    PREPARING YOUR PROPERTY FOR RENTING


    Mortgages

    Where the property to be let is subject to a mortgage, permission must be granted from the mortgagee in writing It is sometimes appropriate to remortgage with a buy-to-let specialist and our mortgage advisors, who can offer an across-the-market perspective, will be happy to provide completely impartial advice in this regard.

    Insurance

    It is essential that the property and your contents are adequately insured, both while the property

    is empty and while it is let. Your insurers must be told that the property is to be let since failure to do so may well invalidate cover. We can provide details of competitive insurance specifically for rented property if required.

    Security

    Security systems (locks on windows and external doors, lights, and even full alarm systems) are often considered essential by prospective tenants and are taken into consideration by all the leading insurance companies when calculating premiums.

    Decorations and Carpets

    We recommend these should be fresh and neutral in terms of colour and style Higher quality properties will always attract better quality tenants and therefore it is vital that a property is well presented to meet the expectations of a potential tenant Furnished or Unfurnished? By far the greatest level of demand from tenants is for properties that are available unfurnished. This traditionally includes just carpets, curtains and a cooker. This has the advantage, from the landlord's perspective, of avoiding the need for additional maintenance/ replacement and for annual testing of electrical appliances.

    Domestic Appliances

    These should also be of good quality and condition and subject to regular servicing. It is important that full instructions for use are left on the premises to avoid the need to call in an engineer to demonstrate. Gas and electrical appliances must. meet legal safety requirements and oil appliances should be tested annually

    Cleaning

    It is essential that the property is handed over in clean condition. We very strongly recommend

    that the property be professionally cleaned throughout, including all carpets. This creates a benchmark that will be recorded in the Inventory and Schedule of Condition, and will allow us to maintain a high standard through subsequent tenancies. We can provide the names of reputable and economical cleaning contractors.

    Gardens

    Gardens should be left in good seasonal order so that the benchmark is set for the tenants, whose responsibility it will be to maintain the same standard. We recommend that relevant tools are provided by the landlord. If the garden is particularly large, or complicated to maintain, it may be appropriate for the landlord to retain responsibility for maintenance, in which event this will be reflected in the rent We will be happy to help find suitable gardeners, be it for a full maintenance programme, hedge/lawn cutting, pruning or an occasional tidy

    Gas, Electricity and Water

    These services should be left connected and we will arrange for their transfer into the tenant's name. Under the Housing Health and Safety Rating System, tenants must be able to control and regulate heating systems.

    Council Tax

    We will notify the local council tax office of each change of occupier and of any void period between tenancies

    Keys

    Three complete sets of keys should be provided in all cases - two for the tenants and one to be retained at our office. We will be obliged to charge for key cutting if insufficient keys are supplied at the outset

    Telephone

    If a telephone line is installed at the property you should instruct the provider to put a temporary stop on the line, when you vacate, and send you a closing account

    Empty Properties

    It is important that you comply with any insurance requirements during vacant periods, especially during the winter months.

    The 1,798 South Ockendon Savers batten down the hatches with low interest rates set to continue into the 2020's

    You might ask, what has the plight of the South Ockendon savers to do with the South Ockendon Property Market ... everything in fact. Read the newspapers, and every financial wizard is stating that with the decision of the Bank of England's Monetary Policy Committee in early August to cut the Bank of England base rate to an all time low of 0.25 per cent, savers should prepare themselves for interest rates to stay low well into the early 2020's.

    ... And this isn't some made up story to capture the headlines of newspaper editors. The yield (posh word for interest rate or return) on 10-year Government bonds is currently 0.61 per cent. This indicates that the money markets believe that the Bank of England's base rate will, on average over the next ten years, be below the 0.61% rate they are buying the 10 year bonds at (because they would loose money if the average was over 0.61%). UK Interest rates are going to be low for a long time.

    For those who have saved throughout their working lives and are looking for ways to maximise their savings, tying their money into property could prove advantageous. You see as a saver, I did a search of the internet and the best savings rate I could find was a 5 year fixed rate at 2.5% a year with Weatherbys Bank. Your £200,000 nest egg would earn you £5,000 a year - not much. However, on the other side of the fence, growth in South Ockendon house prices and princely buy to let yields have made property investment in South Ockendon an appealing option for many. According to my research, the...

    Average Yield over the last five years for

    South Ockendon Buy to let property has been 6.5% a year

    ... and average Property Values in over the same period have risen by 32.5%.

    Using these averages, the South Ockendon landlord's property would be worth £265,000 and they would have received a total of £65,000 in rent - making the total return £330,000. Meanwhile, whilst our 1,798 South Ockendon Saver's, using the average savings rates for the last 5 years, even if they had reinvested the interest, their £200,000 would only be £221,184.

