    Selling homes across West Cornwall in a very personal and modern way.  Please let us put your home 'On the MAP'

    The MAP team are all very experienced and well established property professionals who have helped thousands of buyers and sellers over the years across West Cornwall.  

    MAP was created by Andrew McKnight, who worked for the largest corporate estate agent in Cornwall for 26 years, latterly responsible for 19 offices across Devon and Cornwall. Andrew has trained, managed and recruited a large number of estate agents across the County who now work for various agencies.

    All the team have been hand picked for their skills as both people and estate agents and have all worked together previously.  We are new as a business and we are different 

    We are all delighted to have created MAP to provide the best people, the best marketing to achieve the best prices and best outcome for you.  HOW?  

    We recognise that our industry is about people and that's how we are are setup to work.

    We are also very proud to have created a modern and hereto unequalled approach to selling our clients homes, which heavily relies on customer service, regular contact and perhaps most importantly this contact remains with the same person.

    We have all worked as Estate Agents for many years in High Street offices.  We recognise (and you are reading this online which proves the point) that in 2017 and beyond genuine buyers and sellers simply do not trawl the High Street visiting estate agents. Why would you when you can look in the comfort of your own home anytime day or night?  

    Virtually every buyer will start their search online, either with Rightmove or other websites (and we advertise on the other big one that begins with a 'Z' too!)  We don't need a high street office anymore to trade, we need one that has great connections to the modern world and is really easily accessible for anyone who wishes to visit to do so, We think we are perfectly situated.

    We also advertise in the West Briton and Cornishman newspapers and recognise that this is still important in the local West Cornwall market.  

    Our office is centrally located in West Cornwall and is located in one of Cornwall's newest and most high tech office suites.  We have super high speed broadband, parking immediately outside and easy access to West Cornwall (we are less than 5 minutes onto the A30) and even have our own on site Cafe which is open to the public and a private Gym just for the staff who work in the building.  We don't pay for parking neither does anyone who visits and have superb download speeds. Uploading photographs takes us moments where it used to take 15 / 20 minutes and we have all the fabulous amenities too.  We all believe that in a few years estate agents will all be in buildings like this. We are the first!  We are very much open to the public and welcome anyone to come and see us in our plush and very nice office.

    The model of MAP is simple.  Our Local Directors (Andy, Mark, Shelly, Russell and Ben) all work and live in their chosen locations.  They will be in the sales office a couple of times a week.  The rest of the time they will be working from home or in and around the areas they cover.  They also can work more flexibly  than normal agents so later appointments are more possible and we can work around your commitments.  They have three responsibilities .   

    1)  They will visit anyone in their area who is looking to sell and provide them with honest, constructive and simple advice about the value of their home, how much it will cost to move and the services and marketing we would recommend to get the best price possible in a timescale to suit you.

    2)  They will then conduct all viewings arranged by the sales office on your home.  They know it best.  You will not have someone showing your home who doesn't know it.  No other agent offers this level of 1-1 service

    3)  if your home doesn't sell they will visit you personally (we recommend monthly) to discuss and review the marketing and make suggestions as for the next approach.  This can of course be over the phone, we much prefer face to face however.

    We have all worked in the standard office environment at a management level or above.    We know these three things, combined don't happen with estate agents as there are other things that get in the way.  By separating these roles we can provide this to our clients. 

    The sales team therefore deal with the phone calls, visits and all enquiries.  They know the areas of Cornwall really well and love working with buyers and helping them find their dream home. By covering a wider area we can make more suggestions and recommendations than your average estate agent too.   We are also highly skilled at negotiation, sales progression and explaining things in plain old English!  These factors are often simply overlooked when you consider your estate agent. We are also very experienced so anyone you touch at MAP will know their stuff.  

    So in summary we do all the things that your normal estate agent does, except we don't have an office on your High Street. We also do a lot more, are more personal and have one of the most experienced teams anywhere!

