Lettings Market Update: Kingston Spring 2017
  • paragraph

The current rental market in Kingston and the surrounding areas is currently flooded with rental properties and the amount of properties available far outweigh the number of applicants currently looking. This is across all price ranges.

<< You can find details of our SPRING OFFER on the Landlords tab.

The increase in properties being offered in the rental market is a result of sellers not being able to get the price they want in the current sales market (maybe due to Brexit and other economic factors) and also around this time last year there was a surge of Landlords buying rental investments prior to the extra 3% Stamp Duty kicking in which these tenancy's are now coming to the end and are being offered in the rental market. Compared to this time last year, there are approximately double the amount of rental properties available.

Under these conditions it is important that Landlords are as competitive with the rental asking price as possible and that their property is also presented in the best possible condition to make it stand out from the crowd. Close monitoring of property performance on the websites and regular updates with Landlords are key. As the Spring and Summer seasons approach, the corporate market tends to wake up and as the weather improves more people will be looking to move home for school or work purposes as well as upsizing or downsizing from their current properties, which should lower the amount of stock levels we are currently experiencing.

Professional and personable. The unified approach of purchase and subsequent letting was perfect for my buy-to-let requirement. Post-sale assistance was generously offered; tying up those small loose ends that often get overlooked during a property purchase. Happy to recommend and will likely seek Curchods services again."

Local Market Comment:  Kingston Spring 2017
    • paragraph

As we head towards the Spring, the family house market in Kingston is really starting to warm up as well, with many buyers relocating to the area to take advantage of superb amenities and excellent local schools.

Flats in the area remain a good investment given the excellent transport links both in and out of London and we have seen many buyers registering over the last couple of months keen to get their feet on the ladder.

As a company, on the whole Curchods currently have a record high number of properties on the market to buy and let for the period of the last 12 months.

Realistic pricing is key to gaining interest and with many sales already agreed this year, we are well placed to offer sensible advice to achieve a sale within a timescale to suit.

The Spring is traditionally a busy time of year for people looking to move home, but there is such unusually high buyer and seller activity so far this year, it feels like we are witnessing the start of 'spring' already.

If you are thinking of moving, now is a great time to take action - one must also not forget that mortgage interest rates are at historic all-time lows, meaning you might be pleasantly surprised at how affordable your dream home is right now.