    There are risks as well as benefits to buy to let though. As my blog readers know, I tell it like it is and investing in buy to let means locking up capital in a property that may fall in value. Another option would be stock market income based investment funds, which are paying around 5%, especially if put your nest egg into a tax free Stocks and Shares ISA. Although you can only add £15,240 a year into an ISA, but you would also have the ability to sell up quickly if you want ... but one last thought...

    The other side of the coin is that you cannot buy an unloved 'stock market income based investment fund' and set about renovating it and adding value yourself. The investment fund isn't something that you can touch and feel, isn't something tangible, isn't something physical, isn't something concrete, it isn't bricks and mortar ... and that is why my fellow South Ockendon homeowners and South Ockendon landlords is why the love affair of the British and Property will continue.

    TERMS AND CONDITIONS

    These terms and conditions apply to your application to rent a property through M&P Estates Ltd and constitute a binding legal contract. By signing the Agreement you agree to comply with the terms and conditions below. If you are unsure of your obligations under this Agreement, then you are advised to take independent legal advice before signing

    1. A holding deposit is payable upon your request to rent a property. Upon receipt of the holding deposit, the parties will enter into an agreement to reserve the Property subject to the Landlord receiving satisfactory replies to referencing checks, Right to Rent checks and other pre-tenancy enquiries. The Landlord will reserve the Property whilst the Applicant completes the referencing process and the terms of the tenancy and any guarantee agreement are negotiated.

    2. Where the Landlord and the Applicant enter into a tenancy agreement relating to the Property it is agreed that the holding deposit will be credited to the Applicant's rent account.

    3. Subject to Clauses 5 (a) and (b), the holding deposit will be refunded to the Applicant where the Landlord decides not to enter into a tenancy agreement within [14 days]* from receipt of the holding deposit.

    4. Subject to Clauses 5 (a), (b), (c) and (d), the holding deposit will be refunded to the Applicant where the Landlord and the Applicant fail to enter into a tenancy agreement relating to the Property within [14 days]* from receipt of the holding deposit.

    5. The holding deposit will not be refunded to the Applicant where:

    (a) The Applicant does not have a right to rent a property in the UK and the Landlord or his Agent did not know, and could not reasonably have been expected to know this, before the holding deposit was accepted;

    (b) The Applicant provides false or misleading information, and the Landlord or his Agent is reasonably entitled to take into account the Applicant's actions in providing false or misleading information or the difference between the false and correct information in deciding whether to grant a tenancy to the Applicant;

    (c) The Applicant notifies the landlord or letting agent within [15 days]* from receipt of the holding deposit that the Applicant does not want to enter into a tenancy agreement.

    (d) The Landlord or his Agent takes all reasonable steps to enter into a tenancy agreement, within [15 days]* from the date of receipt of the holding deposit, but the tenant fails to take all reasonable steps to enter into the agreement before that date.

      It is incredible that so few agents regularly accompany buyers around a property, leaving it to the seller to do all the work! No only does this strike us as poor service, but accompanied viewings from a well-trained sales negotiator have a far greater chance of success, for the following reasons.

      1. The heart! The buyer's initial objective is simply to get a feel for the property, asking themselves "could we be happy here?" In order to buy the property, they need to fall in love with it. During a first viewing, the last thing the heart needs is the seller highlighting small details that are not relevant and can be very distracting. The buyers might also be also keen to discuss their heartfelt plans for the property, which is embarrassing and difficult within earshot of the seller. Also the last thing the heart wants is a pushy seller trying to force a sale, just because the seller is so keen to sell.

      2. The brain. The brain really kicks in on the second viewing. The heart has already booked a removal company following the first viewing, but the brain says "hey, not so fast - we need to see the property again - just to be sure!" So on the second viewing, the buyer is looking for reasons NOT to buy the property. Those small details that were irrelevant on the first viewing now become useful - unless they were unnecessarily "spent" on the first viewing. Also, the agent who accompanies the first viewing will have listened out for buying signals and objections that the seller might have missed, and which can be harnessed during the second viewing.

      3. Understanding/empathy. A good negotiator will build a relationship with the buyer, understanding their needs, preferences, hopes, aspirations and potential areas of compromise. Armed with this knowledge the agent will not just "show" the property, but "explore" it enthusiastically, whilst demonstrating how it could fit with the buyer's lifestyle in the context of other properties the agent is also showing them. The seller on the other hand, has no understanding of the buyer and can only say "this is the bathroom"!

      When it comes to moving home, you are probably more focused on what you want from your new house rather than thinking about the sale of your old house. But it is important to make sure that your old house is shown in its best light to get a good sale. Here are some tips and tricks that will help you prepare beforehand.