    Finally, and perhaps best of all, when I created the business he was adamant that  MAP changed the way that customers worked with estate agents in Cornwall.  Every estate agent (unless you employ an online only one and they want money upfront) will ask you to commit to them for a nominated period of time.  Rather like a mobile phone contract you are tied into that estate agent regardless of what happens and what has been promised to you.  This is often 12 - 30 weeks.  We don't do that at all.  At MAP we have a no strings approach to our contract. We take your home onto the market and we start.  If at any stage you are unhappy, don't feel comfortable or we have let you down then we simply need two weeks written notice and you are free.  We therefore have to work hard to keep you happy, not deceive, lie or tell you things you want to hear just to buy your business and you are stuck with that agent for months before being able to do anything about it. In our opinion that's working for the estate agent and not for you.

    We also know that Estate Agents don't talk about this period until you are about to 'sign on the dotted line'.  Most sellers want to know how much the agent would sell it for and how much they would charge?  Please also consider 'How long do they want for their contract?'  At MAP this is simple - 'WE DONT HAVE ANY TIME'.
      
    So we know this has been long and we hope it makes sense? However we really wanted to emphasise all the genuine and very different reasons we are different as an estate agent and we really hope you would allow us to come and visit you for free and without obligation to get our advice initially.  We thank you also for reading this to the end and cannot wait to help you.

    We hope you have already read about why, we believe, we are a totally different and unique estate agent? We are proud to be very traditional by working with you, the seller, on a 1-1 basis but also very modern and groundbreaking in the way we approach things.

    We also, as standard for each and every seller will:-

    Pay for a professional photographer to visit your home and take high quality images.

    Would you just stop and think about your search right now? We bet, if you look for a home on Rightmove the FIRST thing you look at is the photograph. If you like it we know that you then click onto the next and the next and so on. You don't read the text like this do you?

    We also bet that you have, without even thinking, seen an image and clicked onto the next home. Something put you off. Buying a home starts with the imagery. We encourage you to look at the estate agent you are considering working with and just clicking on several (or all) of their properties. What do they look like? What does their own website look like? We know in 2 or 3 minutes (and we know its often so much faster) you will see pictures that will put you off and simply shouldn't be used. We also recognise that photography is a skill and we therefore have taken the bold route by employing someone to do all our photographs. Some of our competitors do this too - but most will ask you to pay for it. Some also make a profit by selling them. We do neither.

    The final analogy we make regarding this is simple. If you were getting married would you prefer someone to do the pictures who could, or someone who was skilled? Look at our imagery and we hope you can see we take pride in everything we do. if you want maximum enquiries this is needed. Why get your most valuable asset photographed by anyone? We wouldn't do this unless we knew what difference it makes.

    We pay for your photographer as we know the difference it makes.  

    Pay for a professional floorplan

    We also work with a locally based company who visit all of MAP's properties and prepare and create a floorplan for us.
    This is simple. Its accurate, quick and easy to do. We again recognise that floorplans are a vital part of home selling. We have also seen (and experienced personally) the difficulty in getting these right so that buyers can quickly and easily see what is on offer. We have removed that hassle altogether.

    Again unlike many of our competitors we don't charge you for this either. We pay for this ourselves, for every client.

    Receive feedback

    We know that selling your home is a relationship. We want that relationship to flourish so working 1-1 with your own Local Director is how that works. We will quickly contact you after every viewing with feedback. Our very clever IT system is also set up to inform buyers BEFORE they view what we are going to ask them and to tell them that we want feedback too.

    Prepare and create professional sales details

    Whilst we recognise that so much home searching starts online we also know there is nothing like the feel and look of a professional brochure to make a difference. We still have many requests for sales particulars, many buyers want to see these before viewing. A number of estate agents have made their sales brochures so minimalist, small and lacking any detail or character they don't do what they are designed to. We have created fresh, professional and if we say so ourselves, distinctive details to show off the professional photography with our own experience adding to make a brochure your home deserves. We would again ask you to compare sales brochures from estate agents. You may be surprised at how different they all are. All of our brochures are professionally printed on high quality paper and we have a range of designs and layouts to suit a small property right up to a quality home of distinction and size.

    Traditional advertising

    We also recognise in Cornwall in particular that the newspapers are still well read. We rarely, these days get significant enquiries from the newspaper, however to ensure no stone is un-turned we regularly and consistently advertise in the West Briton and Cornishman newspapers. We also create our adverts from scratch, each time, to ensure these remain fresh and with our professional photographs this means our advert always looks it's best.

