The increase in properties being offered in the rental market is a result of sellers not being able to get the price they want in the current sales market (maybe due to Brexit and other economic factors) and also around this time last year there was a surge of Landlords buying rental investments prior to the extra 3% Stamp Duty kicking in which these tenancy's are now coming to the end and are being offered in the rental market. Compared to this time last year, there are approximately double the amount of rental properties available.
Under these conditions it is important that Landlords are as competitive with the rental asking price as possible and that their property is also presented in the best possible condition to make it stand out from the crowd. Close monitoring of property performance on the websites and regular updates with Landlords are key. As the Spring and Summer seasons approach, the corporate market tends to wake up and as the weather improves more people will be looking to move home for school or work purposes as well as upsizing or downsizing from their current properties, which should lower the amount of stock levels we are currently experiencing.
