viewings with them, fully reference and credit check them, take copies of relevant ID and NI numbers, check proof of salary and where necessary we take a guarantor and check them out as well. Once we are completely satisfied, we set a move-in date with the prospective tenants and ensure that all legal paperwork is in place prior to the handing over of keys. We always take a deposit and register it accordingly. Going forward, we are the point of contact for the tenant - you can leave everything to us. We collect the rent and pay it over to you normally within 5 days of receipt, we deal with works orders and contractors and we will provide a year-end tax report free of charge if you request it. Just prior to the tenant moving in we conduct a condition report and inventory on the property which is kept on file, then at the end of the tenancy we can refer back to this when conducting the final inspection. This has lots of important information such as where the electricity and gas meters are located and what the readings are. We even photograph inside the oven to show that it is clean at the outset of the tenancy!