      1. Clean everything, and then clean it again

      This is one of the best things you can do to prepare. You want to clean everything. The tops of all those cabinets, pull out the sofa, everything. If you have already moved out, then obviously this is going to be much easier, but if you haven't then you might want to consider hiring a professional cleaner.

      2. Consider how your place smells

      You want to be careful of what smells are lingering in your home. If it is morning, whilst you might like the smell of fried bacon, it will give your home an air of 'fast food cafe'. One trick to make your place seem welcoming is to put a little polish onto your radiators. It will give your home a welcoming and 'cared for' scent. You may also want to grab a few scented candles - just be sure not to mix smells and not to overwhelm them too much!

      3. Declutter

      This is obviously very important. You want to be showing off your space, not all the possessions you have in it. Consider boxing things up early and moving them out to a safe space- relocate them to a friend's house or even consider hiring some temporary storage. This will give your home an airier and more open feel.

      4. Tone down the decor

      You want your buyers to be able to see themselves in your property. So, while it may speak to your personality, you might want to consider redecorating and neutralising the décor as much as possible. Make it neutral and then your buyers will be able to imagine what they can do with the space.

      5. Let the outside in

      You want to let as much light as possible into your home, so open up all the windows, pin back curtains, and show it off. You might also want to consider putting some potted plants around, or put down some vases of flowers, and this will add to the freshness of your property.

      6. Organise your wardrobes

      Make sure all of your storage spaces are well organised. Storage space is a key selling point of your property and you want to make sure it is shown off at its best. So, get organised, make sure all of your clothes are hung properly, and that everything is folded and neat. Also, make sure that you remove any oversized furniture. You want everything to appear in its place.

      7. Turn your bathroom into a spa

      Make sure that your bathroom is looking like a calm and relaxing place. Stack some pretty, co-ordinated towels around. Add some scented candles, and maybe a small plant pot or two.       Buying a home can be a lot more expensive than you may think, and there are usually hidden costs that can end up adding more than 10% to your total property bill. The costs that come with owning and running a house can often surprise former renters, meaning their budgets don't quite match their financial needs...

      If you don't prepare for these hidden costs, you may find yourself in financial hardship for the first few years as property owners, so make sure you take them all into consideration:

      Stamp Duty

      Depending on the price of your property, stamp duty can end up adding thousands of pounds to the overall costs involved in buying a house, and this needs to be paid up front. There are different brackets for stamp duty, and it will change depending on if you're a first-time buyer or not. Ensure to check with an online calculator or your estate agent exactly how much you'll end up paying, so you don't have a nasty surprise.

      Surveys and Valuations

      These are a necessity when buying a house, but can completely vary in price, ranging from just a couple of hundred pounds, up to more than a thousand pounds.                Home Buying Surveys and Reports Explained

      Whether you are a first time homebuyer or someone who has purchased in the past, buying a home is one of the largest purchases that you'll make in your life which can seem very exciting yet daunting at the same time. There are various things to look at, but the most important is the home survey.

      What is a Home Survey?

      A home survey is an assessment of a property by a certified property inspector who identifies any major issues for the prospective buyer.

      The inspector visits the property, conducts an inspection and prepares the report outlining any problems. The home survey reports give you an idea of the general condition of the house as well as any serious defects. It also provides you with details of future expenditure and advises you whether the property is worth the investment. Homebuyers generally have a survey done on the property after they've had an offer accepted.

      Types of Surveys

      The recognised body for property surveys is The Royal Institute of Chartered Surveyors (RICS). You should check that your home inspector is a member of it.

      The types of surveys conducted are:

      Mortgage Valuation - This is not a full survey, but a way for the mortgage lender to check the value of the property.

      RICS Condition Report - This is a basic survey that won't go deep into the details, but picks out key problems with the home.

      RICS Home Buyers Report - This is a more detailed report that uncovers deep-lying things like the dampness, pest problems and structural issues.

      Building Structural Survey - This is the most detailed survey which looks at the building's structure and predicts the costs of fixing problems. You might want this if you are thinking of buying an older home.

      New Building Sagging Survey - This survey is specially designed for new homes. The report prepared highlights problems like missing loft insulation, faulty boilers, poor tiling and badly fitted windows and doors. So, you have the chance to raise the issues with the developers before moving in.

      How Long Do the Surveys Take?

      The home condition report survey covers the general building inspection and generally takes up to a day to complete depending on the size of the property. The building survey can take between two days and a week to complete as it gives you a detailed report of the building and all the underlying issues. However, basic mortgage valuation takes only a few hours.

      When Will the Report Deliver?

      Once the survey has been completed it is likely to take around 3-5 working days for the report to be produced and delivered. This can vary on the size and condition of the building as well as how busy the surveyor is.

      How Much Do the Surveys Cost?

      The cost of the surveys depends on various factors including the value of the property, its size, location, how easily accessible is the property and the level of the problem the property has.
