    We have set up our own production company, Lovett TV, to not only shoot our 3D Movies but to also enable us to cut, edit and produce the movie itself.     We have a team of highly experienced Property Managers who will look after the property on your behalf, sorting out any problems that the tenants may have and ensuring the financials stay on track, you are therefore rest assured in the safe knowledge that you do not have to do anything, as we will do it for you.

    Lovett International are responsible for Managing a portfolio valued at over £85 million pounds and are responsible for the collection of rent in excess of £4 million pounds per year. We work with landlords who want to keep their properties full and well maintained and to maximise returns over time.

    Our experienced staff have worked within the area for many years and are able to establish the maximum anticipated rental we can achieve for you.

    What service should I choose?

    The service a landlord chooses very much depends on the involvement they wish to have with the property. Managing a property takes away the day to day tenancy issues such as property maintenance, rent collection, property inspection, check in and checkout reports etc, which can become time consuming and inconvenient. In some instances landlords prefer to deal with maintenance issues themselves but want us to deal with the collecting of the rent. On other occasions a landlord may be set up to be able to deal with the rent collection and management of the property and require us to find a tenant. However, we would not advise this unless you have the experience of letting a property.

    We offer 2 types of services

    Full Management

    We will deal with the tenant on behalf of the landlord for the duration of the tenancy, offering the services outlined in the Introduction Service above and collecting the rent from the tenant which is then passed on to the landlord. In addition we will undertake inspections of the property and the handling of any maintenance issues on behalf of the landlord. This service is designed to offer complete peace of mind to the landlord.

    The tenant is at no stage ever given the Landlord's address or contact details and thus, all management enquiries are organised by our company. All repairs to the property are only carried out with the prior permission of the owners, except in emergencies, when we have been unable to contact the Landlord.

    By opting for full management you can take advantage of our in-house property maintenance division which consists of:

    • Qualified, skilled tradesmen
    • Fully equipped commercial vehicles
    • Full time plumbers (CORGI) and electricians (NIC EIC)
    • Out of hours emergency service (to safeguard your investment).

    By use of a two month notice clause in our Tenancy Agreements we are able to advertise and reference a new tenant in good time, thus avoiding costly vacant periods. Regular updates will be provided throughout the letting process. Accompanied viewings at all times. Late viewings are available on request.

    Introduction Service - Finders Fee

    Marketing the property to find a suitable tenant and progressing the let until the start of the tenancy, which includes:-

    • referencing tenants
    • organising inventories & gas safety certificates (when necessary)
    • arranging standing orders between landlord and tenant accounts
    • Inventory
    • Check In

    All viewings are conducted by our staff. When a suitable tenant is found, full references are taken including bank, employers, previous landlords and character references.

    Between 4 to 6 weeks' rent is taken as a security deposit and held by the agent in a government approved scheme, unless you are a member of your own scheme and can provide us with documentation to that effect.

    An Inventory of the current condition of the property is drawn up, a copy of which is forwarded to the landlord. In addition, one month's rent is taken in advance.

    Gas and electricity meters are read and information regarding the new tenancy is conveyed to the gas, electricity, water, telephone companies and the local council for council tax purposes.

    An Assured Short-hold Tenancy Agreement is drawn up.

    Housing Benefits

    If you wish to accept housing benefits/DSS we make sure adequate landlord references are produced and we also ask for a Guarantor who will cover any outstanding rent that may occur. We also ask for a character reference who has known the tenant for at least a year.

    As an agent we are also in contact with the Housing Benefits office to ensure that the tenant is still liable to receive benefits and is able to pay his/her rent.

    Pets

    If you choose to accept pets we ask for the previous landlord to supply adequate references and any problems that may have occurred. We also ask the tenant for a pet deposit between £200 - £500 depending on the animal to secure the property from any damage that may happen.

    Tenancy Agreements

    It is a legally binding document between you and the landlord, applicable only to you and the property that is being rented. The tenancy states the amount of rent, the length of the tenancy and your rights and responsibility. Your agreement will most probably be an Assured Short Hold Tenancy under the Housing Act 1988.

    Deposit Schemes

    From 6th April 2007 legislation was introduced to ensure that every tenant's deposit must be covered by a Tenancy Deposit Scheme where the property is let on an Assured Shorthold Tenancy.

    We as a company have chosen to become members of the DPS.

    The 'Deposit Protection Scheme' is where the deposit is held throughout the tenancy. At the end of the tenancy if the landlord and tenant agree how the deposit should be repaid, they both have to advise the scheme administrator who will then make the agreed payments. As with all Tenancy Deposit Schemes, in the event of a dispute, an independent arbitrator will be appointed to make a decision.

    Tenant must be notified of where their deposit is being held within 14 days. Obviously, we will deal with any notification to the tenants as part of our service when we are holding the deposit, details of where the deposit is held is contained within our contract.

    This legislation applies to all new tenancies from 6th April 2007 including the renewal of any existing tenancy after that date.

    Failure to comply with the legislation will result in a penalty fine of up to three times the deposit. In addition, any Section 21 Notices Requiring Possession served will not be valid.

    Rachel Gepheart - Company Manager

    I have been with Lovett Estate Agents since 2007, before this I spent 10 years working as a PA to Head of Sales at Liverpool Victoria (LV=) in Bournemouth where I studied and passed my Financial Planning Exams. I enjoy the challenges of my role, no one day is ever the same!

    I am lucky to have a very professional, enthusiastic and friendly team here at Lovett's. I work closely with the CEO and my own PA to ensure Lovett's is continually striving to be the best we can and constantly working on new marketing ventures which can be a lot of fun!