    Social Media

    Love it or loathe it we know that social media is a phenomenon that is here to stay. Most of the population have a Facebook account and many also use mediums like Twitter too. We have both a Facebook account (simply search map estate agents) and a Twitter feed (@mapestateagents) which we use to promote a whole host of things. This is designed to attract followers so we will be more light hearted in our Social Media approach as this is the way of that particular world.  We also regularly will intersperse our pages with properties we are selling and these can be shared in minutes across and out to thousands of people across the World. Have a look at what we do. We are also proud that we have hundreds of Facebook followers already and in many cases we have already eclipsed on Facebook the number of people following our more traditional competitors. We wish to grow and grow our social media following so please join us!

    Other things of note

    We have created our own brand and identity.  We are already recognised by our house logo and distinctive for sale signs.  

    We carry out every viewing appointment on your behalf.

    We are very skilled negotiators and our intention is to get the very best price possible for you

    We will work with you closely after a sale is agreed, until the day you move.  We know and understand the home moving process so we can help this speed up, sort out problems and make suggestions when they arise.  We know this often isn't the case elsewhere

    So what to expect from MAP?
    Firstly thank you for taking the time and trouble to read our page.  We hope you find it useful. 

    MAP estate agents covers from Truro right the way down to Lands End.  All our staff have worked and lived in the area for many years and are happy to share our advice and recommendations if needed.  As a result we may be able to suggest something suitable in a different area too.  

    Whilst Rightmove and the other websites are fabulous tools it is VERY easy for estate agents to become incredibly reliant on simply pressing 'Load' and waiting for the phone to ring and emails to arrive.  Of course we welcome any enquiry from Rightmove and we have many.

    However a good estate agent will know their stock and their buyers and put the two together.  It can be a little like dating, sometimes it works and sometimes it doesn't.  Often however you might not be looking for that type of person but you hit it off. Finding a home is like that too.

    We want to let you know of properties as soon as they become available for sale.  They will not hit the internet for a few days after we have listed them so by not having your details you may be delayed and disappointed by not speaking to us.

    We also know that some estate agents get these leads and don't even reply!  If ever that happens (and i sincerely hope that it never does) please contact me personally.  It is unacceptable.  
    We want to help you.  Without you we have no sales at all! However unlike other estate agents we want to know you, what you are looking for and we will make recommendations once we have that information that may not be totally or exactly like you thought of but we also know on many occasions it works. So please don't be afraid of that - we are simply trying to match you to your next home and create a home you hit it off with!.   
     
    We aren't however pushy, over zealous or try to push buying a mortgage or other products down your neck.  We do however want to know and understand you and your home search and by doing so we will try to genuinely help you.  So please call us, email us or pop in and see us and we would be delighted to assist.

    The team at MAP are all highly experienced and trained estate agents who have all previously worked together for one of the largest corporate estate agencies in Cornwall.  Having become fed up with being dictated to by people from out of Cornwall who didn't understand and realise the way that our County works we decided to set our own business up which uses the huge experience we have and being able to make immediate and locally based decisions that work for our clients and our business.  
    All of the team at MAP have held senior positions within high street offices and are hand chosen for their skills and ability to deal with any type of customer and situation.  
    We also recognise that the way homes are being sold has changed and is still changing and our unique model, we believe, means we are best suited to provide the most personal and service led experience on offer.

    We believe that our office is one of our team and want to share with you where we work and how amazing this is!  We also know that some people will say 'you aren't actually in my town' and that can be off putting.  If that is you - please we urge you to read below and our 'selling' page please. Then decide!

    in 2017 and beyond the way people but homes has changed.  Every single one of the MAP team has worked for many, many years in High Street offices in most of the major towns across West Cornwall.  Andrew McKnight has run multiple offices from Plymouth right down to Penzance and St Ives.  We therefore know how buyers look, start to look and contact estate agents in Cornwall.  

    We all know that 99.9% of real buyers will start their search for a home online.  In summary why would you struggle to park and then walk round estate agents having a similar conversation with each one when you can sit, 24 hours a day, in the comfort of your own home and look?  

    The amount of real, genuine buyers that wander the high street these days is virtually zero.  We also know that people who do come and visit us are genuine, real buyers, not seeing a pretty picture of a house and coming in to an office to be nosey.