    In my spare time (not that there's much of that) I enjoy spending time with friends and family, holidays and eating out. I am a bit of a movie nerd and love spur of the moment trips and adventures!

    I started working for Lovett Estate Agents as the Branch Administrator in 2010, I was later promoted to Rachel's PA in early 2012. I really enjoy the challenging role and as Rachel states the marketing projects we work on can be a lot of fun! 

     My previous work experience was in financial services, I definitely enjoy the fast pace of the growth behind the Estate Agency business and have a real interest in the projects we get involved with. Out of work I enjoy socialising with friends, holidays and meals out.

    Charlotte Hannen - Lettings Manager (Boscombe)

    After traveling the world I began as a junior member of a Lettings team in 2006 and have achieved three promotions to my current position as Lettings Manager. My key skills are - communicating with people, negotiating, matching the right tenants to their ideal property, managing a lettings portfolio and ensuring landlords and tenants experience the very best lettings service.

    In May 2013 I was lucky enough to be shortlisted for Lettings Manager of the Year award at the Lettings Agency of the Year Awards 2013. I really enjoy working as part of Lovett Estate Agents team, everyone works together creating a friendly, professional, welcoming atmosphere. I really enjoy the gym, dining with friends and have a passion for travelling.

    I joined Lovett's in 2013 and really enjoy the challenges. I was born 1969, Originally from Henley On Thames. I have been in Bournemouth for the last 15 Years and was relocated here with a previous job. 

     Over this period of time I have worked for several Estate, Letting and Property Agents. In 2006 I set up an Inventory company providing detailed Inventories which ran I for 4 years before selling it and returning back to the Lettings Industry.

    I enjoy playing tennis, swimming, entertaining with friends, attending the Theatre and I am currently learning to play squash.

    Pascale Wilkins - Lettings Negotiator

    I have been with Lovett's since March 2011 and really enjoy being a member of the team. My role is very busy and varied and find it very rewarding. 

    I deal with a lot of student lets as well as residential and commercial lets. I have also worked as a Sales Negotiator at Lovett's and still assist them as and when they require.

    At college I studied Art and Design and I still have a keen interest in all things' creative. I am a member at a local gym, which I probably don't visit as much as I should do but, I do enjoy being on the move and keeping myself busy. 

    Most of my evenings are quiet and are spent watching films but, every now and then I do love getting myself all dressed up, going out and having a good night out with my friends.

    Sarah Langford - Lettings Assistant

    I joined Lovett Estate Agency in early 2010, I initially worked in Sales as a Negotiator, which I enjoyed immensely and in 2011 I moved over to the Lettings department. I really enjoy the variety that Estate Agency work brings; no two days are the same and you engage with so many different people. 

     I enjoy being busy and that we always are! My career started in Customer Care, I was employed in the motor trade sector implementing and Managing Customer Care Departments. Following maternity leave I returned to do the same role with a local Lift Servicing company. It was from there that I joined Lovett's. 

     I am married, I have two children and I like coming to work for a break from my busy, noisy household!

    Suzi Maulkerson - Branch Administrator

    My working background is largely in Business Administration and mainly in the construction industry but I tried a career change to sales a few years ago, selling advertising for a publishing company and looking after regional equine magazines which I loved, especially having horses myself.

    After relocating to Bournemouth and having a temporary position working for a housing association which gave me some great experience, I then found my position here at Lovett Estate Agents as their Branch Administrator in August 2013.

    I love my job and my new colleagues, it is definitely a very busy and varied role and I look forward to a long and happy future here.

    I joined Lovett's in 2003 and have had a series of promotions and I am now a Senior Accounts Administrator. One day a week I continue my accounting studies with 'The Association of Accounting Technicians' and I am working towards becoming a Chartered Accountant. Prior to 2003 I studied Business Academy in Slovakia.

    I have been very happy working at Lovett Estate Agents, as every day is different and certainly being based in Boscombe lends to a very colourful life. I am also very pleased with the help and support I have had from my employer in allowing me to take one day a week off towards pursuing my vocation of constantly improving my toolset in the world of accounts.

    I started working in the Boscombe Branch of Lovett Estate Agents in late 2013 after completing a year at Brockenhurst College where I received 3 AS Levels. Between finishing my exams and starting my current role, I was working part time as a sales advisor in H&M.

    My current role is as an Office Junior, as I am currently completing an Apprenticeship in Business Administration which takes place over 12 months. Since starting at Lovett's I have been lucky enough to learn about all aspects of the company including Lettings, Sales and Marketing.

    I hope to progress within the company, gain new skills and show my full potential whilst working at Lovett Estate Agents. Out of work I enjoy socializing with friends and family, holidays and of course shopping!

We have a dynamic overseas property team lead by Dev Prinsloo that concentrate 100% of their professional time on international properties.
We are currently building connections with most countries around the world, whereby not only are we selling properties there but also recruiting local property experts in each country to be available to greet our prospective purchasers at the airport to take them to the properties in question, their hotel, restaurants etc. Thus making the house hunting journey as stress free as possible for our clients.

At Lovett International we spend 196,000 per annum on advertising on radio stations such as Heart FM, GOLD FM, Wave105 FM, Jack FM and Hope FM. We also advertise on web portals such as Rightmove, We advertise and place editorial in many national and international magazines, papers and leaflets.

From this we have a substantial database of clients looking to buy holiday homes and properties abroad. We make every effort to personally view the majority of the properties on our books, however if you have a one off villa, we are able to produce a sale brochure and details that will be hosted on all our international web portals within 24 hours of receiving your full description and photographs.