    However it is important that you have a local office and presence and at MAP we very much have this.  In fact we believe we have the best of the best.  WHY?

    We have chosen to locate ourselves in one of the most modern and high tech buildings which is in a very prominent location and with immediate access onto the A30.  We have free parking in a huge car park behind and have super high speed broadband which allows us to do things faster and more efficiently.  

    An example of this would be creating brochures or uploading to sites like Rightmove with high resolution photographs.  In our high street offices we might wait 20 / 25 minutes to simply download photographs due to really bad IT and slow broadband.  Our computers would regularly crash rendering us useless to do anything or answer enquiries.  Our office takes a few seconds and we are done.  We can work faster, more efficiently and more effectively as a result.  We know it happens - we have been there and done it!

    Because we are also in a high tech environment it also means we can totally change the way we work.  As we hope you have read (from our selling page) we have then employed our Local Directors who are based in your area and can spend all their time with customers, not in an office.  
    We know that the selling public still want that traditional service and 1-1 experience with their estate agent.  We have found a way to do exactly this - we just aren't in the High Street. We are however more personal, more service led and more experienced than virtually everyone of our competitors.

    It also means we can invest more money into what we believe actually sells houses in 2017.  All of our properties have professionally take photographs.  We really care about our imagery and that's why we pay for this to be done for every single property we market.  We bet you that you could flick around on Rightmove now and find images that immediately put you off.  Please click on our properties and compare.  This is just one huge thing we do differently to your 'normal' agent.  We have lots more.  Ask us how!

    We welcome anyone to come and meet us in our office too.  We also have a cafe which is open to the public within our building and we have been known, occasionally, to treat our visitors to a coffee!  Our office is manned, constantly by Jenni and Andrew and is regularly visited by the rest of the team.  This also means that Jenni and Andrew are nearly always available as they don't go out on appointments often so the office does more work, more quickly and more efficiently.  Isn't that how estate agents should work?

    We believe that in a few years this is where your 'local' estate agent will be.  As you will have seen we know how estate agency works and have adapted this to be even more customer focused.  We would love to meet you for a free, no obligation chat and show you more.

In summary if we are full of hot air and the normal estate agent 'spiel' you are free to go elsewhere. We have to work from day one to keep you happy.  No other estate agent is brave enough to do this either!

    Andrew McKnight - owner
    In his 26 years of estate agency experience Andrew has been involved in every aspect of this business, from a sales negotiator to a branch manager and a Director responsible for 19 offices across Devon and Cornwall.  Throughout his career Andrew has always been hugely passionate about customer service. He has won many awards for his performance and customer service.  He has recruited, trained and managed many of the estate agents who operate in West Cornwall today.  His hand picked team have all worked directly with Andrew previously and he is delighted to bring together the MAP team to bring West Cornwall's no strings estate agent to life.   Andrew heads up the sales operation at MAP, coordinating the Local Directors and working directly with the sales team.  Andrew is a keen single figure golfer and is also known to many people for refereeing football across Cornwall.  Andrew also enjoys writing quizzes as well as occasionally taking part. Over the years he has raised thousands of pounds for local charities by conducting quiz nights for various organisations and has a database of thousands of questions he has written and used over many years. He just wishes he could remember all the answers!  Andrew lives with his wife, Lucy and two sons who have inherited his love of sport.  During any spare time he can be found spending time with his family, often as a spectator to his sons' various sporting activities

    Russell Walters - Local Director - Helston
    Russell started work in estate agency as a fresh faced 16 year old after leaving school. We won't say how long ago that was!  Over the years like all MAP employees Russell has experienced many different markets and loves the fact that every sale can, in some way, be different from the last. Russell still gets as much enjoyment and enthusiasm as he did from when he negotiated his first house sale all those years ago.  Russell has a proven track record of very personal and dedicated service which he intends to maximise now he is part of the MAP team.  Russell lives with his wife and three football crazy boys on the Lizard Peninsula, enjoying nothing more than exploring the amazing county we are lucky enough to call home.   Like all fathers he is often 'Dad's Taxi', ferrying his boys across the County to play football.   As a result of this Russell qualified as a football coach and works with a very successful youth side.  Russell will now use his knowledge and experience of Helston and the Lizard to great effect and will visit and work with any MAP client in the area.

    Andy Parsons - Local Director - Redruth / Camborne
    Andy joined estate agency in 1991 and has predominately worked in the Redruth and Camborne area for that time.  Previously Andy worked locally within the mining industry and served for over ten years at Redruth fire station.  Andy has also been involved with the buying and selling of land for development and therefore is our 'go to' person for any such sites.  Andy possesses extensive knowledge of planning and development having being involved in numerous sites, both small and large, across West Cornwall.  Andy was very successfully managing a high street agent in Redruth, winning several awards, until MAP came calling allowing him to develop his passion for 1-1 customer service and providing honest and informative advice to his clients.  Andy is married to Jenni who also works for the company, lives in Redruth and is a Governor at Redruth school.If you are selling in and around Redruth and Camborne then Andy will be your 1-1 contact.

    Shelly Meredith - Local Director Falmouth / Penryn
    Shelly was born in Weymouth,  moving to Cornwall when six months old as her father was in the Navy and stationed at RNAS Culdrose.  Shelly grew up in Helston, moving to Falmouth where she attended school and then onto catering college in Camborne.  After a brief stint in hotel work, Shelly met her husband who was also in the Navy.  They have three grown up boys and now live on the outskirts of Falmouth.  Shelly worked for some time in the kitchen of a large care home until she decided to take a career change.  Shelly moved into estate agency and quickly established herself in Falmouth as having a very people centred approach.  We know when you meet Shelly you will be impressed with her natural enthusiasm, honesty and her love of what she does.  From Mylor to Constantine and up to Stithians with Falmouth and Penryn between, Shelly will be working with you.

    Mark Tonkin - Local Director - Penzance 
    Born and bred in Newlyn, Mark is a true local, having lived and worked in Penzance and Gulval. An estate agent since 2001, Mark previously delivered fish across West Cornwall from the market at Newlyn so he knows the area amazingly well. Until recently Mark was a successful branch manager of an office in Penzance, winning numerous awards including a National award for customer service which was voted for by both buyers and sellers.  Mark loves the job of helping customers move home and giving a first class service and, when the opportunity to join MAP came along, Mark could see that this would allow him significantly more time to make this happen.  Mark is married with children, and loves nothing more when not working than spending time walking his dogs with his family and occasionally can be seen going to the gym.   If you are selling a home in Penzance down to Lands End then Mark will be your 1-1 contact.

    Ben Nichols - Local Director - St Ives & Hayle
    Starting in estate agency in 1995, Ben has a wide skill base having worked in sales, lettings, conveyancing and New Homes.  He is extremely knowledgeable across the property spectrum. Ben is also the point of contact for selected clients with MAP lettings given his knowledge and experience in this field.Ben has successfully managed offices in London and the South East as well as in Truro in both estate agency and lettings.  In 2014 Ben moved to the South West like many for a better quality of life for his family.  Living in St Ives with his wife and two children Ben knows the area very well and outside of work can be found on a beach learning to surf, being involved in local community projects or training for another marathon. Ben will merge his enthusiasm for all things St Ives and the surrounding areas together with his passion and energy into all MAP customers.

    Jenni Parsons - Sales Director
    Jenni started in estate agency in 1989, working initially as a mortgage consultant and moved over to become an estate agent in 1991.  Prior to this Jenni ran a small hotel in Padstow and did training and admin for the Royal Air Force.  Since meeting Andy (one of our Local Directors) in 1993, whilst working for competing firms, Jenni has worked in several different areas around West Cornwall from Camborne to Truro to Perranporth and Mawnan Smith.  Jenni has also sold and worked in New Homes sites, again selling several developments in the area from new. Jenni has also worked at Sainsbury's Head Office in London as a food advisor which is where her passion for cooking comes from.  If you are lucky enough to visit the office when Jenni has been baking you are in for a treat!  Jenni loves travel, reading and music and the odd glass of wine or gin and tonic!  Jenni works in the sales office with Andrew, working with buyers and arranging viewings and appointments for the Local Directors.  She is also extremely skillful, knowledgeable and tenacious about progressing sales through to completion.
